South of France, a beachfront modern villa with heated pool, large garden, 3 bedrooms, 3 bathrooms, partial air conditioning and Wi-Fi in a dream-come-true position in Grau d'Agde, Languedoc-Occitanie with steps leading down to the beach. 

Superb holiday villa, everything you could hope for; wonderful location, a great time had by all. Our hosts were very gracious, even with our very late arrival due to travel delays. Long weekends possible in low season

Few houses in Languedoc or even on the South of France coast can boast a position such as this - exceptionally well situated, with sea views to take your breath away - on a clear day you can see the majestic Pyrenees (sometimes still snow-covered in May) and even Cap Creus in Spain.

The villa has 3 bedrooms all with air-conditioning and 3 bathrooms.

It has three terraces, one of which runs the entire length of the living room and is covered, the other two are situated on the garden side of the house. The garden is an oasis of greenery and mature trees, including Mediterranean pines, which provide much needed shade from the South of France heat in the summer.

The 'house beach' rarely gets crowded even in July and August simply because there is no public parking near the house. In June and September it is almost private.

A ten minute walk along the sand will bring you to boulangeries, cafes and restaurants either in Grau d'Agde or Rochelongue.

Stunning beachfront location and a great base from which to explore all this part of the South of France has to offer.

Description of this South France Beachfront Villa

First Floor

Steps lead from the garden up to the main entrance, you step into the large open plan lounge/dining area with comfortable sofas, easy chairs and dining table. This whole area is surrounded by floor to ceiling glass windows leading out onto the full length terrace with magnificent views across the South of France coastline and swimming pool.

The well equipped modern kitchen is off the dining area with views of the front garden.  

Off the lounge is Bedroom 1 with twin beds of 80cm (new in 2019), they can also be made into a large double, air conditioning and TV. Glass doors lead out onto the main terrace with amazing sea view. En suite shower room with wash hand basin and shower. Independent wc.

Top Floor Master Bedroom - Bedroom 2

Stairs lead from the lounge up to Master Bedroom a large double bed (160cm). Air conditioning.

This bedroom has a slightly low ceiling on entrance, wooden floor and covered balcony (unsuitable for small children) overlooking the pool and the South of France coast. A glass door (mind your head!) leads onto another small terrace with a magnificent view of sea, beach and pool - perfect for watching the sun go down or waking up to a view, on a clear day, of the Pyrenees and Cap Creus in Spain hovering over the sea! 

The master bathroom has a bath, separate shower and wash hand basin  Independent wc.

Garden Level (no access from within the main house)

Bedroom 3 has a large double bed (160cm bed new in 2019), air conditioning and is completely independent and accessed from the bottom of the external stairs, perfect for grandparents who would like a little independence! There is a shower room and independent wc, a separate laundry room with a second fridge freezer, washing machine, dryer, iron and sink.

Water for the house uses the South of France sun, as it is solar-heated!

Outside Details

Beachfront villa in the South of France

This villa is exceptional as it has direct access onto a South of France beach, plus a 6m x 5m x 1.6m heated swimming pool with Roman steps, removable fence and child barrier. A few steps down from the terrace there is an outside shower and a washing line - this also leads into the front garden.

The holiday villa has 3 large paved terraces with garden furniture. One is on the sea side and the other 2 on the garden side of the house.

The large terrace which runs all along the side of the living dining room is partially covered and can almost be considered as the living room extension. It has some nice outside furniture - a table with chairs for al fresco dining and an outside sofa with cushions. There are also a number of sun loungers by the pool. At the end of the pool terrace an electrically operated transparent blind can be lowered as a wind-break.

The Owner has a wooden barrier for the living room window and a barrier for the pool - he has grandchildren himself!

From this large terrace there is a gate which leads directly down to the beach - there is a rope hand rail on both sides and a small boat house. This beach rarely gets busy simply because there is no parking for the general public apart from the residential houses along that stretch of beach.

The secure garden provides a lush green oasis with mature Mediterranean pines, oleanders, Phoenix palm trees and well watered grass. The watering system is automatic so sprinklers will come on at certain times during the day/night. The entry to the property is through automatic remote control gates.

Swings for children are in the garden too.

A third paved terrace houses the outside living area. There is a built in BBQ and more garden furniture for outside dining.

So all in all a perfect villa for family holidays or a weekend break in the South of France.

South of France beachfront Villa

This South of France villa is among a small collection of exclusive detached beach houses, that were built in the 1990's and is a far cry from the major development of yacht marinas and holiday flats in Cap d'Agde itself, 2 km down the coast.

You can see Grau d'Agde from the house, as the resort is on the far side of a small headland. The stretch of beach by the property is quiet, because the nearest car park and access to the beach for the general public is 400m away.

800m walk to restaurants and there is one right on the beach.

Rochelongue beach (with beach restaurant) -  approx 700m walk along beach or 1km by road: to baker, grocer, good fish-monger, bicycle hire, pedallo hire (June to Sept only).

Agde 3km. Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants.

