Nestled in the sun-drenched South of France, not far from Béziers in the Languedoc region. This beautifully converted stone property has been transformed into a perfect holiday villa.

The very spacious villa features 4 air-conditioned bedrooms, 3 stylish shower rooms and 2 lounges offering plenty of room for families or groups of friends. The open-plan living area boasts exposed beams, high ceilings, and large windows that fill the space with natural light. The fully equipped kitchen and generous dining area make it easy to enjoy relaxed meals together.

Outside, you’ll find a private swimming pool* (8m x 4m) surrounded by a peaceful terrace, perfect for lounging in the Mediterranean sunshine or enjoying an evening glass of local wine under the stars. 

There is a second terrace and garden which is perfect for evening dining, and for added security the entrance to the pool terrace can be locked should you have young children.

Set on the edge of a friendly Languedoc village, the villa is within easy walking distance of a traditional bakery and a welcoming local bar, so your morning croissant and evening apéritif are always close at hand. There is also an excellent Pizza takeaway, newsagent and small grocers.

Whether you’re exploring the nearby vineyards, visiting the beaches of the Mediterranean, or simply unwinding by the pool, this is the perfect base for an authentic South of France escape.

Accommodation Details

One enters this fabulous South of France villa from one of the terraces, garden and private parking.

The bespoke door opens into the large, modern yet authentic kitchen and dining area.

The dining table comfortably seats 10 people, the kitchen separated by a breakfast bar is fully equipped with everything that you could need for a family holiday in the South of France.

A utility room off the kitchen, has a washing machine, a second fridge and an independent wc.

An honesty wine cave is available for clients, as this property was once a winemaker’s house, the owners have ensured some of the original features have been retained, they purely ask that you replace what you drink, all the wine is from local wine producers.

Large doors lead to the poolside terrace (these doors can be locked if you need to restrict access to the pool), a real suntrap for those who love the sunshine. If you prefer the shade then head to the opposite side of the house to the alternative terrace and garden.

The ground floor is spacious and open plan, the lounge area has comfortable sofas and a tv.

Ground floor bedroom, King size double bed, air-conditioned, French doors lead out to the terrace and garden, en-suite shower room with wc and wash basin. (Possibility of adding an additional bed if twins required, ask for more details). Ideal for grandparents who would like a little more privacy.

Staircase leads to the first floor, to the right on the mezzanine is the air-conditioned TV room (86 inch smart TV, with UK channels) which has a glass wall overlooking the ground floor.

The first floor is equally as spacious, there are a further 3 bedrooms on this level.

Bedroom 2 - King size double bed, air-conditioned, doors lead out to a decked terrace that overlooks the pool, plenty of room for a couple of sun loungers. An ensuite shower room with wc and vanity unit.

Along the corridor, a door leads you to the next 2 bedrooms which gives added privacy should you be 2 families holidaying together.

Bedroom 3 - Twin bedroom, air-conditioned with lovely new feature wall.

Bedroom 4 - King size double bed, air-conditioned.

These 2 bedrooms share the Italian shower room (twin showers!) there is also an independent wc.

Outside Details

This holiday property has lots of outside options to suit all your needs whilst on holiday in the South of France.

The private pool which the owner plans to heat for 2026, measures 8 metres by 4 metres and is between 1.5 and 1.8 metres deep. The pool is accessed from within the house, so this is a brilliant security feature if you have young children. The pool has a walled terrace with plenty of sun loungers.

On the other side of the house there is another terrace with a large dining table, BBQ, pizza oven, garden area and access to the private parking.

A covered well is one of the original features of this holiday property.

On the first floor there is a decked sun terrace, which can be accessed from the hallway and also the pool view bedroom.

 

Nearby Attractions & Activities

Explore the South of France from this Holiday Villa

The historic village of St Genies de Fontedit has a Medieval Church and pretty winding streets, a cafe/bar, takeaway Pizzeria, Tabac and the all important baker! If you are here in early June the Foire des Grenouilles is a must - artisans, street music and much more.

Magalas - approx 4km, the village itself has a couple of restaurants, small shop, and bakers. On the edge of the village 2 supermarkets, large bakers and butchers, restaurant and Pharmacy.

Beziers - approx 18km. The cathedral dominates this busy market town, rising majestically above the river Orb. The lively Feria in August lasts five days; paellas, flamenco dancing, and partying in the streets until the early hours of the morning.

Golf St Thomas, Beziers: approx 24 km

Bedarieux - Monday market and a great Restaurant called La Forge

Pezenas - approx 23km - a lively town with a Renaissance centre, boutiques, artisan shops, lots of restaurants, cafes/bars, huge Saturday morning market and the Summer Estivales (Monday nights in July and August) with street food, wine tastings and music.

The Canal du Midi has extensive shady tow-paths to walk or cycle along. The Neuf Ecluses (9 locks) de Fonseranes Visitor Centre at Beziers - approx 22km - has a restaurant too!

Mediterranean beaches approx 32km. Valras, Serignan, Portiragnes Plage, Vendres, Vias and of course Cap d'Agde.

Parc Naturel du Haut Languedoc approx 20km.

North of Magalas are the mountains and rocky gorges of the Caroux mountains. Great canoeing on the river Orb.

Agde - approx 40km. Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants.

Cap d'Agde - approx 44km. 'Aqualand' (huge water-slides, etc.)
27-hole golf course.

Narbonne - approx 49km. Once the capital of Roman Gaul. Famous cathedral.

Montpellier - approx 87km. Large university town, great shopping.

Carcassonne - approx 106km. Largest fortified medieval town - UNESCO site.

The house is beautifully designed and decorated with so much space, we particularly loved having the choice of three outside spaces to enjoy the sun throughout the day.   The village is lovely and has a very warm and welcoming feel about it, we visited the bar a number of times and the family who run it were very friendly. The food was as you said, pretty good too. We also frequented Rana the pizza take-out, again delicious! The bakery did not disappoint either. I don't know how but we just ran out of time to visit the local vineyards but did walk up the gorge as you suggested, we were so pleased we did as it was so lovely. Also visited Beziers several times and really enjoyed the wine tasting event on Thursday evenings with all the music, lights and fountains! I could go on...  Anyway, I just wanted to say we have had a really fabulous holiday and very much hope to visit again.  All the best and thanks again. Email to Owner August 2025
