South of France Exclusive Elegant Chateau, sleeps 12, close to the centre of Nice.
This magnificent Cote d'Azur Chateau is an historic listed building, originally built in 1884 for Baron Maximillian von Budai and has been lovingly restored by the current owners, offering stunning interiors and exteriors.
The grounds feature a wraparound heated pool, 400m2 of spacious terraces overlooking the Mediterranean and a 1000 year old olive tree. The piece de resistance is the Tower boasting a bedroom, private roof terrace, hot tub, gym and absolutely glorious views.
This superb house has 5 large bedrooms, 3 with en suites and 2 with separate bathrooms, a stylish independent apartment with en suite and staff quarters for 2 people on the lower level.
Set in a fantastic location in the heart of the French Riviera, giving you easy access to the centre of Nice, Villefranche-sur-Mer, Cap Ferrat and of course Monaco, it is one of the most desirable properties on the coastline.
The Chateau is also available to hire for corporate events, entertainment or to celebrate special occasions.

South of France Chateau overlooking Nice on the Cote d'Azur
The Chateau consists of the Main House and the Tower.
There are 6 bedrooms in total for 12 guests, plus Staff quarters on the lower level.
The main house has 5 bedrooms, 3 with an en suite and 2 with their own separate bathrooms. There are 3 on the upper floor, one on the ground floor, and one in the Tower.
In addition there is a separate guest apartment located in the annex.
The Master Bedroom is unusual in that it is round and has a large round turnable bed under a charming parachute style canopy. The room features a fireplace, Bang & Olufsen TV, walk in wardrobe and overlooks the Mediterranean sea and the private terrace. Separate private bathroom with wc.
Bedroom 2 - king size bed - a traditional Belle Epoque period styled room with antique furniture and original frescoes. Separate private bathroom with wc.
Bedroom 3 - king size bed - for the younger people in the party perhaps as there is TV, Xbox and Wii console! A spacious room with a desk in an alcove and an en suite with wc.
Bedroom 4 - a king size bed, walk in wardrobe and en suite with wc. A sea facing room, modern in style, with balcony and views over the Mediterranean.
Bedroom 5 - Tower a queen size bed, small living area with seating for 2 and an en suite with wc - contemporary styling throughout.
Bedroom 6 - Annex Guest Apartment - separate space located above the outdoor Summer kitchen and bar next to the main house - refurbished in a very modern style with a double room, en suite with wc, private terrace and full sea view.
The 3 upper bedrooms, the ground floor bedroom, the Tower bedroom and the Annex bedroom are all fitted with air-conditioning. The staff quarters do not have air conditioning.
In addition there are staff quarters on the lower level (1 bedroom, en suite with wc and lounge area). (Advance notice required if this room is to be occupied, if it is not needed the lower level will be closed off).
Living Areas - there are 2 living rooms:
In the centre of the Chateau the main living area is a fabulous mixture of contemporary and traditional furnishings and original characteristics - there are fururistic curved leather sofas, a fireplace, original ceiling frescoes and triple aspect French doors that lead out to the terrace and pool from where the views are incredible.
A second lounge houses the Bang & Olufsen 65cm TV and audio centre, perfect for relaxing on the full length Italian leather recliners or the modern curved sofa. This room looks over the terrace and pool.
A graceful and refined room seating 12 with Rugiano and Bretz furniture and handmade Belgian stemware - perfect for convivial entertaining. The original overhead frescoes and feature lighting perfectly enhance the space.
*Air-conditioning has also now been installed in the living rooms, dining room and kitchen for 2017.
Bureau - close to the Master Bedroom
A large room with a striking glass desk, Rolf Benz furniture, a chandelier of modern crystal and original vintage wallpaper. You may well be distracted from work by the breath-taking views from the private columned terrace. A PC and a Brother printer/fax are available for guest use if required.
Independent wc on the ground floor
The Property Manager will visit as necessary to care for the house, garden and pool as needed.

The unique heated pool, 12m x 5.5m has been built to follow the curve of the terraces flowing under the upper terrace, a rain curtain leads you into a shaded space and ambient pool lighting enhances this area at night.
400m2 of Terraces
There are 4 terraces offering individual views across the French Riviera and Mediterranean coastline where you can relax and enjoy the vistas.
The main terrace comprises an outdoor seating area for 12 and a sofa/lounge area - perfect for evening aperitifs and alfresco dining.
Should you wish to host dinners, informal patio parties, large or small, with seating for up to 50 people the outside areas at Chateau Maximillian lend themselves to such events.

