Amazing from start to finish. Beautiful property. The owner and villa manager were wonderful! One of the best holidays I've had in a long time and can't wait to go back! 5* Would recommend to my friends and family :-) The pool was perfect, cleaner was brilliant - Couldn't speak highly enough of this villa.Absolutely beautiful property!

This delightful 17th Century Bastide offers authenticity and is continually being enhanced by the Owners - hand carved stone, tasteful quality furnishings and interiors offer a sense of well-being. The layout of the holiday villa has made the most of the indoor/outdoor living concept ensuring that you enjoy the South of France lifestyle! An integrated music system runs throughout the house and extends onto sun terraces.

Set on the edge of a village in open countryside and within 3 acres of Mediterranean gardens, lawns, amazing views and a fantastic 15m x 6m heated salt water infinity pool, this villa offers complete privacy.

There are 5 Suite style bedrooms, 2 of which have connecting Children's bedrooms. (Daily maid service for the bedrooms and bathrooms is included).

Restaurants, cafe, chemist and of course a boulangerie for your fresh bread and croissants are all just 10-15 minutes' walk away from the holiday villa (uphill on the way there!).

Plenty of beautiful hilltop villages nearby with a good selection of restaurants. The famous Cote d'Azur town of Cannes is just half an hour away.

This holiday villa is perfectly situated to enjoy the calm soothing countryside of the South of France and the more tourist Cote d'Azur areas of Cannes, Nice and St Tropez.

This large property would also be ideal for a Family reunion or birthday party in the South of France. (No external guests)

Accommodation Details

South of France Provencale Bastide to sleep up to 16 in 8 bedrooms

The main house is constructed of hand carved stone and set over 3 levels. It is a luxurious holiday villa that has been recently renovated with style and panache - high quality furnishings and interiors exude an ambience of comfort and the concept of indoor/outdoor living has been integrated on every floor. For winter months, there is underfloor heating. 

The entrance hallway, with tiled floor, beamed ceiling and seating area welcomes you into this beautiful holiday home.

An enormous open plan living space of 80m2, with high ceilings and amazing views from all windows, has a mix of contemporary and traditional characteristics, plus all modern amenities. Doors lead out to front and rear terraces.

There are several, separate sitting areas with lots of sofas and a reading nook, plus a huge, open, stone fireplace.

The kitchen and dining room are split level and open plan. The dining room has a table to seat 10 and wood burning stove for winter.

The kitchen is fully fitted with a central island, American fridge freezer, dishwasher, range cooker, microwave, coffee and ice machines and a table and chairs for 6. The back door leads directly to the rear dining terrace and bbq, easy for alfresco meals.

Accommodation - 5 Suite style air-conditioned bedrooms, each with an en suite bathroom, king size beds, black out shutters and individual access to outdoor areas with views.

2 of the Suites have interconnecting Children's bedrooms (Rooms 2 and 4).

The 5 sumptuous en suites each have double sinks, extra deep baths and rainforest showers.

Bedroom 1

The second floor of the villa is dedicated to the master/family suite.

The light filled 35m2 oak floored master bedroom has a king size bed, 2 easy chairs, a private sun terrace and glorious views over the valley and nearby hilltop villages of Montauroux and Callian. This bedroom is also air conditioned.

Bedroom 2 - The children's room has a bunk bed, a DVD player and TV, sofa and chests of drawers.

The huge ensuite bathroom has double sinks, rainforest shower and extra deep bath.

The other rooms are spread across all 3 levels.

Bedroom 3 - The 26m2 suite has a king size bed, French doors opening to the garden and terrace.

Bedroom 4 - The 3-bed children's room (bunk bed + single) is connected to the above suite.

Bedroom 5 - This suite is 28m2 and has a king size bed, day/trundle bed and ensuite bathroom. French doors provide direct access to the lawns and gardens, with an outside sitting area overlooking the valley and distant hills.

Bedroom 6 - This suite covers 22m2 and has a king size bed and ensuite bathroom. There is direct access to the garden and an outside sitting area which has morning sunshine and afternoon shade and views toward Montauroux.

Bedroom 7 - The 24m2 suite has a king size bed and ensuite bathroom, direct access to the raised lawns and back terrace, with views towards both Montauroux and Callian.

The 2 childrens' rooms are strictly for children only.

Under the pool terrace there is a games room (80m2) with a pool table, darts and table tennis. There's also a drinks bar and an additional bathroom with shower.

AM060B Pigeonnier La Camiole - Located in the grounds offers additional accommodation for 2 people and is included in the cost.

This self contained apartment is located in the 17th Century Pigeonnier tower with air con and an amazing view - it is a fantastic place for a short stay in this lovely area. The downstairs is an open plan space comprising kitchen area, easy chairs, dining table and French doors to outside. Upstairs is a mezzanine bedroom with feature glass floor a king size bed and integral shower area with shower, double sinks and wc.