Cap d'Agde 4km (or 2km by foot). All services. 'Aqualand' (huge water-slides, etc.) 27-hole golf course (3km), tennis (5km), boat hire, offshore fishing, aquarium. Wide choice of restaurants.

Beziers 20km. approx. Major market town, noted for its bull-fight 'Feria' in August.

Pezenas 20km approx. Attractive medieval town. Saturday market.

Narbonne 42km approx. Famous cathedral.

Montpellier approx 55km. Large university town.

Carcassonne approx 100km. Largest fortified medieval town. A UNESCO site.

Nimes approx 105km. Roman temple and arena.

Perpignan approx 110km. Palace of Kings of Mallorca.

We stayed at this wonderful villa with our 2 small children in September. What a stunning location and and stunning villa. If you have small children (or even grown up children!) this place is all you need. The beach is literally on your door step and the sea a 10 second walk from the bottom gate. If you did fancy a change from the sand and sea you can enjoy the privacy of your own swimming pool and beautiful veranda perfect for dinner and drinks with the most gorgeous views and sunsets. The villa itself is exceptionally well equipped and laid out and is luxury throughout. The owners have young grandchildren themselves and are very understanding to a young families needs; the house reflects this with inside toys available; children's equipment for outside and the garden; and a safe set up all round with a fenced off pool, sealed back garden with automatic gates and windows that children cant open. The local area is well set up. Agde is nice and has a very good market, there is a huge hypermarche 5 minutes up the road and 15 minutes away a huge holiday bay full of entertainment for adults and children. Montpellier, Narbonne and Beziers are well within driving distance also if you fancy a break from the amazing views and beach (we only went for 1/2 a day to Montpellier as we didn't want to leave the villa!). Finally, the owners couldn't have been kinder.Their English is limited but this does not matter at all and they are very welcoming and attentive. They were there to meet us on arrival, show us around, make sure we knew where everything was and did the same on leaving. A wonderful and very happy stay. Merci! The home was absolutely fabulous. Set right on the beach, it was like having your own private space to relax, lay out, and watch arguably some of the nicest sunsets in Europe. Spacious and comfortable, we could have stayed indefinitely at the villa. It was like being home with all the creature comforts to make it a perfect stay. I literally wouldn't have changed a thing! The pictures did not lie, the villa really is right on the beach. The beach was a dozen or so steps down from the patio, with a gate, so you felt very safe. The sea very safe to swim in and lots of fishes to look at and shells to collect. The owners greeted us at the gate and took us on a tour of the villa and the grounds. All the essentials were stocked up along with several bottles of wine and beer, a really lovely thought and much appreciated. It was like they had just left the villa for a few days. All we needed was a quick food shop 5 mins drive up the road and we were all set for the week. Everything worked and if you had any questions the owner replied by text really quickly. The house rules were minimal and all very sensible. We fell into the routine of breakfast up the road at a little patisserie, travel to a local city or village or wine cave, then back at 3ish for a swim in the sea, followed by a play in the lovely villa pool. Most evenings we ate in the villa with the fantastic kitchen with glasses and crockery enough for a party! The sunsets were amazing, even the stormy night was incredible to watch from the patio under cover. The local town is a 15 min stroll up the beach, there are so many restaurants and cocktail bars. LOCATION LOCATION LOCATION – this wonderful house has the best of them all. We will always remember the many dinners and drinks overlooking the beach and ocean watching the spectacular sunsets. The beautiful garden where we sat talking, eating and listening to music many a night. The owners couldn’t have been more accommodating and friendly, always available to answer any questions we had and keeping up with us when we had some health issues. The house is beautifully and tastefully decorated with everything you might need. We were very sorry to have to leave again - and yes, some tears were shed - as we could have stayed forever! We have just returned from a fabulous week in this villa and it was truly wonderful. The beach and pool were perfect for the children and the owners very kindly provided the use of floats, water toys, beach toys and a canoe! The garden is tranquil and private and when it was too hot for the beach, the children played frisbee or ball games out back. There were six of us staying, but plenty of room for privacy with the many and varied patios and balconies. The sunsets and star gazing were highlights, as was the daily market in town. A magnificent house, an idyllic spot, facing the sea with a private and direct access to the beach, charming, welcoming Owners, all went well with our lovely holiday.  Vincent J, Belgium, May 2012  We had a lovely time staying in this villa. The owners are lovely, helpful, welcoming and so accommodating. The villa itself was fantastic. We did not know what to expect but with two little ones of 4 years old the place is great. A beautiful garden for play and the beach at your doorstep, internet and some English satellite TV channels. We were able to sit and relax on the terrace with a book and a strong coffee and keep an eye on them, while they amused themselves for hours. There were toys so no stress about having to buy or bring. Easy walk up the beach to town and supermarket shopping up the road - could nip out for croissants and baguettes, great what a difference having it fresh rather than stale and rubbery from the supermarket. Lots of facilities and activities for families with children and the marina and little places tucked away near the harbour for lunch and dinner in Agde. I would recommend this villa and the owners are so lovely they made sure we had all we could possibly need. I am really looking forward to going again. It is really home away from home.
