The villa is laid out on one level, apart from the mezzanine area on the first floor from where there is access to the roof terrace.
A large entrance hall takes you to the voluminous open plan, double height, living area with dining table to seat 8 and a well equipped kitchen. Doors from this space take you out to the covered terrace, pool and garden.
From the living area stairs to the first floor lead to the mezzanine, where there is a sofa bed, TV/DVD and a variety of books and games - and a door out to the secluded roof terrace.

Attractive Mediterranean garden at this South France Holiday Villa
The villa entrance has electric remote controlled gates and a side gate accessed with a key.
The villa is set on a plot of 1100m2 - the large garden encompasses outdoor areas on each side of the villa - terraces to the South and East, the Mediterranean terraced garden to the North and the secluded first floor roof terrace faces West for late afternoon sun and views.
Leading off the South facing terrace is the 8m x 4m pool, which has an alarm and Roman steps for easy access with stunning views across the vineyards and on to the Pyrenees. There is a pool shower.
The lovely mature garden includes a Palm, Olive trees, Cypress pines, an abundance of Mediterranean flowers, herbs and shrubs including Lavender and Oleander and some lawn for children's play.
Sun loungers on the pool terrace for those who want to enjoy the South of France sunshine.
If you seek some shade from the South of France sunshine there is an electrically operated awning over the south facing terrace which overlooks the pool and has a dining table and BBQ for those alfresco meals. There are a few steps down from this terrace to the pool and garden.
There is more occasional seating around the garden.

The historic village of St Genies de Fontedit has a Medieval Church and pretty winding streets, a cafe/bar, takeaway Pizzeria, Tabac and the all important baker! If you are here in early June the Foire des Grenouilles is a must - artisans, street music and much more.
Beziers apprx 18km. The cathedral dominates this busy market town, rising majestically above the river Orb. The lively Feria in August lasts five days; bull-fighting, paellas, flamenco dancing, and partying in the streets until the early hours of the morning.

Bedarieux - Monday market and a great Restaurant called La Forge
Pezenas apprx 23km - a lively town with a Renaissance centre, boutiques, artisan shops, lots of restaurants, cafes/bars, huge Saturday morning market and the Summer Estivales (Friday nights in July and August) with street food, wine tastings and music.
The Canal du Midi has extensive shady tow-paths to walk or cycle along. The Neuf Ecluses (9 locks) de Fonseranes Visitor Centre at Beziers - apprx 22km - has a restaurant too!