Large Smart TV - as well as internet TV access for Netflix, Youtube etc, we have a full Sky TV package including sports. A digital library with literally thousands of movies and TV series (lots of kids’ movies) along with the existing DVD library is now also available. Room-to-room intercom (and also to the summer kitchen and Pigeonnier) has been added so you can corral the family more easily.

Under the terrace the spacious games room has huge comfy bean bags, reliable Wi-Fi and an internet TV/gaming zone. The pool table, darts and table tennis remain as the low-tech entertainment alternatives.

Bikes - 2 mountain bikes and 2 hybrid bikes (and protective helmets) are available for use at your own risk. Should more bikes be required there is Bike Rental apprx 5 minutes' drive.

Daily cleaning of bedrooms and bathrooms is also included

Secure property, with electric gates (remote control for your use) and private drive and parking for 10 cars in the grounds (use of a garage by prior request)

Onsite property manager (living in separate accommodation and very discreet) can help with local knowledge, reserve restaurants and organise wine tours etc.

Outside Details

This South of France villa offers an extremely private holiday location.

The outdoor space is a vital element of this holiday villa and the grounds have been carefully designed to provide something for everyone. The extensive grounds covering 12000m2 offer landscaped lawns, natural meadows, wooded areas and a potager. Mediterranean trees and shrubs frame panoramic views. The gounds are lit beautifully at night providing a superb ambiance for evening activities.

A fabulous 15m x 6m heated, salt water, infinity pool with steps for easy access and an underwater ledge for sitting and chatting, has an electric cover. There is also an adjustable depth toddler's pool 6.5m x 2.5m which can be made availabe. Both pools have infra-red alarms. ‘Safe T” turtle wristbands are also available on request.

3 separate outdoor dining space covering over 250m2:-

Front Terrace - south facing
This terrace with a dining table for 12, overlooks the pool and a magnificent oak tree provides breakfast and lunchtime shade. There are also comfortable sofas and low tables for morning coffee.  

The space at the huge House Oak has been reclaimed to create a lovely area of dappled shade for comfy steamer chairs and a large hammock from which to observe those enjoying the pool.

Back terrace 

Arguably the most delightful - it has been re-landscaped and trees trimmed to provide 4 discreet areas with unobstructed views for dining and relaxing. New additions include a huge new fire pit surrounded by stone seating; an elevated sundowner terrace; a bistro style terrace; and a hidden spot on the lower level. Dining options now include a circular table for 16 people or cafe/bistro style tables and chairs - ideal for shaded lunches or casual evening dining. A new BBQ and prep area completes the picture. As the highest spot on the property and with all-round views, this is a great spot to enjoy the views of Callian and Montauroux - and in the cooler months, the pleasure of an open fire.

Pool terrace and Summer Kitchen

The covered pool terrace has been enlarged and completely renovated and now has a fully equipped kitchen, including American fridge, 2 sinks, 4 burner hob/oven, 6 burner BBQ, preparation area and dishwasher. The dining area is  spacious with a large new seating area with plenty of shade. 

There is a dining table for 12 people.

Large manicured lawns at the front of the house and around the pool terraces are perfect for lawn games, or some footy.

For contemplation - meandering paths, through the restored wild meadows and Olive Grove encourage a stroll - as will the shaded loggia with hammocks and recliners. 

Croquet and badminton lawn.

Floodlit Boules court with a fabulous view, for enjoying that quintessential French pastime.

In 2019 new landscaping and the rebuilding/adding of restanque stone walls around the property has been undertaken. Wilder areas have been tamed, with additional paths and steps to facilitate meandering. New plants added and the driveway renovated with reclaimed cobblestones, making turning easier.

The village is approx 30 minutes inland from the coast.

Local famous towns with 30 minutes' drive include St Paul de Vence, Fayence, Grasse, Valbonne, Gordon and Mougins

A little further afield - ideal for a day trip - St Tropez, Avignon and Aix en Provence.

Wine Tasting - numerous Family owned, small boutique vineyards close by.

An excellent choice of recommended Restaurants in Nice - Restaurant Boni or Voyageur Nissart, in Antibes Le Figuier de Saint Esprit, and the Michelin starred Moulin de Mougins in Mougins, La Belle Rive in Juan les Pins, Las Castellaras in Fayence, La Fontaine d'Aragon in Montauroux and the fine dining Restaurant at Four Seasons Terre Blanche.

Via the Owner discounted rates are available at the golf and Spa at Terre Blanche and the possibility of home massage and beauty treatments.

A less decadent Spa can be found at the Domaine de Fayence.

Gym access is also possible.

Cycling - many marked cycling paths in the area plus off road forest tracks.  Opportunities for hiking too.

Gliding - the European Centre is in nearby Fayence

Horseriding - local equestrian centre just 5 minutes away - lessons and trekking
