This modern holiday villa in Cap d'Agde (it is not near or connected to the naturist resort) is the perfect destination for a relaxing family holiday in the South of France. It is situated in a calm family neighbourhood and has a private pool with Roman steps for easy access and a water slide for children.

Large windows and the open plan design ensures this two storey villa is filled with natural light. Sleeps 8 in 4 bedrooms, air-conditioning is available (optional extra). The fenced garden has several trees and an outside lounge area in the shade should you choose to escape the South of France sunshine !

All the local amenities are within a walking distance.

Detailed description of this South France Villa

Ground floor

Enter through front door that leads into a large open plan lounge/dining area with two comfortable sofas and glass dining table with 8 leather chairs. This area has large windows with a view on all aspects and sliding doors with access to the garden and swimming pool.

The well equipped kitchen is part of the open plan design and is separated from the dining area by breakfast bar with two bar stools. Patio doors lead out to the garden and pool.

A utility room is on the left side of the kitchen and houses an American style fridge freezer, washing machine and sink area.

The property is air conditioned throughout (living space and bedrooms) optional extra.

The Master bedroom - an open plan room with king size bed (180cm), shower area, wash hand basin. It is the only bedroom on this side of the villa with sliding doors affording a view and access to the pool.

Off the entry hall, a short corridor leads to the other three bedrooms:

Bedroom 2 - a double (140cm) and a view to the front garden.

Bedroom 3 - twin beds (90cm each that can be pushed together) with a view and access to the garden

Bedroom 4 - twin beds (90cm each that can be pushed together) with a view and access to the garden

A family bathroom, with walk in shower and a jacuzzi type bath (but no wc) is at the end of the corridor and shared by bedrooms 2, 3 and 4.

First floor

An Architectural staircase, with a beautiful view, wooden stairs with a thin metal rail (not suitable for toddlers), leads to the mezzanine upstairs.

One wc in the cellar and another one near the pool.

The garden in this French holiday villa has mature trees, Mediterranean plants and an artifical lawn. Dotted around the garden there is lots of occasional seating - 2 armchairs, a swing seat and low table, a further "coffee/drinks" table with 3 chairs and 6 bean bags, plenty of places for you to relax and enjoy your family holiday in the South of France.

The 10m x 4m x 1.2m pool has Roman steps for easy access and a water slide for the children. There is an automatic cover and it can be heated with a "pompe a chaleur" at an extra cost.
