The villa is superb. The number of bathrooms was fantastic and despite the fact that there were so many people the house never seemed rushed so in terms of amenities it was great. Villa Maxime is a stunning property standing in an elevated position with views to the sea beyond. The domaine is 'uber' exclusive and such is the location that one of the most well-known rock stars has a holiday villa not far from Villa Maxime.
The villa nestles in a peaceful wooded valley, within a private and secure domaine, located above the coastal road leading to the glamorous resorts of St Maxime and St Tropez. It is just a short walk to the beautiful "La Nartelle plage" (approx 1km), a long, sandy beach with seaside activities (paragliding, water skiing, jet ski, canoeing etc), numerous restaurants, bars and a convenience store. To the west, a short drive away (approx 3km) is St Maxime town centre and marina, full of quaint side streets, cafés, interesting boutiques and lively food markets. St Tropez is easily accessible via ferry which runs every 20 minutes from St Maxime.
The property has amazing sporting facilities and consists of two separate houses. The 'Grande Maison' and 'Maison d'Amis'.
'Grande Maison' is a 300m2 property with air-conditioning, tastefully furnished in contemporary style and decorated with some panache. With spacious living accommodation, a sweeping balcony from the living room and kitchen gives plenty of space to relax and eat al fresco under the covered terrace and enjoy the panoramic views.
The second property, a 'Maison d'Amis'
Approx 150m2 which is the original property on the site. The house has the original kitchen and bedroom on the ground floor and the 2 upstairs bedrooms and shared bathroom have been renovated, and is ideal for staff travelling with a family or with a group of teenagers who would love some independence, but would still remain in close proximity to their family and would enjoy the dedicated games room with baby foot, ping pong, a darts board, rowing and spinning machines.
The extensive, well maintained grounds are full of Mediterranean plants and trees. On the lower level there is a full size floodlit tennis court (the access is a little un-even) with artificial grass which has a basket ball hoop and 2 goals for energetic youngsters!
The large 15m long swimming pool is alarmed and on the upper terrace there is a second 6m x 1.5m pool with a Jacuzzi feature and a "contra current" swimming jet - ideal for serious swimmers.

Large double doors lead straight into a magnificent and spacious dining/sitting room with a feature wooden dining table seating eight. This also doubles as a three quarter size snooker table for which all the equipment is supplied. For aspiring musicians there is a modern piano in one corner.
A huge sumptuous "L-shaped" settee forms the sitting area at one end of the room.
There are two en-suite ground floor bedrooms accessed from this room both with air-conditioning.

At the top of the sweeping staircase still on the ground floor this huge room has three comfortable sofas. The high ceilings and large full length windows ensure maximum space and light.
Double sets of sliding doors open onto the decked balcony with commanding views across the tree tops to the sea in the Gulf of St Tropez.
Open plan continues into the Balthaup cooks kitchen fitted with state of the art equipment and a large island providing casual dining for eight. Doors open onto the decked terrace shared with the lounge and has the same panoramic view. A large gas BBQ sits on the terrace.
Bedroom with a double bed, 2 small curtained wardrobes, bedside cabinets and air-conditioning. Two windows look onto the grounds.

Straight into a spacious hallway with a leather sofa. An exterior door opens on to the outside steps which lead either up to the front driveway or down to the gardens and main swimming pool and further on down to the tennis court.
At the side of the sofa an interior door leads into the utility room/ laundry which houses a washing machine, tumble dryer, additional fridge/freezer and a large wine rack.

MAISON D'AMIS - 3 bedrooms, two bathrooms (with showers and wcs). 2 of the bedrooms are air conditioned.
This is the original old property and is only renovated upstairs as yet. The ground floor, comprising twin bedroom, kitchen and living room are still in their original condition. It is self-contained so ideal for teenagers who'd like their independence or for staff travelling with families. The upper floor has a separate external access down some steps from the upper parking area and has been beautifully renovated, comprising 2 double bedrooms each with their private balcony/terraces and shared bathroom with wc.
With seating and a wooden table with bench and chairs - seating up to 8 people. A wooden spiral staircase leads to the mezzanine and the first floor (a bit shaky so not suitable for toddlers or the elderly). On the mezzanine there is a single bed, accessible either via a door from the upstairs bedroom or from the lower floor, giving additional flexibility when organising large groups.
American style Kitchen
With full oven, four ring hob, microwave and fridge/freezer. Door to BBQ and Jacuzzi pool and terrace area. The kitchen is a bit basic in comparison to the one in the big house, but functional for holiday use.

