This South of France holiday rental villa is well located close to Mandelieu, not far from Cannes and the beach, in a residential area just a short walk from the shops, bars and restaurants and other facilities.
In an elevated position it has panoramic views across the valley to the bay of Cannes and the Lerin Islands straight ahead. (One of the islands the Ile Sainte Marguerite was made famous as the place where the Man in the Iron Mask was incarcerated). To the left there is an extensive view across to Grasse and the pre-Alps.
The property is not far to Mandelieu and just a short drive from the stylish and famous resorts of Cannes, Antibes and St Raphael with easy access to the rest of the Cote d'Azur and beyond to Italy and delights of the Italian Riviera.
Inside, the holiday property is light, airy and tastefully furnished in French Provençal style and with a spacious open plan living area, a dining area with seating for 6 and a well equipped kitchen with an additional small dining table for three. Sleeps 6 people in three bedrooms, all with en suite bathrooms.
Outside there is a wrap around terrace with doors leading out from the lounge, dining area, kitchen and the two downstairs bedrooms.
The private pool has an alarm. The swimming pool area is situated at the side of the villa and enjoys the same panoramic views across to the bay of Cannes. At the pool side there is a sunbathing terrace and summer kitchen. A dining table and chairs with sunshade provides a smart dining area on the terrace outside the kitchen along with a 3 man hot tub . This is an ideal place to enjoy the panoramic views and to cool off at the end of the day enjoying a well earned aperitif depending on how the mood takes you.

The Holiday Villa comprises ground floor and first floor.
Ground floor
The main entrance is accessed from the terrace. The terrace is in turn accessed by a stone stairway and via a small gate at the top of the stairway.
The main entrance door leads into the lounge/open plan dining room. The villa has a large, light and airy lounge which leads onto an open plan dining room with matching Provençal type furniture throughout.
The comfortable lounge has a feature working fireplace, cream leather suite, desk and matching console table.
The dining room has a large dining table seating 6 and a large matching sideboard. Sliding glass doors from the lounge and double doors from the dining room lead on to the outside terrace.
The Provençal style kitchen units provide comprehensive storage facilities along with a four burner hob, full oven, fridge, microwave and dishwasher. An additional small table has seating for three people.
A doorway leads onto the outside covered terrace which also has an additional sun canopy for extra shade if you want to escape the South of France sunshine. The terrace has a dining table and cushioned armchairs to seat six people and from here you can enjoy the same panoramic view across to the bay of Cannes.
The pool area and summer kitchen are located to the side of the kitchen and terrace. There is also a 3 person hot tub in this area.

First Floor
Bedroom 1 - Twin Bedroom: with 2 x 80cm single beds, accessed via stairs from the dining room it has wardrobe, chest of drawers (with TV) and a desk, with air con. A window gives far reaching views across to the sea. An archway gives access to the en suite shower room, recently refurbished with a walk-in shower and sink unit. The toilet is around the corner for privacy and the room has a large mirrored built in wardrobe.
The other two bedrooms are located on the ground floor and accessed from a hallway at the rear of the lounge.
From the hallway before the bedrooms there is a toilet with separate washbasin.
Bedroom 2 - Ground floor Twin: Access from the hallway into a bedroom with two single beds (80cm each), wardrobe and chest of drawers,with air con. Double doors open onto the terrace.
En suite shower room recently refurbished with walk-in shower unit and sink unit.
Bedroom 3 - Ground Floor Kingsize: The second is a King size bedroom with matching wardrobes and chest of drawers, with air con. Double doors lead out on to the terrace. En suite bathroom again recently refurbished with a large two person jacuzzi bath complete with headrests and colour changing lights. A sink unit and toilet complete the fittings.
****The discreet owner occupies the lower ground floor of the house. He shares the driveway, but has a separate entrance. The pool and pool terrace are exclusively for the clients' use. The owner works during the day, so unless his help or advice are required his presence should be unnoticeable.

