This very comfortable family house is just 2 minutes walk from the lovely Renaissance centre of Pezenas and yet has a large garden and is very private. The house is spacious, with large bedrooms and living rooms. It is the owners' home and so is very well-equipped and furnished.

All on one floor
Entry hall, off which is a large well-furnished living-room. Three sofas and several armchairs. Card table with chairs.
Corridor leads through a hallway, with french windows out to garden. The Kitchen is very well-equipped and the back door leads out to nice dining area under a mulberry tree and the poolside terrace, shaded by a large canopy.
On the other side of the kitchen is a very attractive dining room.
There are 4 bedrooms and a study with a sofa-bed. The study is only about 11m2.
The double bedroom and two "doublable" twin bedded rooms are off a corridor at the opposite end of the house from the kitchen. They share a bathroom with bath, washbasin and bidet, a separate shower room with washbasin, and a separate wc.
On the far side of the kitchen is another smaller corridor off which is the fourth bedroom (a twin), a shower room with washbasin and a separate wc.

The kitchen back door and the french windows in the hallway lead out to a very nice big swimming pool (10mx5mx1.75 deep with in-built steps and security cover), with paved terrace.
Part of the terrace is shaded by a large canvas canopy; ideal for dining al-fresco. The pool area is shielded by a vine-clad wall so is an absolute sun-trap on the unshaded side (and it cuts out any wind effectively too). Poolside shower room with wc. Plenty of sun-loungers, and portable BBQ.
Behind the wall is a grassy area with pine trees, plenty of space to kick a football around! The garden is completely enclosed by a thick hedge.
Parking for two cars inside the garden gates is provided. |

SITUATION
Pezenas. is a charming market town with a beautiful medieval and Renaissance centre with narrow winding streets, and many galleries and working craft shops like glass blowers and jewellers. Several good restaurants within 4 or 5 minutes walk from the house (and excellent take-out Pizzeria just a couple of minutes walk away!). Colourful market on Saturday mornings. Public tennis courts (1.5km).
Golf St Thomas: 15 km.
Mediterranean beaches less than half an hour's drive.
Agde 25 km. Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants.
Cap d'Agde 30 km. 'Aqualand' (huge water-slides, etc.) 27-hole golf course.
Beziers 23 km Large market town, renowned for its colourful 'Feria' in August (street music, carnival, bull-fights).
Lac Salagou 26km to the north. Lake surrounded by spectacular red volcanic hills. Watersports. Nearby is Cirque de Molureze, an extraordinary 'chaos' of dolomitic towers and ravines.
St Guilhem-le-Desert 37 km. Beautiful medieval village and abbey in dramatic gorge landscape.
Parc Naturel du Haut Languedoc 40km North West of Pezenas are the mountains and rocky gorges of the Caroux mountains. Great canoeing on the river Orb.
Narbonne 50 km. Once the capital of Roman Gaul. Famous cathedral.
Montpellier 45 km. Attractive university town.
Carcassonne 125 km. Largest fortified medieval town.
Nimes 100 km. Roman temple and arena.
Perpignan 125km Palace of kings of Mallorca.

Beziers - this is a new route from summer 2008 - the airport is only approxmately 20 kms from Cap d'Agde. Ryanair from Bristol and London Luton.

Montpellier (international flights worldwide). Flights to Gatwick and Luton via Easyjet, and Ryanair to Stansted and Bristol.
