This Provençal villa is located on a private Domaine, close to Mougins on the Cote d'Azur with views over the valley and local countryside. You'll find a welcome pack on arrival. 

The villa is air conditioned throughout - living area, kitchen and all 5 bedroom, a lovely kidney-shaped pool surrounded by a large terrace and a mature garden.

The accommodation is tastefully furnished giving a luxurious feel with marble floors throughout. Ideal for 6 people. Only 15 minutes from Cannes and not far from other Cote d'Azur resorts such as Antibes, Biot, Cagnes-sur-Mer, it makes a good base to explore the region.

Plus, it is very close to the Golf Country Club de Cannes Mougins and only five minutes by car to the famous Mougins Golf and Country Club.  The old town of Mougins is a comfortable steady half an hour walk.

10 minute walk to local shops including a boulangerie for your morning croissants.

There is a free bus in the summer to Mougins.

Accommodation Details

Cote d'Azur Villa to sleep up to 9 apprx 6km from Cannes

The villa is located on a private gated Domaine.

The main entrance of the villa leads into the large lounge with dining area.

The lounge is tastefully furnished with plenty of comfortable seating, a great place to relax at the end of the day.  For entertainment there is a full size piano, English TV, DVD and Wi-Fi.

There is a feature working fireplace, round glass dining table seating four/six, (there is also an additional table that can seat up to 12), and several console tables. Double doors open on to a large terrace with views over the fabulous kidney shaped pool and lovely gardens.

The Kitchen opens on to the lounge - it is very well equipped with a full complement of quality appliances, feature marble sink and drainer plus a table and three chairs.

The Master Bedroom suite is private, with access up a narrow marble staircase to the first floor. At the top of the stairs there is a recess area with a writing desk. To the right, the bedroom is nicely furnished with a king size bed and sofa under the window (actually a single bed with a pull-out additional single bed) with marble floor and plenty of storage space (fixed aircon unit). From here the view is across the pool and gardens.

Across the top of the stairs lies the bathroom for the Master Bedroom with marble walls and floor, walk-in shower cubicle, double sinks and wc.

The other bedrooms are accessed through double doors from the lounge that open on to a hallway.

There are 2 independent wc's off the hall.

Bedroom 2 - From the hall this attractively furnished room has a king size bed, double built-in wardrobes, a further wardrobe, fixed aircon unit and French windows that open on to the large sunny terrace with super views over the pool and gardens.

The bathroom is separate and across the hall, with walk-in shower cubicle, bath, built-in sink, wc and heated towel rail.

Bedroom 3 - this room also has a king size bed, open wardrobe and portable aircon unit. French windows open on to the driveway. An ensuite shower room with marble corner shower, sink unit, wc and heated towel rail.

Bedroom 4 - Accessed further along the hall, this room has a larger size single bed (120 cm), portable aircon unit, window on to the car port area and French windows on to the driveway.

Next door is a separate shower room with walk in shower, single sink unit and heated towel rail.

From the hall through a door is a cupboard which houses the washing machine.

A further living and sleeping space is Bedroom 5, which has a small lounge and a mezzanine - access is from the hallway into the small lounge, where there is a large three seater dark leather sofa, leather armchair, small bookcase, exercise bike, a window on to the side of the house and a single doorway to the large sunny terrace. From here a stairway leads up to a mezzanine bedroom, with large double bed, a hanging rail, two seater sofa and chair, fixed aircon unit and a window with view across the garden.

Separate bathroom with shower, double sink unit and heated towel rail, facilitates this room.

The Domaine is private and the gates are activated by a remote control which the Owner will provide.

Outside Details

The villa is surrounded by a fully fenced and hedged, very private landscaped garden of 1500m2, which has an array of plants and trees, including a mature Palm, weeping willow, orange trees, lavender and mimosa.

The large sunny terrace has two electric blinds to shade the area from the sun and plenty of space to relax and eat alfresco.

From the terrace, down sweeping stone steps (9 steps) is the superb kidney-shaped pool approx 50m2 - 5.5m x 7.6m x depth 0.5-3mts, which is alarmed has Roman steps and is surrounded by a spacious pool terrace. This pool is not cleaned with chemicals it has a "dialysis" system.

The large Summer Kitchen has a long serving surface, sink, fridge for cold drinks and snacks, built-in traditional brick Barbecue, plancha and built-in pizza oven, gas BBQ and plancha - a great place for family entertaining and cooking pizzas Italian style! Due to extreme dryness in 2023 no wood fires are currently allowed.

There is an outdoor dining table, sun loungers, salon style furniture and a hammock around the pool terrace.

There is also a pool house and an outside shower

Parking, with a car port, for 2/3 cars

4 full size bicycles for guest use during your stay

The garden is maintained on a weekly basis

This lovely South of France rental villa is close to Cannes

Mougins is approx 6km from Cannes, is a picturesque and charming medieval village, built on an outcrop in the shape of a shell, with beautiful French architecture that has been carefully restored. Surrounded by forests, such as the Valmasque forest, together with the pines, olives and cypress trees in the village it has a very natural feel and is a popular tourist attraction. The old town is a comfortable 'steady' half an hour walk from the house, in the peak summer months there is a free bus service.

The narrow flower-filled streets, scenery, colour and light quality have attracted many artists and celebrities to the village, such as Picasso, Man Ray, Léger, Cocteau, Winston Churchill and Christian Dior. Picasso spent the last 15 years of his life living in Mougins and adjacent to his home is the chapel of Notre Dame de Vie built in the 12th Century. The Museum of Photography in Mougins has an interesting permanent collection of photographic portraits of Picasso.

Its typically Provençal atmosphere, many art galleries and highly rated restaurants give it indescribable charm and not far away is perhaps the most famous gastronomique hostelry, the Moulin de Mougins.

Approx 10 minutes' walk at the exit of the Domaine where the property is situated there is a:-

Bakery, Butcher, Paper shop, several Restaurants and Pizza delivery service and on the on Avenue du Golf (apprx 1km) there is a Salon de Thé, and a very good bakery and cake shop who also offer a Traiteur service from whom you can order/buy local cuisine to take away.

An electric car charging point can be found behind the post office.

Approx 10-15 minutes' drive you will find bigger shopping facilities in:

Quartier Tourmany at Mougins
Casino, Carrefour Market, a Mall including a Chocolate shop, hairdresser, dry cleaners, clothes and a market

Towards Antibes
Commercial Centre with Carrefour supermarket, Restaurants, Hairdresser and much more

Golf - approx 5 minutes' walk to Golf Country Club de Cannes Mougins and 5 mins drive away to the Royal Mougins Golf Club

Beach at Cannes apprx 6km - quickest route is via the smaller roads - Vallauris ou Le Cannet.

A "Navette" (minibus) stops close by the Domaine and goes to the old town of Mougins (correct as at April 2015).

River approx 1km

Lake - Etang de Fontmerle is situated approx 600 mts behind the nice bakery noted above - to access the Etang take the pathway bordered by trees just next door to the bakery. this pathway also goes through the forest. In 1992 the Etang was overgrown with reeds - restoration work has been done and it is now a delight of flora and fauna and an oasis for bird life.  It covers 5 hectares bordering the Parc Departmental de la Valmasque.

The coastal path of Cap d'Antibes is a lovely walk and only apprx 10 minutes' by car.
