This handsome villa is just outside the village of Montarnaud which has a very good boulangerie and a family restaurant, just 15 minutes drive from the thriving university town of Montpellier. The house has been attractively decorated in Provençal style and is very comfortably furnished.

Ground Floor
Entrance hall (9m2) with coat cupboards leads to the large open-plan kitchen-dining-living room (47m2), which has two french windows and a further door out to the terrace. The kitchen, which is tiled with warm ochre and blue Provencal tiles is fully equipped and has a fireplace. There is a second more humble kitchen/utility room (9m2) which is on the other side of the hall, with the oven and washing machine. The dining table extends and can seat up to eight.
The sitting area, which has three sofas, is voluminous, open right up to the rafters, and is well lit from a skylight above the upstairs landing as well as by the French windows to the terrace.
Off the far end of the sitting area, is the master bedroom (14m2) with standard-size double-bed (140cm), which has french windows out to the terrace and a ceiling fan. Very nicely finished ensuite bathroom (6m2): bath with shower over, wash-basin, bidet.

The second downstairs bedroom (13m2) with standard-size double bed and ceiling fan; a shower room with double-washbasin; and an independent wc.
First Floor
The stairs (open-sided so unsuitable for young children) lead up to a landing, and thence the third bedroom (17m2), with en suite shower room with WC (4m2). The bedroom has French windows to a roof terrace (9m2) with lovely views over the garden, the vineyards and the village and its medieval castle in the distance. |

French windows from the kitchen-living room and from the master bedroom give onto the terrace, which is partly covered at the kitchen end. Here there are 3 outdoor dining tables. The property has 3 portable BBQs.
The 10.3m x 4.7m pool (1 to 1.8m deep) has corner steps and is surrounded by a paved terrace (60m2) and a small clover lawn of about 30m2 on one side, bordered by a very nice garden rockery with aromatic shrubs. On the other side the terrace is sheltered by a low wall, beyond which is the owner's half-hectare vineyard.
Behind the rockery, the rest of the garden is wooded with both fruit and forest trees. The whole garden is fenced and is gated at the entrance. One shaded parking place, plus enough room in driveway for another two cars.
The water for this property comes from a reservoir on site, therefore, best use of water is appreciated especially during July and August. |

SITUATION
The house is about 400m from the village of Montarnaud (about 700m from the village centre). Very good traditional baker, village shop, family restaurant.
- 14km W of Montpellier centre. Thriving university town. Lively atmosphere in the old centre and Place de la Comédie, which is lined with outdoor cafés. Many good restaurants.
- 15km E of Gignac, a pleasant small market town (shops, post office, excellent restaurant).
- 17 km E of Aniane, and probably the most famous vineyard in the Languedoc, "Daumas Gassac". The wine produced here will never be "Appellation Controlée" because it is made from the Bordeaux varieties of Cabernet Sauvignon and Merlot, but the wine regularly wins blind-tastings when pitted against the Grand Cru chateaux of Bordeaux!
- 22km S of Grotte de Clamouse: Spectacular limestone caverns. (Canoe kayak hire on river Herault closeby).
- 24km S of St Guilhem-le-Desert. Beautiful medieval village and Abbey in rocky gorge. This was a major staging post on the pilgrammage route to Santiago de la Compostella.
- 30km N of Mediterranean beaches: Palavas-les-Flots is about 25 mins drive, or beach by Vic-la-Gardiole is 34km.
- 35km E of Lac Salagou; lake surrouded by volcanoes and the limestone "chaos" of Mourreze (spectacular towers and ravines).
- 41km NE of Pezenas; lovely old Renaissance centre, home of Moliere.
- 45km N of Sete, nice old fishing port with good seafood restaurants, the Bouzigues oyster beds.
- 75km W of Nimes (Roman arena and Temple)

Beziers - this is a new route from summer 2008 - the airport is only approxmately 20 kms from Cap d'Agde. Ryanair from Bristol and Luton, London.
