This luxury Holiday Property, close to Perpignan, has a total area of 400m2 giving you plenty of space to be together or alone in this handsome holiday villa. The sympathetic restoration has kept the spirit of the original buildings and high end materials has ensured the finished product is a quality South of France vacation villa.
There are two wings to the property - the Mas and the Wing Extension
Living Room 1 - The Mas has an open plan living and dining space leading to a semi-professional kitchen and out to the garden through a number of French windows with views to Mount Canigou in the Pyrenees range. Two large sofas, occasional chairs, a working fireplace, dining table for 10, plus antique style furnishings and a Grand Piano complete the picture. Air conditioning.
Living Room 2 - Upstairs - a Children's living area - ideal for board games or watching TV - with arched windows and a Mezzanine level above.
Living Room 3 - In the Wing Extension there is a lovely double height kitchen/living space with Mezzanine level above. The Kitchen is state-of-the-art and equipped to a high standard. In the living space there are sofas, a wood burning stove, TV and access to the garden and pool. There is a desk on the Mezzanine should you have to do some work and a small library with English books. This entire area is air-conditioned.

Bedrooms 1-4 in the Wing Extension
Bedroom 1 - Kingsize on the ground floor with air conditioning and access to the Wing Extension living room and kitchen without too many stairs. The bed is a 4 Poster which has two single mattresses with automatic adjustment controls. Traditional Catalan floor tiles and antique pieces give this room a classical feel. A mobile tray is available for a those leisurely breakfasts. Views over the Pyrenees and local woodland.
The en suite shower room has a marble double sink unit, walk in Italian shower, wc and heated towel rail.
Upstairs to first floor - 12 wooden steps lead you to the Mezzanine with an office area, Wi-Fi and small library with lots of English books. To the right is a cupboard with washing machine and dryer and opposite a bathroom with bath, overhead shower and wc.
Bedroom 2 - Double bed
Soft blue hues, solid oak flooring, built in wardrobe and cupboard. Double aspect windows fitted with blinds and mosquito nets and views to the Pyrenees.
Bedroom 3 - 2 single beds
A large room with a yellow theme, wooden beams, large artwork on the walls and small wardrobe. Both windows have blinds and a view to the garden.
Bedroom 4 - Kingsize bed
Directly adjoining Bedroom 3 - green colour scheme with original wooden beams, wooden floor and 2 windows with views to the Pyrenees.
Bedrooms 2, 3 and 4 share the family bathroom off the Mezzanine
There is a door leading to the other wing of the house so everything is interconnected.

Bedroom 5 - located next to Living room 2
Twin room - taupe colouring, antique furnishings with underfloor heating and cooling regulation. A small Juliet balcony with large French double windows and shutters that open out over the garden.

Bedroom 6 - Master Bedroom Suite with air conditioning
A lovely room with a set of French windows at each end giving views over the courtyard and garden. A walk through wardrobe with shelves, drawers and rails.
The en suite shower room has a double size glass enclosure with Raindance shower, 'his and hers' wash hand basins and wc.
Bedroom 7 - The Tower
Wooden stairs take you to the Mezzanine which is a great children's play area. It has a double sofa bed with an en suite shower room and wc. The windows offer stunning views and open out so you get that indoor/outdoor effect.

Secluded Mediterranean Garden at this South of France Holiday Home
On a plot of 3 hectares, the 1 hectare walled garden (10000m2) surrounds this Vacation Villa and the gated entrance ensures total privacy.
The south facing salt water heated infinity pool is 15m x 6m x 0.8cm-2.5m with Roman steps and alarm. The poolside terrace has numerous sun loungers and relaxer chairs - there is sun all day, but if some respite is needed there are two shaded terraces and parasols are available.

The garden is landscaped around the house with 3 tiled and gravelled patio/terraces (2 offer shade) for sitting out and dining alfresco, with fantastic views to the Mediterranean and the Pyrenees.
There are mature trees and shrubs, plus a lot of lawn - ideal for younger members of the party to enjoy, including a tree house, climbing frame, slide and swings, plus a trampoline can be put out if required (all used at your own risk).
In the evening an in-built, professionally designed night lighting system amongst the trees and lawn transforms the gardens.

There was ample space for the ten of us to chill out or gather in the fabulous sitting room or one of the terraces, where we had most of our drinks and meals while the birds sang and the wind rustled through the trees. Pure bliss! The heated saltwater swimming pool, where in the distance the Pyrenees beckoned, was a real treat. We enjoyed strolling around the beautiful landscaped gardens and were wowed every time we came across the blooming blue rows of tall agapanthuses I could have stayed put at Mas Catalan for the whole of our holiday. It is a magical place with a calm vibe that makes you forget the world outside. However, as it is so close to the sea and other places like the cherry capital Ceret we did venture out and enjoyed our trips, including one crossing the Spanish border.
