This Maison de Maitre is perfectly situated a stones throw from the centre the lovely Southern France Renaissance town of Pezenas, Herault, yet in a quiet area. You are just a few minutes walk from the restaurants, artisan shops and cafes and the sany Mediterranean beaches are less than half an hour away. In Pezenas during the summer months the shops open late into the evening on a Wednesday and Friday. There is live music and wine tasting along the main street on Friday evening during July and August.
The South of France holiday house is extremely spacious, there are a total of 8 bedrooms and 5 bath/shower rooms, lots of sitting areas along with a large family kitchen which opens out onto the poolside.
Outside there are several options for 'sitting-out, you can choose the sun or the shade! An upper terrace, the poolside terrace, a grassy garden with young fruit trees and children's slide, as well as a flowery interior courtyard and of course the private swimmimg pool.

Ground Floor of this Pezenas holiday villa
Large airy entrance hall that leads right through the house to the pool and terrace. The hall has a majestic marble staircase up to the first floor. Off the far end of the entrance hall is a newly installed poolside kitchen with dining table seating up to 12, which gives out onto the poolside terrace, a large part of which is covered.
Behind the kitchen is a small sitting room with two leather sofas, which then leads through to a shower room with wc.
Beyond the shower room are 2 Bedrooms (11m2 each):
One has a double bed, while the other has 2 set of bunk-beds.
Both the above are served by a bath and shower room with wc off the entrance hall is another shower room and an independent wc.
The hallway stairs bring you to an attractively furnished foyer, off which is the kitchen to one side and the vast living-dining room to the other. Straight ahead from the foyer and between the kitchen and living room is a charming little interior courtyard, with wall-mounted plant flower pots, which has a teak dining table and chairs (seats 6/8).
Living-dining room (90m2):-
The dining area has a large table seating 10 with a fine 'Louis XV style' dresser. Two sets of French windows lead out to both the interior courtyard, and on the other side to a nice sunny terrace (steps down to pool).
There are two sitting areas: by the fireplace (4 armchairs & small settee), and beyond a 'children's area' (2 sofas, toys, playpen, satellite TV) which also has french windows opening out to the sunny upper terrace.

All off a spacious landing with french windows out to small balcony overlooking the courtyard, and 3 further ensuite bedrooms:

This large holiday villa in South of France is ideally situated for family hoidays.
In addition to the flowery internal courtyard (15 m2. teak table seats 6/8), the upper terrace (18m2) accessed from the living-dining room has a small table and a couple of sun-loungers.
It has a vine-clad pergola for shade and there is a view over the garden and vineyards and beyond it of a public Car-park. Tiled steps lead from the upper terrace down to the large poolside terrace (160m2) which is nice and sunny on one side but also has shade as it is partly covered by the upper terrace.
The large teak table seats up to 10. If more seating is needed you can always bring out the table from the 'summer kitchen' which opens onto the covered part of the terrace. 6 sun-loungers with cushions.

The L-shaped swimming pool is about 40m2 (9.5m x 4m x 1.3/2 m deep). It has a safety fence (not shown in photo) as required by the new pool-safety regulations for the protection of young children.
A handsome stone balustrade along its far side which separates the pool area from the rest of the garden.
About 500m2 of grass with fruit trees and a children's play area with a slide, swing and sand pit.
Pezenas is a charming market town with a beautiful medieval and Renaissance centre with narrow winding streets, and many galleries and working craft shops like glass blowers and jewellers. Several good restaurants within 4 or 5 minutes walk from the house (and excellent take-out Pizzeria just a couple of minutes walk away!).

Beziers 23km Large market town, renowned for its colourful 'Feria' in August (street music, carnival, bull-fights).
Lac du Salagou 26km to the north. Lake surrounded by spectacular red volcanic hills. Watersports.
Nearby is Cirque de Mourreze, an extraordinary 'chaos' of dolomitic towers and ravines.
St Guilhem-le-Desert 37km. Beautiful medieval village and abbey in dramatic gorge landscape.
Parc Naturel du Haut Languedoc 40km North West of Pezenas are the mountains and rocky gorges of the Caroux mountains. Great canoeing on the river Orb.
Narbonne 50km. Once the capital of Roman Gaul. Famous cathedral.
Montpellier 45km. Attractive university town.

On Wednesday and Friday nights during the Summer the shops in Pezenas are open until midnight and on Friday evenings the Estivale takes place in the main street - where there is street food, music and local vigneronnes offering wine tastings - you buy half a dozen tickets and exchange them for whichever glass of wine you would like to try and you get to keep the glass!