This French vacation property is elevated and as such has panoramic views across to the bay of Cannes, the Lerin Islands along with the South of France beaches and bays of the fabulous Cote d'Azur.
The terrace garden of this holiday villa has shrubs and trees including Mimosa, palms, a large lemon tree abundant with fruit. There is an area at the poolside for sunbathing and relaxing with lovely "salon" furniture and sun loungers.
The terrace outside the kitchen is covered and provides an informal and relaxing seating area with a rectangular glass topped table and six cushioned armchairs. A great spot for a well earned aperitif as the South of France sun goes down followed by alfresco dining. There is also a 3 person hot tub on the terrace.
The pool is 6m x 4m with depths of 0.80 to 1,80m apprx and has an alarm. From the poolside the panoramic view extends to the sea at the bay of Cannes.
A summer kitchen to the side of the house has a built in BBQ, full oven, washbasin, larder fridge for those cold drinks around the pool, a freezer and washing machine all under cover.

Mandelieu centre - approx 10 minutes walk Water sports are available in many places and there are numerous pontoons to swim out to. Train station with trains to Cannes and Nice.
Port La Napoule approx 10 minutes away - Les Nocturnes du Port, an artisanal night market, run on the Port La Napoule esplanade on Mondays, Tuesdays, Thursdays and Fridays from 7.00pm to midnight during high season.
As you get closer to the centre of Cannes (approx 10km) there are more private beaches where you can hire sun beds and dine in a range of good beach restaurants.

The Cote d’Azur is packed with art and culture. So Picasso (Antibes), Matisse (Nice), Chagall (Nice), Renoir (Cagnes) all have major collections on permanent display. There is Rock 'n' Roll contemporary art at Foundation Maeght (St Paul de Vence) and Musee d’Art Moderne (Nice) as well as a superb new Musee at Mougins with an eclectic mix of ancient and modern art.

28km approx West to Agay. Beautiful beach in a wide bay, with a couple of restaurants. Sailing School. Just beyond Agay are the larger beaches of St Raphael and Frejus. These are very much "seaside resorts" with plenty of bars, beach cafés and beach shops, which are less expensive than Cannes.
42km approx Fayence, one of the largest Provençal hill villages.

South of France:
TGV from Paris to Cannes approx 5 hrs
Mandelieu is just a short walk away, approx 10 minutes walk, and has all the facilities for day to day living, shops, chemist, doctor, post office plus bars and restaurants, plus a large Geant Casino hypermarche (excellent fish counter).
The beach is approx 3km by car and about 20 minutes walking. There is a small path leading to the beach that is not accessible to cars so is safe to walk or cycle.
La Napoule has a good range of shops including baker, butcher, cashpoint, bar tabac, newspaper shop, post office and a petit casino supermarket - small but stocks most essentials. There is a market here usually every Wednesday, finished by lunchtime.
An artisanal night market is run on the Port La Napoule esplanade on Mondays, Tuesdays, Thursdays and Fridays from 7.00pm to midnight during high season.
Cannes a short drive away with more extensive shops - most focused around Rue d'Antibes with the Designer boutiques on La Croisette - restaurants and boat trips and a great market at Forville. There is a car park at Forville and another at Rue Frederic Amouretti. The firework festival is not to be missed - check with the Tourist Office for dates.
La Bocca (on the outskirts of Cannes) has a great French market - finishes at lunchtime. Definitely worth a visit if you like fresh fish and produce.

South of France Beaches:
There are public and private beaches in France - a good private one is Le Sweet on the seaside road into Cannes at Mandelieu next to the Pullman Hotel Royal Casino - you may need to book sunbeds in advance (04 93 49 87 33) and there is a good restaurant for lunch.
At Theoule-sur-Mer, Le Plage Marco Polo is good and there is a restaurant too.
There are two big water parks not far - Marineland in Antibes and Aqualand in Frejus.
