The villa was a perfect destination for us.  We loved that it was tucked into the hills and so close to such a lovely little village (Gattieres) offering great dining, convenient food shopping and kind people.  It was also very easy to get to Nice itself and we were able to explore a lot of the beautiful surrounding villages. Property Summary

In Low Season (before late June and from September) the house is available to rent for 2-4 people using only the two Ground Floor bedrooms (the garden level bedrooms will be closed off).

This luxury Cote d'Azur villa with a large private salt-water pool nestles in the hills above Nice and is literally only 15-20 minutes' drive from the airport. The views are fabulous with the river Var winding its way through the valley towards the estuary stretching down to the sea and at night it is simply magical to watch the distant glittering town lights.  The owner's jokingly call it 'Cartier Valley'.  

The villa is decorated in a sophisticated understated style. Every detail has been thought through to allow for an easy going holiday. Air-conditioned throughout, it has Wi-Fi and internet TV.  

The 12m salt water pool and large pool side terrace, 3500m2 of terraced Mediterranean garden full of palm trees and 'parasol' pines this is an ideal place to relax after the hustle and bustle of Nice.

The property is on two levels - the ground floor level with an open plan kitchen, dining room and living room giving on to the pool terrace and 2 bedrooms, 2 bathrooms and a garden floor level (villa is on a hill) with 2 further bedrooms and 2 more bathrooms - the latter being closed off when let for 2 - 4 people.

Villa Minou is well located - 3km from the centre of the friendly hamlet of Gattières, dating back to 14th century - it has a couple of delightful restaurants, an excellent bakery, a small supermarket, a pharmacy as well as a cafe and a post office, a flower shop and a garage.  

The lovely town of Vence is only 14km away and it takes only 10 minutes to drive to downtown Nice and its town beaches, Promenade des Anglais, beautiful waterfront art nouveau buildings like the landmark Hotel Negresco, the multitude of fantastic cafes, restaurants, markets and boutiques. 

Accommodation Details

In *Low Season (before late June and from September) the house is available to rent for 2-4 people using only the two Ground Floor bedrooms (the garden level bedrooms will be closed off).

The house has 2 levels - ground floor level with the main living area and 2 bedrooms with bathrooms and garden level with 2 further bedrooms and 2 bathrooms - as stated the latter would be locked when let for 2-4 people in *Low Season.

Air-conditioned throughout it has been recently renovated using good quality natural materials like the lovely white stone flooring. Crockery and glasses have been hand-picked.  Excellent quality cotton bed sheets are provided as well as fluffy white towels in all bathrooms and colourful beach towels for the pool.

The villa is built on a hill so from the driveway and garage one walks up 5 wide steps to the very large pool terrace, pool, then up another three steps to the wrap around shady terrace with doors leading to open plan dining/kitchen and living room. 

The dining room has a large attractive wooden table with enough seating for 10. This goes straight through to the kitchen and the outside terrace overlooking the pool with 'summer living room' furniture. 

The kitchen is modern, sleek, with beautiful work surfaces, large American ice-making fridge, espresso machine, induction hob, and catalytic oven.

The living room is decorated simply with good quality sofas and easy chairs.  Big plasma TV screen with channels via the Internet and i-Pod dock. A nice stone built fireplace.

The living room also has access to the 'wrap-around' covered 'breakfast terrace' via French doors, with a wonderful mature wisteria climbing up the support post.  Here you can enjoy cooking on the extra large gas plancha as you contemplate the river Var meandering its way down the valley towards the glimmering sea.

Beyond the living room a hallway with a wide corridor leads to the 2 ground floor bedrooms.  (There is also a door, which will be locked, leading down to the 'garden level' bedrooms).

To the left an independent bathroom with a Venetian walk-in shower and a wall suspended WC, 2 windows overlooking the back garden, shaver socket and plenty of storage space.

Master bedroom
Further right along the corridor is the master bedroom with a king-size double bed (180cm x 200cm) and a large window overlooking the front garden, and plenty of hanging wardrobe space. 

A very large en suite bathroom (2) with 2 wash basins, a walk in shower and a wall suspended WC, 2 windows taking in all the morning sun, and again plenty of storage.

Bedroom 2
Further down the corridor is a smaller bedroom with a single bed (80cm x 190cm) with a second pull out single (80cm x 190cm) underneath. Plenty of space in wardrobe.

Parking for 2 cars inside property gates (automated), the entrance is very steep so not suitable for low slung cars.

Outside Details

The villa boasts 3500m2 of terraced garden full of mature Mediterranean trees and shrubs, as well as palm trees, 'parasol pines' and oleander bushes.

Large free form salt-water pool measure 12m x 5m x 0.7-2.2m, has an alarm and walk-in Roman steps. 

The pool side terrace has 6 contemporary sun loungers to work on that tan!

Upper pool terrace next to the dining room has a delightful seating area with a wicker sofa, chairs and coffee table.

Covered wrap around breakfast terrace has a teak table and chairs to seat 8/9 guests. Extra large gas plancha for cooking up a feast and dining alfresco.

