Should you wish to explore it is within easy reach of Montpellier - 15 minutes, the Mediterranean beaches - 25 minutes and the Herault Gorges - 20 minutes - everything is on the door step.
Impressive South of France Air-Conditioned Holiday Villa to sleep 8 to 10
Built 10 years ago the position of this modern Architect Designed villa takes full advantage of the wonderful surrounding countryside affording exceptional views.
The enormous open plan living area, 60m2 has 2 large sofas, fireplace, attractive ceiling beams and a spiral staircase leading to a mezzanine study area. Several floor to ceiling French windows lead out to the terrace, patio deck and the immense garden.
There is a dining area in the living space with a table to seat 10.
Leading off from here is the well equipped modern kitchen housing everything you need for your South of France holiday, including an American fridge with ice maker and a Nespresso machine. A set of stairs from the kitchen lead to the lower level.

A semi-circular corridor leads you to an independent cloakroom with wc and to 3 of the bedrooms:

The Owners are Landscape Gardeners and the superb 4000m2 of verdant private garden surrounding the villa is filled with mature trees and shrubs.
As the villa is circular there are many different outdoor areas to choose from with numerous sun loungers and salon style furniture. They include a wooden deck of 80m2 edged with exotic plants and a wrap around terrace of 180m2 - perfect for enjoying your Aperitif whilst taking in the long reaching views across the South of France countryside and a 7 seater hot tub.
From one of the terraces is the enormous salt water infinity pool, apprx 65m2 in total, depth from 70cm-2m, whose curve emulates the line of the house and there is a separate circular jet pool within the pool itself. Views from the pool and pool terrace are amazing.
The terraces, pool area and pool are illuminated at night and so is the 7 seater hot tub.
Large dining table to seat 10 under a covered part of the terrace - just waiting for you to enjoy those al fresco meals cooked on the large gas plancha (no BBQ).
The villa is accessed by a long driveway and there is a double garage and room for several other cars.
A leisure area close to the villa offers a court for either Badminton or Volley Ball or Boules or Ping Pong.

Situation of this South of France Holiday Villa
Montarnaud approx 3km - Small town with restaurants, shops and Chateau.
Montpellier approx 19km - Lively atmospheres can be found in the old centre and Place de la Comédie, which is lined with outdoor cafés along with many good restaurants.
Gignac approx 18km - a pleasant small market town (shops, post office, excellent restaurant). Ten minutes from the property you can park and ride the tramway into the centre of Montpellier. The market on Saturday is quintessentially French with everything from food stuffs to clothes and gifts.
Aniane - approx 16km with probably the most famous vineyard in the Languedoc, "Mas de Daumas Gassac". The wine produced here will never be "Appellation Controlée" because it is made from the Bordeaux varieties of Cabernet Sauvignon and Merlot, but the wine regularly wins blind-tastings when pitted against the Grand Cru Chateaux of Bordeaux!
Grotte de Clamouse apprx 15km - Spectacular limestone caverns. (Canoe kayak hire on river Herault close by).
St Guilhem-le-Desert approx 20km - Beautiful Medieval Knights Templar village and Abbey. This was a major staging post on the pilgrimage route to Santiago de Compostela.
Mediterranean Beach:
approx 30km to Palavas-les-Flots.
Lac Salagou approx 36km - lake surrounded by ancient volcanoes and the limestone Cirque de Moureze (spectacular towers and ravines).
Sete approx 45km - a working fishing port with good seafood restaurants.
