Luxurious Cote d'Azur, South of France Villa with private tennis court and stunning views - sleeps up to 16

Villa Maxime is a spacious and luxurious property standing in an elevated position with a view to the sea beyond. The domaine is 'uber' exclusive and such is the location that one of the most well known rock stars has a holiday villa not far from Villa Maxime. The villa nestles on a large terraced plot of land which is very private and fenced.
The villa stands above the coastal road leading to the glamorous resorts of Ste Maxime and St Tropez. It is just a short walk to the beach 'Nartelle plage' (apprx 1km), and a short drive to Ste Maxime with it's sandy beaches, restaurants, bars and quaint side streets full of interesting boutiques and bustle of food markets.
The property consists of two separate houses. The 'Grande Maison' and 'Maison d'Amis'.
'Grande Maison' is a 300m2 property with air-conditioning, tastefully furnished in contemporary style and decorated with some panache.
A spacious open plan living room has a separate dining room with another living-lounge area on the first floor boasting wonderful views. A piano and snooker table are at your disposal. The villa is modern with an unfussy feel.
A sweeping balcony for the living room and kitchen give plenty of space to sit and enjoy the panoramic views.
There are 3 large air-conditioned bedrooms and 1 bedroom with a portable fan, sleeping up to 9 people comfortably, all with their own en suite bath/shower rooms. Two of the bedrooms open onto a decked terrace and the main pool. A fifth shower room close to the living areas also has a sauna cabin.
The extensive grounds are apprx 4000m2 in size and are well maintained. There is a large garden area ideal for relaxing, with an ancient Olive tree, palm trees, a pomegranate tree, rosemary bushes, lavender and an abundance of other Mediterranean plants and flowers.

The large 15m long swimming pool is alarmed and on the upper terrace there is a second 8m x 1,5m pool with a Jacuzzi feature and a "contra current" swimming jet - ideal for serious swimmers.
Villa Maxime is ideally suited for a large family or group of friends wanting a luxurious holiday in an exclusive location.
The second property, a 'Maison d'Amis' apprx 100m2 which is the original property on the site has yet to be renovated. This house remains in its original state and is ideal for staff travelling with a family (a few au pairs or a couple of nannies) or very well suited to a group of teenagers who would love some independence, but would still remain in close proximity to their family.

GRANDE MAISON - 4 bedrooms, 5 bathrooms and Fully Air-condtioned (kitchen, living/fireplace room, snooker room and 3 bedrooms)
Principal Entrance on the Ground Floor
Large double doors lead straight into a magnificent dining/sitting room. The room is enormous with a feature wooden dining table seating eight. This also doubles as a three quarter size snooker table for which all the equipment is supplied. For aspiring musicians there is a modern piano in one corner.
A huge sumptuous "L-shaped" settee forms the sitting area at one end of the room.
The two ground floor bedrooms are accessed from this room - both have air-conditioning.

Open Plan Lounge
At the top of the sweeping staircase still on the ground floor this huge room has three sofas which provide comfortable seating. The ornamental wrought iron balustrade on the stairs, along with several items of individual furniture and the carved wooden panelling give this room a real feeling of luxury. The high ceilings and large full length windows ensure maximum space and light.
Double sets of sliding doors open onto the decked balcony with commanding views across the tree to the sea in the Gulf of St Tropez.
Open plan into the Kitchen
A luxurious Bulthaup kitchen fitted with state of the art equipment. This room opens onto the decked terrace shared with the lounge and has the same panoramic view.
A large island unit forms a casual dining area seating eight people.
A fitted unit provides two built in ovens along with a microwave and combination oven and coffee machine. Two dishwashers, a Miele induction hob with four burners and extractor hood above, an American fridge/freezer with water and ice dispensers. Electric kettle, toaster and separate coffee machine.
A large gas BBQ is provided on the decked terrace outside.
Bedroom with a king size bed, small curtained wardrobe, bedside cabinets and air-conditioning. A small window looks on to the grounds.
En suite shower room with walk-in shower unit, washbasin and wc.
Bedroom 4 (a walk through room to the old building)
Has 3 single beds, wardrobe, bedside cabinets and fans. Window onto the jacuzzi terrace. Flat screen TV.
The beds could be re-arranged so that the room has a king size bed with additional single bed.
En suite shower room with a walk in shower unit, washbasin and wc (a walk through room to the old building).
Down the sweeping staricase to the Lower Ground Floor
Straight into a spacious hallway with a leather settee. An exterior door opens on to the outside steps which lead either up to the front driveway or down to the gardens and main swimming pool and further on down to the tennis court.
At the side of the sofa an interior door leads into the utility room/ laundry which houses a washing machine, tumble dryer, additional fridge/freezer and a large wine rack.
Back into the hallway and the ground floor bedrooms:
Large bedroom with king sized bed, bedside cabinets, wardrobe an easy chair and air-conditioning. French windows open onto a decked terrace and onto the pool and grounds.
En suite shower room with a large walk in shower unit, a large sink unit and wc.