Tower Roof Terrace
This large terrace has enviable 360° views to the sea, the mountains and Nice city. If you want some private time to sunbathe on comfortable sun loungers this is the spot, or if company is preferred there is the 6 seater hot tub.
For those wanting to keep up their fitness there is a gym in the Tower with Technogym multipurpose equipment, Vibrogym free weights and an excercise bike.
There is simply a wealth of things to do in Nice – it is one of France’s biggest cities and is only second to Paris in its number of museums and galleries.
Nice Port - approx 3km- a mix of both commercial and luxury
Villefranche-sur-Mer - approx 5km - marina, quay, pebble beach, bars, restaurants.
Eze Village - approx 8 km - Have a coffee at Chateau Eza and enjoy the stunning view or walk up to the Mediterranean garden at the top of the winding streets for an amazing panoramic vista of the coastline.
Monaco - approx 15 km away. Home to the Café de Paris, the Hermitage Hotel, the Grimaldi Palace and of course the famous Casino. Every May the atmosphere on the streets of Monaco become electric as the Grand Prix takes place. Race viewing suites are available to watch the Grand Prix with spectacular views.
Also the ‘must see’ is the Cours Saleya Flower Market, the Matisse Museum, the Russian Cathedral and the Roman ruins.
The Matisse Museum – the art of Matisse was largely inspired by the stunning and vivid colours in the South of France – the museum shows work from the early period as well as from the end of his career.
Musée d'Art Moderne et d'Art Contemporain (Mamac) - Designed by Yves Bayard and Henri Vidal, Mamac is worth a visit for its stunning architecture alone, but it also houses some fantastic avant-garde art from the 1960s to the present day. Exhibits include iconic pop art from Roy Lichtenstein and Andy Warhol’s 1965 Campbell’s Soup Can. The marbled towers’ glass walkways lead to highlights like Niki de St-Phalle’s papier-mâché sculptures and a shopping trolley wrapped by Christo. A stunning panorama of Vieux Nice unfolds from the rooftop garden/gallery, which features works by Nice-born Yves Klein (1928–62).
The Cours Saleya Flower Market – is one of the finest things to see in Nice – stands which line the streets are stacked with a myriad of flowers and other interesting produce – cafés and souvenir shops operate 6 days a week and are a great place just to ‘people watch’ – on Mondays the flower market is replaced by an antique and flea market.
Theatre de Photographie et de l'Image - This is another museum worth visiting - housed in a lovely renovated building a couple blocks off the busy Boulevard Jean Medicine it hosts photographic exhibitions and have wide appeal – who can resist liking portraits of Hollywood celebrities over the decades! Entry is free.
The Russian Cathedral - quite odd to the see the ‘onion’ domes of a traditional Russian church with palm tress in the foreground. In the 19th Century the Russian Tsars, and aristocracy in general, were very much at home in the Cote d’Azur, where they would take a break from their harsh cold winters, they left an indelible mark on the city.
Visit the ‘Vieux Nice’ or old Nice with its maze of narrow streets where eclectic shops selling anything from housewares, wine, gourmet food, Provençal crockery and books.
Why not try the Nissa Socca - Socca – is a typical Niçoise dish – it’s a pancake made with chick-pea flour - this inexpensive 'joint' in Nice's ambient old town is a good bet for authentic Niçoise cuisine, from the eponymous socca to a slice of Pissaladière (a thick crust covered with puréed onions and garlic, topped with anchovies and olives) or its Italian ancestor, the pizza.

The location just outside Nice, overhanging the Cap de Nice, is one of the most exclusive areas and its sloped position gives a 360° view of both Nice city and the Mediterranean coastline. Just a minutes' walk away from the serenity of the property is an excellent baker, grocer, cafe-bar and Pharmacy.

Cap Ferrat Plage Passable (with views towards Villefranche) and Paloma Plage (with views towards Beaulieu-sur-Mer and Eze). Both approx 10 minute drive.
Villefranche-sur-Mer approx 10 minutes' drive has a pebble beach, port area and numerous good restaurants including the famous Mere Germaine on the harbourside.
Nice - Promenade des Anglais, or private beaches at Castel Plage and Beau Rivage Plage - approx 10 minute drive.
Beaulieau-sur-Mer beaches are more ‘family’ oriented and close to the some good restaurants by the port. Apprx 15 minute drive.
Plage Mala located on Cap D’Ail -very close to Monaco. Apprx 20 minute drive from the Chateau.
