Large traditional French Manor House to sleep 12 with Beach Style Pool.
Situated just 3km from charming and lively Pezenas this large authentic French Winegrowers house has recently been refurbished sympathetically to keep the natural beauty and character of this family home.
There is so much space on the 3 floors of this house even a family of 12 could find a quiet corner each. With 6 bedrooms, 3 bathrooms, 2 large lounges, music room, library and not forgetting the large dining kitchen which opens out on to the terrace and pool area - it is ideal for an extended family holiday.
The village itself is sited on a rocky outcrop and steeped in interesting history. The now ruined castle was the home of the Barons Guers from whom it takes its name. It is right in the heart of Picpoul de Pinet wine country.
Located close to the some of the best beaches in the Languedoc but within easy reach of the mountains, it is a great location to explore all that this part of the South of France has to offer.
Attractive South of France Manor House in Village Location
From the main front entrance, turn right into a comfortable lounge with a large corner sofa, traditional stone feature walls (lovely and cool in the summer), a couple of steps lead you up into the kitchen and through to the dining area. The kitchen has a large range style cooker, dishwasher, bespoke cupboards, and a dining table to seat 12. Door leads to the outdoor terrace, garden and swimming pool.
At the main entrance turn left and there is an independent wc and access to the garage. There is a full size table tennis table and also table football.
From the main entrance, take the old stone spiral stairs to the first floor (stairs do have a handrail).
Turn right into the music room which has a wooden floor, large window with a Juliet balcony, a piano for guests to use) and a seating area
Bedroom 1- King size bed (160cm x 200cm), fantastic original floor tiles and wardrobe, freestanding mirror and chest of draws, large window with views over the courtyard.
Bedroom 2 - Twin beds, beautiful original tiled floor, fitted wardrobe and chest of drawers.
Bathroom - Bath and twin vanity basins and independent wc.
New modern "Jack and Jill" shower room with walk-in shower, sink and wc.
Turning left at the top of the stairs takes you into the second lounge area, with a TV, large sofa and some fabulous quirky artwork. A couple of steps lead up to the library/reading room with comfortable chairs, there is a desk which is ideal if anyone has to work/check emails whilst on holiday. (Please leave the books for other guests to enjoy).

Bedroom 3 - Modern white king size bed (160cm x 200cm), authentic original floor tiles, chest of drawers and wardrobe.
Follow the spiral stairs again to the top floor, turn left into the large bright Bedroom 4 which has a king size bed (160cm x 200cm), wooden floor, wardrobe and chest of drawers, 2 chairs and a table.
Work is nearly complete on the renovations of two further bedrooms.
Bedroom 5 will have twin beds, wardrobe, chest of draws, table and chairs. Bedroom 6 will have a king size bed (160cm x 200cm), wardrobe, chest of draws, table and chairs. These bedrooms will share a new shower room with wc on this. Photos to follow shortly.

Gates from the street open to the front of the house with plenty of parking.
A crazy paving pathway leads you to the pool and garden area. The 9m x 5m pool has a beach style entrance offering easy access.
There is an outdoor dining and seating for 12, sun loungers and chairs together with a charcoal BBQ.
A full size table tennis table and table football can be found in the garage.
Palm trees in the garden offer some welcome shade.

Castelnau-de-Guers has an interesting history - the Barons of Guers who inhabited the Castle gave it their name and the church of Saint Sulpice dates from the 13th/14th Century. Exploring on foot is not to be missed!
Pezenas is a charming market town in the South of France with a beautiful medieval and Renaissance centre with narrow winding streets full of artisan workshops, galleries and boutiques, plus numerous restaurants, cafes and bars.