MAISON D'AMIS - 3 bedrooms, one bathroom and 2 wc
This is the original old property and as yet has not been renovated so it is still in it's original condition. It is ideal for staff travelling with families or for teenagers who would enjoy independence, but remain in close proximity. This is immediately adjacent to the newer property and shares a “cozy corner” with the new house and has a jacuzzi/plunge pool and tree shaded seating area close to a built in BBQ.
With seating and a wooden table with bench and chairs - seating up to 8 people. A wooden spiral staircase leads to the mezzanine and the first floor (a bit shaky so not suitable for toddlers or the elderly).
American style Kitchen
With full oven, four ring hob, microwave and fridge/freezer. Door to BBQ and Jacuzzi pool and terrace area. The kitchen is a bit basic in comparison to the one in the big house, but functional for holiday use.
On this level - bedroom space:
Under the mezzanine a twin room that can be used as a bedroom suited to 1 or 2 adults/teenagers/children.
Independent wc and washbasin.
With three single beds, bedside cabinets and a wardrobe.
A double bed with small balcony overlooks the terrace below.
Bathroom (shared by bedrooms)
A large room with a sunken bath, walk-in shower unit, double sinks, bidet and wc.
This property has its own patio area with seating and the jacuzzi pool is located to the side of the garden.

South of France Villa with extensive garden
The grounds cover an area of apprx 4000m2 and slope downwards from the entrance gates to the full sized tennis court at the lower end.
From the front drive steps lead down and round the side of the villa to the gardens. The 15m swimming pool is perfect for doing lengths and the second 8m pool has a Jacuzzi feature one end and a contra flow current at the other for that daily exercise, both are alarmed and have Roman steps.
Bedrooms 1 and 2 open on to the garden and pool.
The grounds have a lawned area and are full of plants and shrubs, an ancient Olive tree, rosemary bushes, palm trees, lavender, laurier roses and a pomegranate tree on the driveway.
The tennis court is floodlit. Tennis equipment is supplied. At one end of the court is a basketball hoop and football net.
The Jacuzzi pool, 6m x 1.5m, is situated near to the Maison d'Amis with access to it from both properties.
There is plenty of room to park several cars inside property gates.
A BBQ on the terrace (built in at the 'Grande Maison' and portable at the 'Maison d'Amis').
The Games room houses a table tennis table, baby football table, darts board, rowing machine and spinning bike, plus there are boules and tennis accessories.

Plenty to see and do in this part of the South of France
The stunning stretch of coastline between Ste Maxime and St Tropez has some of the most breath-taking scenery in the Côte d'Azur. The coast is dotted with small sandy coves and amazing views across to the azure blue sea.
This part of the Côte d'Azur offers some of the Mediterranean's best beaches (well-maintained with superb beach front cafés and restaurants) as well as some of the most picturesque resorts.
Local vineyards, colourful markets, reasonably-priced restaurants as well as some reputed Michelin star gourmet ones, stunning scenery and splendid sunsets there is never enough time to explore all the delights this region has to offer.
Ste Maxime is just a short drive away, it is a swish resort with sandy beaches, numerous restaurants, bars and plentiful shopping. The marina offers boat trips to Port Grimaud, St Tropez, St Raphael and the islands of Porquerolle and Port Cros.
St Tropez is still one of the most sort after resorts in the world and is in fact a charming fishing port as well as a glitzy celebrity hangout. Club 55 is the beach club where many celebrities spend their days in July and August.
St Raphael and Frejus are apprx 30 minutes away and both are lively sandy resorts.
Port Grimaud the 'little Venice' a purpose built resort built in the eighties is a charming port full of restaurants and bars. Boat trips sail from the port.
Grimaud the ancient hilltop village with the ruins of it's ancient castle at the very top. A village full of ancient cobbled streets.
Gassin with its panoramic views from this medieval hilltop village - wander round the ancient streets and look out for the old well and a street called l’Androuno - claimed to be the narrowest street in the world.
La Croix-Valmer with its seven naturally sandy beaches lies to the west of St Tropez

Nearest South of France Beach - apprx 1km to La Nartelle which is on the coastal road, 3km west of Les Issambres and 3km east of Ste Maxime. The beach has both public free areas and some 8 different private beaches with restaurants, serving lunch and dinner. Plus water activities such as jet ski hire, banana boat rides, paragliding boat trips and canoes.

……villa was a huge success,we all had a wonderful time and enjoyed all that Villa Maxime had to offer…… On the night of our arrival we all had dinner at ‘La Voile’, ……and we had a super evening. On Saturday night we dined at Ste Maxime at ‘La Reserve’ - even better meal - excellent. On the Monday we took the boat to St Tropez and after a wander round, we had a superb lunch at ‘La Ponche’ where I had the best oysters I've ever eaten. All these trips were on your recommendation, thank you SO much.We loved the pool, the garden with the olive tree and all the oleanders, the terrace with the big table and wonderful umbrella where we had our meals. The kitchen worked really well, two of our family have been professional chefs and they thought it was great. 2 dishwashers - a stroke of genius. Thanks for organising the holiday. The villa was lovely and a great success. We all thought it was pretty much perfect. Internet coverage is a little unreliable apart from near the front door.
