It is only a 15-20 minute walk to the local village of Bormes-Les-Mimosa with its pretty streets, cafes, bars, restaurants, boutiques and just a short drive to local beaches.

A spacious villa well laid out and well equipped with something for the all the family.
The large living area is modern in design and open plan, it is decorated to a high standard with good quality fixtures and fittings - colourful art on the walls, 21st century lighting and an eclectic mix of furniture that all blends well together. Patio doors lead out to the covered sitting area with salon style furniture - perfect for a pre-dinner glass of wine.
For the Chef in the family the stainless steel kitchen is a dream - a well equipped sleek lined space where from the island you can watch your supper being prepared - don't forget to have wine ready for the cook! There is also a seating area for 6 - great for the kids. Patiod doors take you out to the terrace where there is a dining table for al fresco meals.
The villa has air conditioning throughout and ceiling fans.

South of France modern holiday villa and garden with coastal views
The villa is set in a lovely verdant fenced garden with mature plants and trees and expansive views across the countryside to the coast.
The heated 8m x 4m x 1.4m heated swimming pool has an alarm and is surrounded by a pool terrace. There are sun loungers, bean bags, a lounger style hammock and a flat area for children's play.
Patio doors from the living area lead out to a fabulous covered salon space with large sofa, chair and low table - ideal for an aperitif or just chilling reading your book if you want some shade out of the South of France sunshine.
From the kitchen patio doors lead to the terrace where there is a dining table seating 10 for al fresco meals.
A gas BBQ grill is available - perfect for cooking outdoors.
Lots to see and do close to this South of France Villa
The 13th century village of Bormes-les-Mimosas perched high above the coast is very picturesque with its flower bedecked narrow streets, little squares, arches and quintessentially French colour-washed houses, covered passageways (cuberts) and vaulted interiors. The village takes its name from the abundant bright yellow vanilla-scented Mimosa trees that flower throughout the village in early spring. In summer, the village is filled with Bougainvillea and Geraniums, a spectacle worth seeing.
From the village there are breath-taking views across the Levant and Port Cros Islands, the pretty port of La Favière and of course the sweeping bay of Le Lavandou.
Bormes-les-Mimosas also considers itself to be a centre of scuba diving and is very near the National Park of Port-Cros which is dotted with shipwrecks. In the vicinity plenty of other watersports are available, such as parascending, water skiing, wakeboarding, jet skiing and sea fishing.
For a bit of history why not visit the ruins of Chateau des Seigneurs de Fos an historic monument offering an incredible view to the Bay of Le Lavandou, Les Iles du Levant, Port Cros, Port Faviere the private domaine Cap Benat.
Or take a tour of Fort Bregancon - the Presidential Summer Residence.
There is 22km of coast, alternating sandy beaches and pretty inlets and coves to explore where the colour of the sea ranges from pale turquoise to a deep cobalt. Among the beaches are the charming Fort of Bregancon, Cabasson, Pellegrin and Estagnol. The coast line around Cabasson is unspoilt and has several forest walks.
Le Lavandou (apprx 2km) is a seaside resort and has fine sweeping sandy beaches. It has a busy yacht marina with fishing boats still plying their trade; a fish market is held there every morning. The seafront is thriving in summer with stalls along the promenade selling arts and crafts. There are many restaurants and the town is a-buzz well into the night. From the marina are regular ferry crossings to the islands of Porquerolles, Port Cros and Le Levant. There is an excellent market every Thursday morning.
There is also a long sandy beach at La Favière (5km), which is the busy seaside area of Bormes, with a marina, diving club and plenty of shops and restaurants. La Favière hosts a Mimosa festival in February. La Favière has a market Saturday morning and Monday evening in July and August.

Le Lavandou apprx 2km that takes its name from the Lavender flower has cafes, bars, restaurants boutiques and beaches. One claim to fame is that in 1939 the Song - A Nightingale Sang in Berkeley Square was written there and first performed in a local bar.
Nearest beach apprx 2km by car - Plage Le Lavandou. Walking will take apprx 30 minutes, via a road and a sloping winding footpaths; note to self - uphill on the return!
The Coastal path is lovely if walking is what you are looking for
A multitude of water sports at nearby beach resorts and boat trips to hidden coves.
