Just 1km from 13th century Bormes les Mimosas, one of the prettiest coastal villages in France, this lovely holiday villa with 4 bedrooms (3 of which have air-conditioning) is perfect for two families planning a holiday near the beach in the South of France.
The villa has a sundeck for the sun worshippers and truly superb views over the pine trees.
There is a beautiful infinity swimming pool (salt treated), indoor/outdoor living is comfortable and relaxed with numerous terraces in both sun and shade.
The villa is within easy reach of the most beautiful beaches of the Provence/Cote d'Azur coastline, the nearest being around 2kms, including the charming Fort de Bregancon, (holiday chateau of the French President) Pellegrin and Estagnol (wonderful for small children) and the famous resort of St Tropez is just 35km down the road.

Like many villas in Bormes Les Mimosas, the house is built into the landscape and is therefore of an upside down nature!
There are a total of 4 bedrooms of which 3 have air-conditioning.
One enters the villa onto the level which has 2 of the 4 bedrooms, both of which open onto the sun terrace, where there is also a comfortable outdoor sofa set.

There are 10 steps down to the next level.
The living area has comfortable sofas, an electric piano, dining table and a bar. French doors lead to the long South facing terrace which has a dining table and an outdoor sofa, ideal for an evening aperitif.
A traditional kitchen, which is well equipped including a Nespresso coffee machine. This opens onto the West terrace which has a dining table and an electric BBQ.
Bedroom 3 - Air-conditioning, 160cm double bed, ensuite bathroom, with bath, shower and wc. Access to small East terrace.
Bedroom 4 - Small room with a 140cm double bed, ensuite shower and wc. Fan provided.
There are external stairs from the East and West terraces (both with lockable gates so effectively ring fencing the pool) that lead down to the swimming pool area.

South of France villa with private infinity pool
The villa is built into the landscape and offers amazing views from the various terraces, surrounding by pine trees and of course mimosas!
There are external stairs from the East and West terraces (both with lockable gates so effectively ring fencing the pool) that lead down to the swimming pool area.
The infinity swimming pool is accessed by ladder or steps. The 7m pool is 1.6 metres deep so children must take care.
The trees offer privacy, so it is not overlooked.
The sundeck on the top level of the villa is perfect for those wishing to bask in the South of France sunshine.

The 13th century village of Bormes-les-Mimosas has narrow streets, romantic squares, vibrant colours, inspirational artisans, restaurants and architecture which make this an easy place to love.
Set above the coast in the hills it is a picturesque clutter of colour-washed houses, covered passageways (cuberts) and vaulted interiors.
The village takes its name from the abundant bright yellow vanilla-scented mimosas that flower throughout the village in early spring. In summer, the village becomes awash with bougainvillea and geraniums. From its high perched position, Bormes offers a festival of colours accompanied by fantastic sea views.
There is a very good market in Bormes on Wednesday mornings. The village has numerous historic chapels and churches and even its own ruined castle, which has breathtaking views across the Levant and Port Cros Islands, the pretty port of La Faviere and of course the bay of Le Lavandou. There is a Museum and Art Gallery which has some worthwhile neo-impressionist and pointillist works and also holds temporary exhibitions.
Bormes-les-Mimosas also considers itself to be a centre of scuba diving and is very near the National Park of Port-Cros which is studded with shipwrecks. In the vicinity plenty of other watersports are available, such as parascending, water skiing, wakeboarding, jet skiing and sea fishing.
There is 22km of coast, alternating sandy beaches and pretty creeks and coves to explore where the colour of the sea ranges from pale turquoise to a deep cobalt. Among the beaches are the charming Fort of Bregancon, Cabasson, Pellegrin and Estagnol. The coast line around Cabasson is unspoilt and has several forest walks.
Le Lavandou (approx 4km) is a seaside resort and has fine sandy beaches and chic beach cafes. It has a busy yacht marina with fishing boats still plying their trade; a fish market is held there every morning. The seafront is thriving in summer with stalls along the promenade selling arts and crafts. There are many restaurants and the town is a-buzz well into the night. From the marina are regular ferry crossings to the islands of Porquerolles, Port Cros and Le Levant.
There is an excellent market every Thursday morning. There is also a long sandy beach at La Favière (5km), which is the busy seaside area of Bormes, with marina, diving club and plenty of shops and restaurants. La Favière hosts a mimosa festival in February and has a market Saturday morning and Monday evening in July and August and is very lively for families during the Summer months.

Beautiful , spacious and well fitted house, the pool is awesome at any time of the day, plus it's close to some of the prettiest beaches of the French Riviera ( Cabasson, L'Estagnol). The pictures of this house do not do it justice. It is much more tranquil and beautiful in real life with lots of space for a family of 5. It is incredibly well appointed with lovely crockery and glasses and everything in between. The pool area is glorious and got sun all day long. There are also lots of other little courtyards and areas to sit. The owner and property manager were very responsive and welcoming. Would highly recommend!August 2023
