South of France holiday villa, ideal for large families.
Located in a residential area, in an elevated position above Mandelieu-La-Napoule - a "quartier" of large Provencale villas of old standing on large plots of land with mature gardens. The villa is very Provencale and Belle Epoque in style - it has oodles of charm and feels like a much cherished family home.
Drive into the property through remote controlled gates where there is room to park at least 4 cars inside.
Twenty steps take you up to the front door.

Ground Floor
The entrance leads you into the spacious "double" living room with plasma TV with Netflix and an Amazon Prime stick which has BBC iPlayer etc., for English channels. Chandeliers, good quality sofas, fabulous fabrics and sumptuous drapes encompass you in luxury and evoke a feeling of La Belle Epoque era.
Large windows and floor to celing French doors illuminate this room and give you views to the part covered porticoed terrace, the garden and pool.
The very lovely dining area, with large table, seemlessly joins the living space, a traditional fireplace is set off against attractive modern accessories - a great combination of old and new. A hand crafted wrought iron doorway gives you access to the terrace and garden.
There is a small office space located off the dining area.
The kitchen is a mix of traditional and modern, well equipped and painted in the hues of that French blue we all yearn to emulate at home and the original floor tiles are the icing on the cake. With all mod cons - double oven, 5 ring ceramic hob, American fridge/freezer, dishwasher and microwave - it still has an "olde worlde" atmosphere like granny's Provencale kitchen. Huge windows offer good light and views to the garden to make those food preparation times a joy rather than a chore.
Accommodation - Ground floor
Bedroom 1 - double bed (140cm), sitting area and views over the garden - this room shares the large family bathroom on the first floor hallway with Bedroom 2 or the family bathroom on the garden level.
Independent wc and wash hand basin on the ground floor.
First Floor
An attractive wooden balustrade staircase of 23 steps takes you to a huge marble floored hallway and three bedrooms all of which have wooden flooring throughout:-

Garden Level (accessible from a stairway inside the house - apprx 15 wooden steps):-
Bedroom 6 - double bed (140cm) with access to the garden - this room has its own independant door access, but also communicates with Bedroom 7 via a double interconnecting door system often found in hotels.
Bedroom 7 - Master Guest Suite - large double bed (180cm) with dressing table area and ensuite with shower, wash hand basin and wc.
Bedroom 8 or TV and entertainment Room- good quality, substantial double sofa bed (160cm). Flat screen TV and another sofa.
Very large family bathroom shared by Bedrooms 6 and 8 with stand alone bath, separate shower, double wash hand basins and wc.
All bedrooms have air conditioning (including Bedroom 8).

What to find in the gardens of this South of France holiday villa.
A partially covered terrace with pillars and arches runs the full length of the property - at one end there is good quality garden furniture - like a "salon"- perfect for that evening aperitif and admiring sea views.
The other part of the terrace is not covered, but has a dining table and huge parasol with views over the pool and garden - ideal for that alfresco meal.
The South of France holiday villa's extensive 2500m2 mature garden is terraced and slopes down towards the pool with lovely beds of roses, Mediterranean shrubs and a variety of indigenous trees including several huge Palms.
The private pool is heated (extra cost) and of a good size, 12m x 6m x 1.9m at its deepest, with Roman steps for easy access and has a large terrace with plenty of sun loungers.
On the other side from the pool the covered Summer Kitchen has an "American style" bar counter with marble top and is well equipped with double BBQ, electric hotplate, fridge, dishwasher, sink and microwave.
The terrace in front of the Summer Kitchen has a "dining gazebo", with metal table and chairs to seat 12, perfect for that leisurely lunch in the South of France sunshine.

Mandelieu centre - apprx 15 minutes - a lovely town with numerous dining options, including beach front, shops, bars/cafes and the Old Fort.

Port La Napoule apprx 10 minutes away - Les Nocturnes du Port, an artisanal night market, run on the Port La Napoule esplanade on Mondays, Tuesdays, Thursdays and Fridays from 7pm to midnight during high season.
As you get closer to the centre of Cannes (apprx 10km) there are more private beaches where you can hire sun beds and dine in a range of good beach restaurants and shopping.

We had a lovely time at Villa La Napoule, the house is so spacious. We easily had plenty of room for a large party and we loved the charm and ambience of the old lady alongside modern conveniences. It is such a great base to explore such wonderful places like Mougins, Cannes etc. Thank you for all the restaurant recommendations too. We enjoyed some delicious food and Nadia so kindly cooked twice for us during our stay. She is brilliant. Thank you as well for the wine you left for us. It was so kind of you and very welcome after a long journey. Obviously as rugby fans we left happy with Wales already qualified for the quarters and England almost there.
