This rather grand 19th Century Wine grower's Manor ('Maison de Maitre') in Languedoc, South of France has recently undergone a total renovation of the exterior under the direction of the 'Monuments historiques' team of French architects. Extensive interior refurbishments have restored many original features like oak doors, marble fireplaces and exposed beams in the top floor bedrooms, giving the Languedoc holiday home a great authentic charm.
Next to the very large pool there is a splendid and very spacious pool-house with terracotta tiles which houses the summer kitchen, an outside shower, wc and ping pong table. The well-tended garden provides plenty of space for dining 'alfresco', sitting out or playing ball games.
The 7 bedrooms and 5 bathrooms make this villa perfect for large family holidays in the South of France.

This 3 floored house is built on a terraced hillside so that the first floor, with kitchen, living and dining rooms is on the same level as the garden and pool. Although it is a very large house, the owners have decided to limit occupancy to a maximum of 12 people.
Off the large entrance hall leading from the courtyard there are two bedrooms: The spacious twin bedded room (20m2) with two single beds has an ensuite shower and wc and an antique wardrobe decorated in 'Provençal' style. A second bedroom 20m2 with twin beds, wardrobe and bookcase.
First floor/Upper Ground Floor
From the ground floor 17 steps lead up to the first floor hallway. To the left there is an attractive dining room preserving many 'period' features like a marble fireplace and original terracotta floor tiles, perfect for a special occasion meal whilst on holiday in the South of France. To the right of the hallway there is a well-equipped kitchen with access straight out to the paved terrace, garden and pool.
Two steps from the kitchen lead up to the 'Piece de Resistance' - the splendid living room with huge exposed beams. It has two separate sitting areas; one with two large comfortable sofas and armchairs, the other around an elegant coffee table. The living room has access direct into the holiday villas garden.
Down one step from the lounge there is a separate wc, a bathroom with a bath, walk-in wardrobe, and 2 further bedrooms: One, a large double bedroom (25m2) is on the right, and the second bedroom with a single bed on the left. Shower room with wc off hallway.
16 steps lead from the first floor to the 2nd floor on to a spacious landing with original terracotta tiles, there is a further bedroom with a double bed (25m2) which looks out on to the garden. On the left of the landing, there is a spacious bedroom (30m2) with twin beds and a shower with wc. A short passageway leads to a "TV den" with large flat screen TV, off which is the third large bedroom on this floor with a standard-sized double bed, a bathroom with wc and large walk-in wardrobe.

This large family holiday villa offers fantastic outside facilities.
The well maintained garden is 2300m2 (nearly half an acre). It is predominantly lawn with several large mature trees like the 2 big plane trees just outside the kitchen and living room, which provide welcome shade for eating out during the day.
The super 90m2 (13m x 7m) kidney-shaped swimming pool (2.6m deep), has a child-security fence.
The lovely "modernist pavillion" style pool house includes a sofa and chairs, as well as fridge, sink and a ping pong table. There is also shower and a wc.
Teak sun-loungers and deck-chairs for sun-bathing on the spacious terracotta poolside terrace.
A gated courtyard at lower-ground floor level provides secure parking for up to 4 cars.
The house is just 300m from the centre of Caux, an attractive typical South of France old wine village: two bakers, two butchers, two newsagents, mini-market, epicerie, pizzeria, a bar and a bar/restaurant and Friday morning market. Public tennis courts 300mts. Caux is also known as the St Emilion of the Languedoc region of Southern France because of its charm and highly reputed wines.
5km north is Pezenas a picturesque market town with a beautiful medieval and Renaissance centre with narrow winding streets, and many galleries and working craft shops like glass blowers and jewellers. q chqnce to see the authentic side of France. A wide choice of good restaurants. Colourful market on Saturday mornings. All services, supermarkets.

Beziers apprx 28km Large market town, renowned for its colourful 'Feria' in August (street music, carnival, bull-fights).
Lac Salagou apprx 20km to the north. Lake surrounded by spectacular red volcanic hills. Watersports. Nearby is Cirque de Mourreze, an extraordinary 'chaos' of dolomitic towers and ravines.
St Guilhem-le-Desert apprx 37km. Beautiful medieval village and abbey in dramatic gorge landscape.
Parc Naturel du Haut Languedoc apprx 40km North West of Pezenas are the mountains and rocky gorges of the Caroux mountains. Great canoeing on the river Orb.
