This beautiful old 'Mas' has been lovingly restored and extended with great taste and panache to the highest of standards.
It stands by itself in the middle of the vineyards within 2 hectares of private walled grounds in a park with mature shady trees; perfect for lovers of tranquillity and luxury.
The bustle of Mediterranean beaches is only 8 kms away and the picturesque village of Cers is just 4 kms down the road.
No expense has been spared by the owners to recreate some of the original features like the wood plaster ceiling 'a la francaise' or the splendid French billiard table as well as a magnificent marble giant chess set in the garden.

All on one level apart from the upstairs bedroom and shower room and the billiard room which is 4 steps down from entry hall.
Quite a small but very well equipped kitchen off the entry hall. The kitchen communicates with the large dining room and leads out on to the large shady terrace (100m2).
A spacious open-plan dining-living room with a wood and plaster ceiling a l'ancienne and French windows leading out to the terrace has been decorated with great taste. The living room leads through to a smaller sitting/reading room with more easy chairs and a sofa.
Off the hallway 4 steps lead down to the splendidly restored billiard room with a newly refurbished French billiard table (no pockets). A comfortable sofa and easy chairs make it into a pleasant third sitting room.
Ground Floor - Three bedrooms
The master bedroom has a 140cm double bed and a child's single bed. It has windows opening out into the garden and a beautiful mural.
The other two bedrooms have standard-size double beds.
The shower room next to the master bedroom has beautiful warm coloured walls, hand plastered with chalk (an old 18th century technique).
There is an independent wc and then a second downstairs shower room with shower, wash hand basin and wc is next to the sitting room.
First Floor:-
Large double bedroom (2 x 80cm x 190cm beds that can be pushed together) with views over the pool. Next to the bedroom is a large luxurious bathroom with 2 wash hand basins, large Venetian shower with large shower head and seat, bath with shower handset. Independent wc.

The large garden of about 2 hectares is the property's outstanding feature offering complete privacy and seclusion - it has mature shady trees, a big well tended lawn by the pool for relaxing and playing ball games and a full size marble chess game!
An attractive drive way up to the house is lined with pines and flowering oleander. The 100m2 terrace which runs all along the side of the house is shaded by a stunning pagoda with canvas awning and wysteria.
Pretty garden furniture strategically placed allows many secluded spots for relaxation and dining al fresco.
The pool (8 x 4 m safety alarm system) with shallow steps, excellent for young children is 1.3m at shallow end and 1.7 deep end. There is a large paved terrace with plentiful chaises longues for sun-bathing.
There is a large portable BBQ next to the olive press.
Round the back there is a covered parking space for two cars, a small fountain. |

SITUATION
Cers - a pleasant picturesque village 4 kms away (about 2 mins drive) with shops, cafés and a small family restaurant.
Golf Saint Thomas (10 kms) 6130m par 72. Practise area with 16 driving tees. The golf club house and a very good restaurant.
Beziers 7 km. The cathedral dominates this busy market town, rising majestically above the river Orb. The lively Feria in August lasts five days; bull-fighting, paellas, flamenco dancing, and partying in the streets until the early hours of the morning.
Mediterranean beaches 8 km
Portiragnes Plage. Quiet family resort.
Valras Plage. Larger resort with many restaurants.
Pezenas 15km. Attractive medieval town.
Agde 18 km. Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants.
Cap d'Agde 25 km. 'Aqualand' (huge water-slides, etc.)

Parc Naturel du Haut Languedoc 30km North of Beziers are the mountains and rocky gorges of the Caroux mountains. Great canoeing on the river Orb.

Carcassonne 100 km. Largest fortified medieval town.
Nimes 105 km. Roman temple and arena.
