Domaine Les Vignes is a beautifully restored and decorated historic 1898 villa with modern comforts to enjoy a holiday with family or friends in the Languedoc (Occitanie) area of the South of France. Furnishings include modern and antiques that complement the grand rooms and hallways.

With over 4500 m2 of completely fenced outside private living space that includes a gated 10 x 5 pool, vineyard and olive grove along with many seating areas overlooking the beautiful countryside. The property has plenty of air conditioning, 5 bedrooms and 3 bathrooms.

Walking distance to village bakers, newsagent, small grocers, weekly vegetable market and local bar which has food on request.

This grand, spacious, bright, air-conditioned (partial) Pouzolles holiday property has 5 bedrooms and 3 bathrooms on 2 floors, easy access to the kitchen, dining and living room from the incredibly large outside garden area.

The air-conditioned kitchen includes a SMEG gas range with 2 ovens, a Swedish wood-fired cookstove, microwave, large fridge/freezer, wine fridge, dishwasher, espresso and regular coffee machines, carbonated water machine with another fridge in the pool house.

The villa has a large air-conditioned dining room with high ceilings and a table to comfortably seat 8 in grand style.

Across the elegant hallway with central curved staircase and air-conditioning is the lounge with a quiet end and a TV end, 2 sofas, comfortable chairs, writing desk, and smart TV.  The Lounge is also air-conditioned.

Under the stairs is a little girls or boys wc, an adult cannot fully stand up!

There is a new shower room with wc on the ground floor, next to the living room.

First Floor

Upstairs there is another spacious hallway with air-conditioning, window seating area and large antique armoire.

The master bedroom has a 160 cm bed, air-conditioning, TV, Wardrobe and view over the vineyard. The ensuite shower room has wc, sink and walk-in shower (the washing machine is in this room). 

Bedroom 2 - 180 Twin or large double, large windows with shutters, view over the olive grove and countryside.

Bedroom 3 - 140 cm bed, writing desk, armoire and decorative fireplace.

Bedroom 4 - 160 cm bed, large windows with shutters, wardrobe and decorative fireplace.

Bedroom 5 - Air-conditioning, 2 single beds.

Shower room with shower, sink and wc for the above bedrooms.

The air-conditioning in the hallway can cool the bedrooms that don't have air-con if the doors are left open. Fans are also provided.

All bedrooms have shutters for privacy.

The property can be accessed from the road through the main front door, or at the rear of the property directly into the kitchen which is easier with one's shopping.

South of Holiday property with large pool, garden set on the edge of the village. 

Enter the villa property through vintage wrought iron gates to a private parking area for several cars and spacious courtyard.

The 5 x 10 m pool is up to 2m deep, is surrounded by a safety fence (the photos show only part of the fence being used, however the whole pool will be fenced) and is kept warm with full sun.  There is an outside shower, plenty of sunloungers and the nearby pool house has a fridge.

The large garden is completely fenced including the vineyard.  (One day a year the grapes have to be harvested which is normally mid August the owner will know if this is happening during your stay)

An artisan pergola covers part of the terrace with a dining and seating area which is located in the courtyard. A gas WEBER BBQ is at your disposal, there is another large outside dining table for 8.

The whole courtyard and path towards the pool is gravel stones. 

A wide path leads past lawn to the pool and beyond to another dining table for viewing sunsets and admiring the vineyards.

There are many sun-loungers and chairs available for both sunny and shady comfort throughout the garden.

Wifi is available to the entire area outside and inside the villa

The house is in the centre of a typical Languedoc-Occitanie wine village with amenities

The villages of Margon is approx 2km away, Margon has a most beautiful Chateau and a lovely restaurant.

Roujan 4km - Restuarants, supermarkets, chemist, vegetable shop

15km approx is Pezenas - a picturesque market town with a beautiful medieval and Renaissance centre with narrow winding streets and many galleries and working craft shops like glass blowers and jewellers. A wide choice of good restaurants. Colourful market on Saturday mornings. All services, large supermarket. The Estivale - street market - with food and wine tastings is every Friday evening in July and August - a great family fun evening with shops open until midnight.

Beziers approx 20km - Large market town, renowned for its colourful 'Feria' in August (street music, carnival, bull-fights).

Golf St Thomas (18 holes): approx 25km near Beziers

Mediterranean beaches about 25 mins drive at approx 30km

Agde approx 30km. Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants.

Cap d'Agde approx 35km. 'Aqualand' (huge water-slides, etc.) 27-hole golf course.

Lac Salagou approx 20km to the north. Lake surrounded by spectacular red volcanic hills. Watersports. Nearby is Cirque de Moureze, an extraordinary 'chaos' of dolomitic towers and ravines.

St Guilhem-le-Desert approx 37km. Beautiful medieval village and abbey in dramatic gorge landscape.

Parc Naturel du Haut Languedoc approx 40km North West of Pezenas are the mountains and rocky gorges of the Caroux mountains. Great canoeing on the river Orb.

Narbonne approx 50km. Once the capital of Roman Gaul. Famous cathedral.

Montpellier approx 50km or 55 mins drive. Attractive university town.

Nimes approx 100km. Roman temple and arena.

Carcassonne approx 125km. Largest fortified medieval town.

Perpignan approx 125km Palace of kings of Mallorca.

The village has a Brasucade each Friday evening in the summer, where mussels are cooked over old vines, there is dancing and a fantastic friendly atmosphere (tickets to be bought in advance).

The village fete is in late July, with a fantastic Orchestra and a small funfair,  the music will be heard across the village should you not be joining in!
