Few houses in Languedoc or even on the French Mediterranean coast can boast a position such as this - The house was built 10 years ago right on the beach but with a swimming pool. Exceptionally well situated, with sea views to take your breath away - on a clear day you can see the majestic Pyrenees (sometimes still snow-covered in May) and even Cap Creus in Spain, this house is quite luxurious in every way.

It has three terraces, one of which runs the entire length of the living room and is covered, and the other two are situated on the garden side of the house. The garden is an oasis of greenery and mature trees, including Mediterranean pines, which provide much needed shade in the summer.

The 'house beach' rarely gets crowded even in July and August simply because there is no public parking near the house. In June and September it is almost private.

Internet broadband is found throughout the house (not that anyone would want to work while holidaying in this property!)

A ten minute walk along the beach will bring you to boulangeries, cafes and restaurants either in Grau d'Agde or Cap d'Agde.

The house is nicely and comfortably furnished with a beautiful upstairs master bedroom (exposed modern wooden beam structure) which almost 'hovers' above the sea.

The house is spacious with three double bedrooms and a cot and three bathrooms.

Having now been back from our vacance for some 2 weeks I thought I would write to express my complete satisfaction with the property, our host and hostess the weather etc.etc.etc. It was a really fabulous holiday and Les Rocailles has got to be one of the most beautiful and perfectly postioned properties in France. ..... Ground Floor

Entrance through front door leading into large open plan lounge/dining area with comfortable sofas and easy chairs, old stone fireplace, wooden dining table and wrought iron chairs. This whole area is surrounded by floor to ceiling glass windows leading out onto the full length terrace with magnificent beach/sea views and swimming pool.

The well equipped kitchen is off the dining area with views of the front garden.

Off the lounge is a twin bedroom (air-conditioned) and cot with glass windows leading out onto the main terrace with sea view. Separate bathroom next door with wash-hand basin and shower. Independent WC.

First Floor

Steps leading from the lounge up to large double bedroom which has a slightly low ceiling on entrance, wooden floor and covered balcony (unsuitable for small children) overlooking the beach/sea and pool(This bedroom is air conditioned).

En suite bathroom (open plan) with bath and wash-hand basin. Glass door leads onto small terrace adjoining the bedroom, with side view and magnificent view of sea/beach and pool - perfect for watching the sun go down or waking up to a view of the Pyrenees and Cap Creus in Spain on a clear day hovering over the sea!
Independent wc.
The third double bedroom is completely independent and is accessed from the outside of the property and gives out onto the third terrace with a charming old stone fountain. With ensuite bathroom and separate laundry room with fridge freezer, washing machine, dryer, iron, sink etc.

Water for the house is solar-heated.

6mx5m Swimming pool with Roman steps and removable fence and child barrier. A few steps down from the terrace there is an outside shower and a washing line - this also leads into the front garden.

The house has 3 large paved terraces with garden furniture. One is on the 'sea side' and the other 2 on the 'garden side' of the house.

The large terrace which runs all along the side of the living dining room is partially covered and can almost be considered as the living room extension. It has some nice outside furniture - a metal table with chairs for al fresco dining and an outside sofa with cushions. There are also a number of plastic sun loungers by the pool.

From this large terrace there is a gate which leads down to the beach. A small boat house. This beach rarely gets busy simply because there is no parking for the general public apart from the residential houses along that beach.

Front garden provides a lush green oasis with mature Mediterranean pines, oleanders, Phoenix palm trees and well watered grass. The watering system is automatic so sprinklers will come on at certain times during the day/night. The entry to the property is through automatic remote control gates.

A third paved terrace houses the summer kitchen. There is a built in BBQ and more garden furniture for outside dining. The downstairs bedroom gives out onto the third terrace with a charming old stone fountain.

The villa is among a small collection of exclusive detached beach houses, that were built in the 1990's and is a far cry from the major development of yacht marinas and holiday flats in Cap d'Agde itself, 2 km down the coast.

You can see Grau d'Agde from the house, as the resort is on the far side of a small headland. The stretch of beach by the property is quiet, because the nearest car park and access to the beach for the general public is 400m away.

700m walk to restaurants , and there is one right on the beach.

Rochelongue beach (with beach restaurant) - 700m walk along beach or 1km by road: to baker, grocer, good fish-monger, bicycle hire, pedallo hire (June to Sept only).

Cap d'Agde 4 km (or 2km by foot). All services. 'Aqualand' (huge water-slides, etc.) 27-hole golf course (3km), tennis (5km), boat hire, offshore shark fishing, aquarium. Wide choice of restaurants.

Agde 3km. Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants.

Beziers 20 km. Major market town, noted for its bull-fight 'Feria' in August.

Pezenas 20 km. Attractive medieval town.

Narbonne 42 km. Famous cathedral.

Montpellier 55 km. Large university town.

Carcassonne 100 km Largest fortified medieval town.

Nimes 105 km Roman temple and arena.

Perpignan 110km Palace of kings of Mallorca.

Beziers - this is a new route from summer 2008 - the airport is only approxmately 20 kms from Cap d'Agde. Ryanair from Bristol and Luton, London.

Montpellier (International flights worldwide). Flights to Gatwick and Luton via Easyjet, and to Stansted and Bristol on Ryanair.
