This modern villa is situated in a perfect location, nestled on a hillside, with south facing terraces offering uninterrupted panoramic views over the green oak 'garrigue' and vineyards leading down to the shimmering Mediterranean in the distance. To the left views of the Pyrenees and ahead one can see Cap d'Agde and Sete.
The house can be seen from the road as it stands high on the hill by itself in 2 hectares of private land 6000m2 of which (nearer the house) is fenced. It is the ideal location to get away from it all. The small village of Roquessels is only a few hundred meters away and one can walk to a charming medieval chapel through the green oak forest straight from the property.
The villa is very spacious with a big infinity pool and a well equipped summer kitchen including an outside shower and WC. Activities center around 'outside' living and eating - the property has plenty of sun-loungers and garden furniture to provide maximum comfort. The terrace is partially shaded and has vaulted archways all along the house facade.
The open plan living room has a lovely wooden ceiling with an exposed beam structure - comfortable leather sofas and armchairs. When the big sliding French doors are open the boundaries between inside and outside disappear completely - the infinity pool could almost be in the living room and the splendid views are truly inspiring.
There are three bedrooms upstairs sleeping 6 people in total.

Downstairs
Large open plan lounge/dining area (75m2) with fireplace, exposed beams and lovely wooden ceiling structure. The whole room is big, spacious and airy. 2 leather sofas (one seats 3, the other 2) and 2 armchairs. Large TV and hi-fi. 6 large sliding doors with electrically operated shutters all with amazing views onto terrace and pool area. Two tables, one seats 6 (dining room) and the other seats 4 (kitchen).
The kitchen area (14m2) connects to the dining/lounge area with a breakfast bar with 4 stools. Well-equipped kitchen, with plenty of cupboard space, 4 gas rings with hob, oven, double sink, dishwasher, coffee machine. Next to the kitchen is a utility room with washing machine, american fridge/freezer, iron, microwave and kettle.
Off the lounge is a WC with washbasin.
There is a door off to the left which is the owner's private room.
16 steps with metal rail lead upstairs, where there are 3 bedrooms, a separate WC and a shower room.
Upstairs
On the left is a stand alone WC (with no washbasin).
Green Bedroom: fitted wardrobes and standard double bed (160cm). Views of the rear garden. Electric shutters.
Blue Bedroom: fitted wardrobes, views of the pool and garden - standard double bed in 140cm.
Bedroom 3: 2 single beds, fitted wardrobes, views over the pool and garden.
The shower room has a vanity unit with 2 wash basins, a large mirror, heated towel rail and shower unit. There is a window that looks out to the side of the house. (The water pressure in the house is not high because it is pumped uphill - so no power showers, unfortunatley!) |

SITUATION
Roquessels. The house is just outside this charming old village with stunning long views over Mediterranean Oak woodland. The village produces some excellent wines and the key holders who greet clients have their own wine Domaine just at the bottom of the property.
Gabian 7 kms - small shops, boulangeries, cafes and bar offering food
Bedarieux 13 km market town with all services.
Faugeres 6 km Excellent wine from this 'Appellation Controlée' area.
Lamalou-les-Bains 17km Golf course, tennis.
Caroux Mountains. 20 km. Less than half an hour's drive to spectacular gorges, rockpools, canoeing, rock-climbing.
Lac du Salagou 25 km (watersports) and Cirque de Moureze, a 'chaos' of limestone ravines and towers, are also less than half an hour's drive away.
Mediterranean beaches 43 km (Valras Plage about 40 mins away).
Beziers 38km. Large market town, famous for its lively summer Feria.
Pezenas 21km. Attractive medieval town - very good Saturday market.
