This exceptional Cote d'Azur villa was bought by the owner's father and dates back to the 1940's. It enjoys wonderful views over the sea to the Iles des Lerins and across the bay to Cap d'Antibes. The owners have completely refurbished the house, whilst retaining as many of the original Art-deco features, like bathroom fittings, as possible.
Air-conditioning in the living and dining room and five of the bedrooms also have air-conditioning.
Perfect for 2/3 families or a large group, a great location for exploring all that this part of the South of France has to offer.

Cote d'Azur Large Luxury Villa to sleep 10 not far from the centre of Cannes in the South of France
The house is built on a hillside so that there are two "ground-floor" levels.
The lowest level has rooms opening out onto the south-facing garden and pool terrace. Above is the principal floor with entrance from the parking area on one side and reception rooms opening onto a roof terrace on the other. Finally, there is a third level with a bedroom and roof terrace.
Living and dining room have air-conditioning.
Five out of the 6 bedrooms have air-conditioning.
PRINCIPAL LEVEL
Entrance to hallway, which leads through to a very spacious and comfortably furnished living room (50m2) with a fireplace. Sliding glass doors lead to the south facing terrace, which also has a dining table and which is shaded by canvas awnings.
Off the dining room, but also reached directly from the hallway is the well equipped and very nicely designed new kitchen. We loved the granite floor tiles. There are acres of work-surface, enough fitted cupboards and drawers to satisfy a quartermaster and complete with all mod-cons. Back door out to parking area.
Air-conditioning and living and dining rooms.
Off the other side of the living room is a large (20m2) entertainment room/office, with wide-screen satellite TV. French windows lead to south-facing terrace. There is a large good quality convertible sofa-bed, so this room can become a sixth bedroom (no air con). It has a spacious en suite bathroom (8m2), with the original 1930's free-standing washbasin, mirror and lighting. Bath and separate "open-shower".
Off the hallway is a guest wc with wash-hand basin and a corridor that leads on to two bedrooms: One has twin beds and an en suite bathroom; bath with shower-over, bidet, wash-basin, wc. The second bedroom has a queen-sized double bed (180cm), and en suite bathroom; bath with shower-over, wash-basin, wc.
LOWER LEVEL
Foyer/sitting room with storage cupboards leads to garage, and to two bedrooms, with en suite bathrooms. Both bedrooms are pleasantly cool and lead out to the garden and pool area. One bedroom is very spacious (22m2) and has doublable twin beds. Its bathroom has a bath with shower-over, washbasin and wc. The other smaller bedroom (12m2) with double-bed has a small simple bathroom (3m2) with deep hip-bath and a washbasin. Independent wc off the corridor. The room does not have air con but it is cooler than all the rest.
UPPER LEVEL
The top floor is a perfect hideaway for couples. The bedroom (12m2) has standard sized double-bed and en suite shower, wash-basin and wc. The owner calls it the "Casbah" as it is reminiscent of a Moorish house: it has a large roof terrace (30m2) with splendid views of the sea. Ideal for sunbathing and star-gazing while enjoying the cool night time sea breeze.
The villa with it's 6 bedrooms can sleep 8 people if each person requires their own bed. Maximum numbers are 10 in 3 doubles and 2 twins.
The villa has a separate flat with separate entrance that may be occupied from time to time by the owner.
Air-Con - in 5 of the 6 bedrooms and Living and Dining Room
(The room that does not have the air con is the smallest room on the pool level. It is also the darkest room and cooler than all the rest. )

South of France Holiday Villa with large terrace garden
Large mature garden, 2500m2 in all, on several levels.
From the dining terrace a few steps lead down to a paved terrace which is shaded by an old olive tree. It has a small ornamental pond with goldfish.
A few more steps then lead down to the pool area. The swimming pool has no chlorine and is 10m x 4.5m with an alarm.
Next to the pool area is a lawn of about 400m2 - ideal for garden parties - and a terrace beyond with dining table and parasol.
The property has a portable gas BBQ.
The villa has a separate flat with separate entrance that may be occupied from time to time by the owner.
In the lower part of the garden, which is completely enclosed, there are fruit trees and palms. The owners have 2 family dogs who use this area of the garden but they have no access to other parts of the garden, swimming pool or house. The owners would prefer to leave the dogs in their environment, but are prepared to remove them if necessary. Please note the dogs will not be at the property during certain summer weeks in July/August.
Situated in the exclusive residential area of "La Californie", the house is less than 5km from the centre of Cannes and the beach (and is less than 1km from the sea as the crow flies).
Excellent water sports, including Windsurfing and Stand-Up Paddle Boarding as well as Tennis and Golf Facilities only minutes away.
Two Bus stops close to the villa take you to Cannes Train Station in the centre of town.
