This large, spacious and bright modern villa with six bedrooms was built by its British owners in 2005 to a very high standard and visitors will enjoy it in excellent condition.

The house has six bedrooms and a living/dining room. French doors open on to an elegant, south-facing terrace which looks over the 12.5 metre solar heated swimming pool and full-size tennis court.

The house is on the edge of a charming village, privately situated, with open views to the south over vineyards and towards the foothills of the Pyrenees.

This villa is floored throughout in soft-coloured terracotta tiles with cool, fresh white décor. All beds and bedding, furnishings and household equipment are good quality. The vast, open-plan living and dining room is the centrepiece of the house with 6 bedrooms and 4 bathrooms, 2 of which are en suite, on ground and first floor level.

Ground Floor:

Entrance to a raised area with two steps down to very large, American-style, open-plan living/dining room with kitchen area. Four sets of double patio doors lead directly onto the south-facing sun terrace.

The kitchen area is contained within an attractive curved wooden ‘breakfast bar’. All equipment is new including a four-ring, electric Bosch ceramic hob and fan-assisted oven and large Samsung fridge-freezer with ice-maker and ice-water facility. There is a double sink, Bosch dishwasher, microwave, toaster and kettle. Plenty of cupboards too.

On the other side of bar, there are three chic leather-and-steel bar stools.

The central dining area has a table with two benches and six chairs providing seating for 12.

The lounge area has two brown Italian leather sofas, one a six-seater corner sofa and the other a twin. There is a large television, satellite receiver and DVD player.

This large, bright and elegant room is undoubtedly the centrepiece of the house with views to the front and side of the house but chiefly, of course, to the private back garden, sunny terrace, swimming pool, tennis court and stunning landscape beyond.

Access to the rest of the house is back up the two stairs to the entrance area.

Three steps back down again leads you to a small utility room with two washing machines and one dryer.
Next door is a small toilet with a WC and washand basin.

Opposite, large fitted wardrobe with louvred doors.

A door leads to the rest of the house which sits at right angles to the living/dining room and contains the home’s bedrooms and bathrooms. Again, cool tiled flooring throughout, white painted walls and light pouring in through numerous windows.

Bedroom with a single bed which opens up to a twin or double. There are bedside tables and reading lamps as well as a fitted wardrobe. West-facing patio doors open onto the sun terrace and pool area.

Three steps lead down to a large, cool hallway (or ‘sejour’) which has chairs and a bookcase and provides a cool and relaxing spot.

The separate ground floor bathroom contains a bath and a fitted shower, wc and wash hand basin.

Bedroom with a double bed, two built-in wardrobes and an ensuite bathroom with shower, wc and wash hand basin. There are windows west onto the pool and patio doors (south) which open onto the garden and look onto the tennis court and fields beyond.

Bedroom with a single bed which opens out into a twin/double. There is a fitted wardrobe and, again, patio doors (south) onto the garden with views of the tennis court and vineyard.

Tiled stone stairs lead from the hallway to the bright and airy first floor level.

First Floor:

A tiled hallway with doors leading to the master Bedroom (ensuite), further bedroom and separate bathroom. Three further steps lead up to the ‘grenier’ (attic) bedroom.

Master bedroom with large, arched windows to the south with views over the tennis court and vineyards to the hills beyond. A sense of light and space is created by a high, vaulted ceiling with exposed beams. There is a double bed, large walk-in cupboard with ample storage, shelving and hanging space, including a full-length mirror. The room has a quiet seating area with another arched window which looks down onto the pool. The ensuite bathroom is the grandest in the house with large white bath, shower stall, bidet, wc and wash hand basin.

Bedroom with again, a new single bed which opens to a Twin/Double. There are bedside tables plus a wardrobe and chest of drawers. Two low-level, west-facing arched windows look down onto pool.

The first floor bathroom has a glazed window facing east (over fields) and contains a shower, wc and wash hand basin.

Three tiled steps lead up to the idiosyncratic spacious attic bedroom . This has two round porthole windows (oeuil de boeuf) looking north over to the front drive and west over the sun terrace and pool. There is a single bed which can open to a twin or double, a chest of drawers, table and chairs. It should be noted that this room contains the second ‘reserve’ hot water tank (behind a screen) and may not be suitable for very small children. Some of the beams are at head height – beware!

The large, rectangular sun terrace has a wooden pergola and is accessible by patio doors from the main living/dining room and patio doors from Bedroom 4. There are six sun loungers and some parasols for shade.

The garden (area of 1 acre) is planted with trees and low-level Mediterranean shrubs. A landscaped gravel area leads to the pool (about 5m from the terrace and on the same level). The pool is an elongated oval shape and is about 12.5m x 5.5m at its widest points. Built-in ‘Roman’ steps lead into the water which is 1,2m deep (1,3m in the centre), with an infra-red safety alarm. The pool is solar heated and has a heat exchanger which should offer a reasonable temperature for swimming between Easter and October.

The landscaping sweeps down beyond the pool to the fenced-in tennis court. This is full-size and has been built to a professional standard with a rubberised, hard court surface. At one end there is a basketball hoop, again of a professional standard. Tennis rackets are provided.

The front of the house is gravelled and planted with ornamental trees. There is plenty of space for numerous cars.

The entrance to the property has new Wrought Iron gates, which are electrically operated with CCTV .
 
The primary activity in the village is wine although the village also boasts a Church dating back to the 10th Century and a small general stores providing bread, cheese and other basic groceries.

As well as other village stores and boulangeries in local villages there is also a large supermarket in the town of Capestang about 10 minutes drive away.

The historic towns and cities of Carcassonne, Beziers, Narbonne and Montpellier are all within 30 minutes to an hour’s drive of the Villa and the nearby motorway leads quickly south to Barcelona and east to Provence.

Although Villa Arelle is primarily based in a wine growing area, it is also centrally placed to access some of the finest restaurants in the Languedoc Region, with at least another half a dozen quality restaurants/bistros, many offering alfresco dining, are situated within a similar short distance about 4 or 5 kms.

In the larger towns of Carcassonne, Narbonne and Beziers, a little further away, there are, of course, a full range of restaurants, bars and nightlife together with extensive shopping facilities at both out-of-town shopping parks and within their historic town centres. Our particular favourite is Montpellier . It’s shopping and facilities are amongst the best in France and its architecture is stunning.

The nearest beach to Villa Arelle is at Gruissan, about 30 minutes drive away, a rather unusual resort with an extensive beach area and a large number of stilted beach chalets made famous in the film Betty Blue. Valras Plage is another more traditional French resort just south of Beziers which is well worth a visit. However, the whole coastline between the Spanish border and the Camargue to the east of Montpellier is made up of sweeping sandy beaches interrupted by lagoons, fishing village and occasional resorts which give countless opportunities to explore together with the historic countryside and hills of Cathar country around the Villa.

Beziers - this is a new route from summer 2008 - the airport is only approxmately 20 kms from Cap d'Agde. Ryanair from Bristol and Luton, London.

Montpellier (international flights worldwide). Flights to Gatwick and Luton via Easyjet, and to Stansted and Bristol on Ryanair.
