Rent this large villa on the Cote d'Azur which is situated only approximately 3km from 13th century Bormes les Mimosas, one of the jewels of the Var, this informal, pretty, slightly rustic style villa is perfect for a large group of friends or two families.
This slightly rustic style villa is in a rural position and has a large 5000m2 garden, air-con, good views, a 10m x 5m x 2m pool and really easy indoor/outdoor living with plenty of terrace space and shade.
The villa is also within easy reach of some of the best beaches on the Cote d'Azur, the nearest apprx 3km away, including the charming Fort de Bregancon, Pellegrin and Estagnol and the famous resort of St Tropez.

Entrance to the Villa leads into the lounge with dining area and American style kitchen.
The room is tastefully furnished with comfortable seating, a working woodburner, coffee tables and has air con. A large flat screen TV offers limited English channels, DVD player, CD player, Hi-fi and a Bose system that can pipe music through to the poolside. The small dining area has a round table and four chairs. There is further seating on the large terrace nearby. A set of steps from both the lounge and dining area lead downstairs to the bedrooms and bathrooms.
American style Kitchen that opens onto the lounge/ Dining area. A well equipped kitchen consists of, a new Smeg oven plus a five burner, gas hob with overhead fan, large fridge with freezer compartment, separate small freezer, a one and a half sink unit and a dishwasher.
Two stairways lead down to the five bedrooms. All of which are nicely furnished and with quality linens. Air conditioning - there are 2 units that serve 4 of the bedrooms (the 5th does not have air-con).
Accommodation comprises 5 bedrooms:-
The master bedroom is private from the other four bedrooms. The bedrooms are accessed by a staircase down from the lounge/dining area. (Turn left for the master bedroom and right for the other bedrooms).
The bedroom has a large double bed that also separates into two single beds. Large wardrobe and wooden settee with cushions and an en suite shower room, toilet and round marble sink.
A doorway leads through into a large office with desk.
The office can be entered from another separate entrance through which you access a utility area and rear entrance.
The utility area has a washing machine, window with views across the woodland and an exterior doorway leads on the a side entrance.
Turning right from the staircase down from the lounge/dining area takes you to the other bedrooms. A long hallway has the other four bedrooms off to the left. A shared bathroom is about half way down the corridor with the toilet being at the end.
Has a double bed, twin wardrobes an armchair and a window with a view over the woodland.
This room will be a double (photo awaited). It has a curtained wardrobe, shelving and a window with a view across the woodland. Shared Bathroom (bedrooms 2, 3 and 4) With a walk-in fully tiled shower unit, a full sized bath, sink unit and a window with a view over the woodland.
This room will be a twin (photo awaited), curtained wardrobe, chest of drawers, bedside cabinets and an armchair. The room has a window with a view over the woodland.
Accessed at the end of the hallway, it has a double bed, wardrobe, chest of drawers, bedside cabinets and an armchair with an en suite shower room. French windows lead onto a small private terrace with views across the woodland.
At the end of the hallway is a shared separate toilet with wash hand basin.

The large sunny terrace has a pergola above which forms a natural shade with vines to protect from the sun and plenty of space to relax and chill. A built in BBQ provides an ideal option for the family to eat alfresco. There is enough seating for 8 to 10 people. This is a great spot for family entertaining and relaxing as the sun goes down and sipping a well-earned aperitif.
Beyond the terrace and a large lawned area, the pool area has its own terrace and lawned area to relax on one of the many sun loungers. The pool depth varies from apprx 1.2m to 2m. A hard, roll-out electric pool cover provides security and piece of mind for parents of small children.
At the pool side a newly built cabin provides storage for swimming pool equipment and houses a fridge to chill those all important family drinks.
At the opposite end of the pool there is a shaded area, picnic table and a Gas BBQ.
In a separate area there is a large sun terrace to lie back, relax and catch the rays.
Inside the grounds there is ample parking for several cars and shade for three cars.
Apprx 3km away is the 13th century village of Bormes-les-Mimosas with its narrow streets and arches. The village is very high up set above the coast in the hills and is a picturesque clutter of colour-washed houses, covered passageways (cuberts) and vaulted interiors. The village takes its name from the abundant bright yellow vanilla-scented Mimosa trees that flower throughout the village in early spring.
In summer, the village becomes awash with Bougainvillea and Geraniums, a really fabulous spectacle. From its high perched position, Bormes offers a festival of colours accompanied by fantastic sea views.
There is a very good market in Bormes on Wednesday mornings.
From the village there are breathtaking views across the Levant and Port Cros Islands, the pretty port of La Favière and of course the sweeping bay of Le Lavandou.
Bormes-les-Mimosas also considers itself to be a centre of scuba diving and is very near the National Park of Port-Cros which is studded with shipwrecks. In the vicinity plenty of other watersports are available, such as parascending, water skiing, wakeboarding, jet skiing and sea fishing.
There is 22km of coast, alternating sandy beaches and pretty inlets and coves to explore where the colour of the sea ranges from pale turquoise to a deep cobalt. Among the beaches are the charming Fort of Bregancon, Cabasson, Pellegrin and Estagnol. The coast line around Cabasson is unspoilt and has several forest walks.
Le Lavandou (approx 4km) is a seaside resort and has fine sweeping sandy beaches. It has a busy yacht marina with fishing boats still plying their trade; a fish market is held there every morning. The seafront is thriving in summer with stalls along the promenade selling arts and crafts. There are many restaurants and the town is a-buzz well into the night. From the marina are regular ferry crossings to the islands of Porquerolles, Port Cros and Le Levant.
There is an excellent market every Thursday morning.
There is also a long sandy beach at La Favière (5km), which is the busy seaside area of Bormes, with a marina, diving club and plenty of shops and restaurants. La Favière hosts a Mimosa festival in February. La Favière has a market Saturday morning and Monday evening in July and August.
