This exceptionally well-situated villa near Grau d'Agde, Languedoc/Occitanie has one of the most desirable positions and views in this area of the South of France. It is right on a sandy Mediterranean beach with a gate leading down to the water. If this beach front situation wasn't enough it also has a heated infinity pool with a rolling cover. 

The simple interior, modern furnishings and fabulous sea view make one feel as though floating on water or aboard a yacht in the South of France. The large terrace has steps leading directly down to the broad sandy beach.

The villa boasts a heated infinity pool - when one is swimming in the pool one has the impression of actually being in the sea. Air conditioning throughout helps keep you cool in the summer months.

The fabulous large terrace with comfortable furniture makes it what the French call 'salon d'ete' - a summer living room, which also comprises an attractive outside bar. All you need to relax and watch the sea from the comfort of the rattan sofa!

The Holiday Villa stands in a recent residential development and is conveniently placed for walking along the beach to most amenities, like cafes, restaurants, a small supermarket and a market. It has neighbouring houses on either side.

The kitchen (25m2) is modern and well equipped with a breakfast bar and an American fridge freezer. It leads out directly on to the covered terrace with the summer living room and an outside bar, thus giving plenty of opportunity for al fresco dining.

The open plan living-room (60m2) is simply furnished with a modern fireplace and a large billiard table.

Two large glass doors lead out onto a sunny patio and deck terrace with views over the South of France beach. There are two dining tables, a comfortable sofa area for relaxing and plenty of sun-loungers/deck chairs to sun bathe in front of the pool.

10m x 5m heated infinity swimming pool with breathtaking views. The pool is protected by an electric cover for security.

A dozen steps lead down from the terrace to a gate that opens directly on to the beach.

Terraced bar area with a BBQ and gas plancha where you can enjoy al fresco meals in the shade.

Parking for 3 cars in the front driveway inside the property gates.