Under the mezzanine a twin room that can be used as a bedroom suited to 1 or 2 adults/teenagers/children (pull out sofa option possible). This room has a cooling fan.

South of France vacation villa with extensive garden and great outdoor facilities
The large grounds slope downwards from the entrance gates (the access is a little un-even) to the full sized, flood lit tennis court at the lower end. Tennis equipment is supplied. At one end of the court is a basketball hoop and 2 football goals.
From the front drive steps lead down and round the side of the villa to the gardens. The 15m swimming pool is perfect for doing lengths and the second 6m pool has a Jacuzzi feature one end and a contra flow current at the other for that daily exercise, both are alarmed and have Roman steps.
The grounds have a lawned area and are full of plants and shrubs, an ancient Olive tree, rosemary bushes, palm trees, lavender, laurier roses and a pomegranate tree on the driveway.
There is plenty of room to park several cars inside property gates.

Plenty to see and do in this part of the South of France
The stunning stretch of coastline between Ste Maxime and St Tropez has some of the most breath-taking scenery in the Côte d'Azur. The coast is dotted with small sandy coves and amazing views across to the azure blue sea.
This part of the Côte d'Azur offers some of the Mediterranean's best beaches (well-maintained with superb beach front cafés and restaurants) as well as some of the most picturesque resorts.
Local vineyards, colourful markets, reasonably-priced restaurants as well as some reputed Michelin star gourmet ones, stunning scenery and splendid sunsets there is never enough time to explore all the delights this region has to offer.
Ste Maxime is just a short drive away, (approx 3km) it is a swish resort with sandy beaches, numerous restaurants, bars and plentiful shopping. The marina offers boat trips to Port Grimaud, St Tropez, St Raphael and the islands of Porquerolle and Port Cros.
St Tropez is still one of the most sort after resorts in the world and is in fact a charming fishing port as well as a glitzy celebrity hangout. Club 55 is the beach club where many celebrities spend their days in July and August.
St Raphael and Frejus are approx 30 minutes away and both are lively sandy resorts.
Port Grimaud the 'little Venice' a purpose built resort built in the eighties is a charming port full of restaurants and bars. Boat trips sail from the port.
Grimaud the ancient hilltop village with the ruins of it's ancient castle at the very top. A village full of ancient cobbled streets.
Gassin with its panoramic views from this medieval hilltop village - wander round the ancient streets and look out for the old well and a street called l’Androuno - claimed to be the narrowest street in the world.
La Croix-Valmer with its seven naturally sandy beaches lies to the west of St Tropez

Nearest South of France Beach - approx 1km to La Nartelle which is on the coastal road, 3km west of Les Issambres and 3km east of Ste Maxime. It is walkable, downhill on the way, but uphill on the way back. The beach has both public free areas and some 8 different private beaches with restaurants, serving lunch and dinner. Plus water activities such as jet ski hire, banana boat rides, paragliding boat trips and canoes.

I stayed in Frejus last year in a very nice villa but it was half a mile down a private road which resembled a dirt track and it was impossible to get anywhere without driving. ……villa was a huge success,we all had a wonderful time and enjoyed all that Villa Maxime had to offer…… On the night of our arrival we all had dinner at ‘La Voile’, ……and we had a super evening. On Saturday night we dined at Ste Maxime at ‘La Reserve’ - even better meal - excellent. On the Monday we took the boat to St Tropez and after a wander round, we had a superb lunch at ‘La Ponche’ where I had the best oysters I've ever eaten. All these trips were on your recommendation, thank you SO much.We loved the pool, the garden with the olive tree and all the oleanders, the terrace with the big table and wonderful umbrella where we had our meals. The kitchen worked really well, two of our family have been professional chefs and they thought it was great. 2 dishwashers - a stroke of genius.