Ping pong table on the lower ground terrace.

Floodlit Boulodrome.

The garage houses the laundry room with a sink, a washing machine, a tumble dryer.  Very good storage for all those inflatable swimming pool toys or a bicycle if you are brave enough to scale the hills. 

Off the road 'drive' with remote control gates - one can easily park 2 or 3 cars inside the property gates.  The turn on to the drive off the main road is quite sharp and steep so please take care when arriving and leaving making sure the way is clear. So not suitable for low slung cars.

The garden is laid out on terraces so this may be unsuitable for toddlers. 

Nearby Attractions & Activities

There is simply a wealth of things to do in Nice – it is one of France’s biggest cities and is only second to Paris in the number of museums and galleries. 

Good car park on the east side of Nice with Park and Ride (on A8 going towards Monaco/Genes exit at Nice Nord/Las Planas and park at Las Planas Parcazur and take the tram into Nice).

Promenade des Anglais epitomizes Nice and the French Riviera in general – bordering the rich blue-green sea with the stunning art-deco facades it bustles with life – cafes, pebble beaches often with delightful beach-front restaurants and royal blue sun loungers you can hire for the day to relax in, people cycling, roller-blading, walking and jogging along it.  There is an atmosphere of ‘joie de vivre’ and it’s not surprising considering even in late autumn (end of October) temperatures reach 25 degrees!

Nice's beaches – are pebbly – not sandy - Free public sections of beach with lifeguards, first-aid posts and cold showers alternate with 15 private beaches equipped with restaurants, comfy sun-lounges (obligatory; at a fee) parasols (optional, at a fee), warm showers and changing rooms. Plage Publique des Ponchettes is opposite Vieux Nice, and is the busiest beach.

Also the ‘must see’ is the Cours Saleya Flower Market, the Matisse Museum, the Russian Cathedral and the Roman ruins.

The Matisse Museum – the art of Matisse was largely inspired by the stunning and vivid colours in the South of France – the museum shows work from the early period as well as from the end of his career.

Musée d'Art Moderne et d'Art Contemporain (Mamac)Designed by Yves Bayard and Henri Vidal, Mamac is worth a visit for its stunning architecture alone, but it also houses some fantastic avant-garde art from the 1960s to the present day. Exhibits include iconic pop art from Roy Lichtenstein and Andy Warhol’s 1965 Campbell’s Soup Can. The marbled towers’ glass walkways lead to highlights like Niki de St-Phalle’s papier-mâché sculptures and a shopping trolley wrapped by Christo. An awesome panorama of Vieux Nice unfolds from the rooftop garden/gallery, which features works by Nice-born Yves Klein (1928–62).

The Cours Saleya Flower Market – is one of the finest things to see in Nice – stands which line the streets are stacked with a myriad of flowers and other interesting produce – cafés and souvenir shops operate 6 days a week and are a great place just to ‘people watch’ – on Mondays the flower market is replaced by an antique and flea market.

Theatre de Photographie et de l'Image - This is another museum worth visiting - housed in a lovely renovated building a couple blocks off the busy Boulevard Jean Medicine it hosts photographic exhibitions and have wide appeal – who can resist liking portraits of Hollywood celebrities over the decades!  Entry is free.

The Russian Cathedral - quite odd to the see the ‘onion’ domes of a traditional Russian church with palm tress in the foreground.  In the 19th Century the Russian Tsars, and aristocracy in general, were very much at home in the Cote d’Azur, where they would take a break from their harsh cold winters, they left an indelible mark on the city.

Visit the ‘Vieux Nice’ or old Nice with its maze of narrow streets where eclectic shops selling anything from housewares, wine, gourmet food, Provençal crockery and books.

Nissa Socca - Socca – is a typical Niçoise dish – it’s a pancake made with chick-pea flour - this inexpensive 'joint' in Nice's ambient old town is a good bet for authentic Niçoise cuisine, from the eponymous socca to a slice of Pissaladière (a thick crust covered with puréed onions and garlic, topped with anchovies and olives) or its Italian ancestor, the pizza.

Nice Port – this is a mix of both commercial and luxury, you can watch the ferries sailing off to Corsica or just admire how the other half live on some of the biggest yachts you will ever see.  A few interesting nightclubs too.

Villefranche-sur-Mer - apprx 10 minutes around the headland from Nice Port this is the quintessential Cote d'Azur town - marina, quay, beach, bars, restaurants.

Eze Village - have a coffee at Chateau Eza and enjoy the stunning view or walk up to the Mediterranean garden at the top of the winding streets for an amazing panoramic vista of the coastline.

Cagnes-sur-Mer is apprx 13 kms away - all amenities, activities and beach, shops, huge choice of restaurants, café bars and night-life entertainment. Traditional market every three days, fresh fish vendors, watersports, harbour, cultural events.

Monaco - the most famous haunt of the rich and famous - see the Café de Paris, the Hermitage Hotel, the Grimaldi Palace and of course the famous Casino and don't miss you chance to walk the Formula 1 circuit!
