The property, part of a wine-making domaine, is situated in 32 hectares of vineyards near the banks of the river Orb and is only 3 km from the centre of Beziers.
From the grounds one can see the majestic cathedral rising in the distance, while the Mediterranean beaches are just 10km away. The domaine has a mature shady park, extensive lawn and a spacious terrace around the heated swimming pool.
The property was recently renovated and has simple but comfortable furnishings.

Ground Floor:

The large open-plan living/dining room (65 m2) has a large fireplace, two sofas and two armchairs. Wide sliding glass doors open to the swimming pool terrace. The fully equipped kitchen is divided from the dining room by a 'breakfast bar'.
Off the living room is a wc.

First Floor:
Very spacious sitting room/ games room with pool table, card table, three sofas, two armchairs and TV with video player along with Air Conditioning Views out over the garden and vineyards beyond.
A few steps up from this room is the large master bedroom with en suite which as been tastefully decorated in black and white.
Also off the sitting room/games room is a small bedroom with a single bed (120cm), which overlooks the park and swimming pool. Across the landing from the bedroom there is a bathroom with bath. Separate wc.

Six steepish steps lead to a corridor off where there are 4 bedrooms, each with their own en suite shower rooms and wc's.
Two of the rooms have double beds (of which 2 have a baby's cot) and two rooms have three single beds. The bedrooms with single beds each have a TV.
Two of the double bedrooms overlook the winery's courtyard while the other two triple rooms have large skylights with blinds rather than conventional windows.

Also off the corridor is a large cupboard containing washing machine, tumble drier and security safe.

Second floor:
Above the sitting/ billiard room is a very large bedroom (44 m2) with a queen-size double bed (160cm) and one double convertible 120cm sofa-bed (low beam in middle of room). Small shower, washbasin and an independent wc.
The stairs up to the second floor are fairly steep and not suitable for toddlers or the very elderly, although there is a sturdy handrail.

The far end of the dining-sitting room leads out to spacious dining terrace with a very serious built-in BBQ and pizza oven. This area can be sheltered from any wind by glass panels, and part of it is shaded by a pergola or "tonnelle", as they say in France.

Large heated swimming pool total 15mx5.5m: 11m of the pool is 1.6m deep throughout. The pool then steps up for the last 4m to a shallow sloping 'beach' between 20cm and 80cm deep, ideal for small children.

The pool has an electrically operated semi-rigid rolling cover, which not only keeps the water temperature maintained over-night, it is also an effective child-security device.

Plenty of sun-loungers and other garden furniture.

3000 m2 of lawn and mature trees. At night time the garden looks splendid when it is lit up in part - perfect for an evening game of 'boules', or 'petanque', as they say here.

The 19th century domaine is in the wine-growing plane just south of Beziers. It is a working viticulture farm with the wine 'cave' behind, but completely out of view of the accommodation. The farm manager lives in a small house attached to the 'cave' part. He looks after the pool and does the gardening. Guests have a separate access and car-parking, and private use of the wooded park.

Domaine de l'ile is just 10 km from Mediterranean beaches (Serignan & Valras), and is only 3 km from the centre of Beziers, which is a busy colourful market town with plenty of good restaurants and a glorious flower market on Friday mornings. The lively Feria in August has bull-fighting, paellas, flamenco dancing, and partying in the streets until the early hours.

4km to public tennis courts

5km to a big horse-riding centre.

3km Sauvian. Village with baker, grocer and small supermarket (easier to park here than going into Beziers).

Golf St Thomas: 15km.

Mediterranean beaches 10km. Valras, Serignan, Portiragnes Plage (bike hire).

Parc Naturel du Haut Languedoc 30km North of Beziers are the mountains and rocky gorges of the Caroux mountains. Great canoeing on the river Orb.

Narbonne 25 km. Once the capital of Roman Gaul. Famous cathedral.

Agde 25 km. Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants.

Cap d'Agde 30 km. 'Aqualand' (huge water-slides, etc.)
27-hole golf course.

Pezenas 35 km. Lovely Renaissance town centre, with artisans workshops, and plenty of restaurants. Good food market Saturdays.

Montpellier 65 km. Large university town.

Carcassonne 100 km. Largest fortified medieval town.

Nimes 105 km. Roman temple and arena.

Perpignan 110km Palace of kings of Mallorca.

ACCESS

International airports are at:

Beziers - this is a new route from summer 2008 - the airport is only approxmately 20 kms from Cap d'Agde. Ryanair from Bristol and Luton.

Carcassonne (Ryanair to Stansted - London, East Midlands, Bournmouth, Edinburgh, Liverpool and Dublin).

Montpellier (international flights worldwide). Easyjet to Gatwick and Luton, Ryanair Stansted and Bristol.

Perpignan (Ryanair to Stansted, Birmingham and Bristol, Flybe to Southampton, BMI baby Manchester).

Nimes (Ryanair to Stansted, Luton, East Midlands and Liverpool).

Girona (Spain) Ryanair

Toulouse and Barcelona (Spain) also have international & transatlantic flights.

Railway: Beziers and Agde have railway stations with nearby car rental. Paris to Beziers is 4,20 hrs by TGV (Train Grande Vitesse).

Road: 740 km south of Paris (about 6 hours drive non-stop)
1030 km south of Calais (about 9 hours drive non-stop).
 
Exceptionally close to the beaches, just 10 km (appx) from Serignan, and is only 3 kilometres (appx) from the centre of Beziers (all shops) - a busy colourful typically Mediterranean market town full of all amenities andgood restaurants.

The Canal du Midi is 2km away (appx) and is ideal for cycling along the towpath, or you can hire a canal boat for the day and stop off to dine at one of the water-side restaurants.
