South of France, beachfront Luxury Villa with Heated Pool in the Languedoc, sleeps 6
Heated Pool (to apprx 28 degrees!)
Long weekends possible in low season
Few houses in Languedoc or even on the South of France coast can boast a position such as this - exceptionally well situated, with sea views to take your breath away - on a clear day you can see the majestic Pyrenees (sometimes still snow-covered in May) and even Cap Creus in Spain, this holiday house is quite luxurious in every way.
It has three terraces, one of which runs the entire length of the living room and is covered, and the other two are situated on the garden side of the house. The garden is an oasis of greenery and mature trees, including Mediterranean pines, which provide much needed shade from the South of France heat in the summer.
The 'house beach' rarely gets crowded even in July and August simply because there is no public parking near the house. In June and September it is almost private.
Internet broadband is found throughout the house (not that anyone would want to work while holidaying in this property!)
A ten minute walk along the beach will bring you to boulangeries, cafes and restaurants either in Grau d'Agde or Cap d'Agde.
The house is nicely and comfortably furnished with a beautiful upstairs master bedroom (exposed modern wooden beam structure) which almost 'hovers' above the sea.
The house is spacious with three double bedrooms, all of which have plasma TV screens and three bathrooms. A cot is available if required.
Description of this South France Beachfront Villa.
Entrance through front door leading into large open plan lounge/dining area with comfortable sofas and easy chairs, wooden dining table and wrought iron chairs. This whole area is surrounded by floor to ceiling glass windows leading out onto the full length terrace with magnificent views across the South of France coastline and swimming pool.
The well equipped kitchen is off the dining area with views of the front garden.
Off the lounge is an air conditioned bedroom with large double 160cm which can be splt into 2 singles of 80cm ( beds new for 2019) with cot and plasma TV, plus glass windows leading out onto the main terrace with sea view. Separate bathroom next door with wash-hand basin and shower. Independent wc.
Steps leading from the lounge up to Bedroom 2 a large double bedroom (160cm) with air conditioning.
This bedroom has a slightly low ceiling on entrance, wooden floor and covered balcony (unsuitable for small children) again overlooking the pool and the South of France coast. There is a plasma TV.
The en suite bathroom (open plan) has bath and wash-hand basin. Independent wc.
A glass door leads on to small terrace adjoining the bedroom, with side view and magnificent view of sea/beach and pool - perfect for watching the sun go down or waking up to a view of the Pyrenees and Cap Creus in Spain on a clear day hovering over the sea!
The third double bedroom (160cm new for 2019) is completely independent and is accessed from the outside of the property and gives out on to the third terrace with a charming old stone fountain. With ensuite bathroom and separate laundry room with fridge freezer, washing machine, dryer, iron, sink etc.
Water for the house uses the South of France sun, as it is solar-heated!
This luxury villa is equipped how you would imagine a Villa in the South of France to be:-
Coffee Machine - Nespresso
Cot and High Chair
Air conditioning in 2 bedrooms
Satellite-TV flat screen, Video-recorder, Radio, CD, DVD
Computer with Wi-Fi Internet connection
Lovely quality bed linen
Garden furniture, portable BBQ
The Owner has a wooden barrier for the living room window and a barrier for the pool.
The house has an alarm.
Car Parking inside the property for 3 cars (including a garage).
This villa is exceptional as it is on a South of France beach and the villa boasts a 6m x 5m x 1.6m heated swimming pool (between 23 and 28 degrees)with Roman steps and removable fence and child barrier. A few steps down from the terrace there is an outside shower and a washing line - this also leads into the front garden.
The holiday villa has 3 large paved terraces with garden furniture. One is on the 'sea side' and the other 2 on the 'garden side' of the house.
The large terrace which runs all along the side of the living dining room is partially covered and can almost be considered as the living room extension. It has some nice outside furniture - a metal table with chairs for al fresco dining and an outside sofa with cushions. There are also a number of plastic sun loungers by the pool.
The Owner has a wooden barrier for the living room window and a barrier for the pool - he has 5 small grandchildren himself!
From this large terrace there is a gate which leads down to the beach - there is a rope hand rail on both sides and a small boat house. This beach rarely gets busy simply because there is no parking for the general public apart from the residential houses along that beach.
The secure front garden provides a lush green oasis with mature Mediterranean pines, oleanders, Phoenix palm trees and well watered grass. The watering system is automatic so sprinklers will come on at certain times during the day/night. The entry to the property is through automatic remote control gates.
A third paved terrace houses the summer kitchen. There is a built in BBQ and more garden furniture for outside dining. The downstairs bedroom gives out onto the third terrace with a charming old stone fountain.
Parking for 3 cars inside property gates (including a garage).
So all in all a perfect villa for family holidays, or a weekend break in the South of France.

LOCATION LOCATION LOCATION – this wonderful house has the best of them all. We will always remember the many dinners and drinks overlooking the beach and ocean watching the spectacular sunsets. The beautiful garden where we sat talking, eating and listening to music many a night. The owners couldn’t have been more accommodating and friendly, always available to answer any questions we had and keeping up with us when we had some health issues. The house is beautifully and tastefully decorated with everything you might need. We were very sorry to have to leave again - and yes, some tears were shed - as we could have stayed forever! The house felt like our home away from home, which is exactly what we look for in a holiday home! Mrs. H. South France Villas Client September 2018
The villa was beautiful, the location perfect and the owners were extremely helpful. Could not recommend enough, we will be back!Mrs S, South France Villas Client August 2018
Everything was perfect: accommodation, welcome, location. We loved walking along the beach to the boulangerie every morning. The views from the sitting room were amazing.South France Villas client.
We have just returned from a fabulous week in this villa and it was truly wonderful. The beach and pool were perfect for the children and the owners very kindly provided the use of floats, water toys, beach toys and a canoe! The garden is tranquil and private and when it was too hot for the beach, the children played frisbee or ball games out back. There were six of us staying, but plenty of room for privacy with the many and varied patios and balconies. The sunsets and star gazing were highlights, as was the daily market in town. The owners were so kind and thoughtful, they provided all the comforts you needed and made our stay exceptional. Thank you for a perfect holiday! Jodie, South France Villas Client, Aug/Sept 2016
Stunning villa with spectacular views. From bed to sea in less than 2 minutes! Ideal location for anyone looking for a relaxing holiday. The owners were very welcoming and considerate. Thank you for a lovely week! Family Ryan, South France Villas Client, May 2015
A most relaxing week in a comfortable and well-appointed villa, a stunning location. We cannot wait to return!May 2015
An idyllic place, beautiful, luxurious and calm. A sublime, relaxing, spacious and comfortable house with great owners. Chris, May 2015,From the Guest Book
I would like to thank you for an absolutely unforgettable week we spent in H44 Les Rocailles. We really appreciated not only the place itself but also the spirit of the villa with adorable Provence soul. And I would like to stress the exceptional approach of the owners.....they are really great, helpful and very customer oriented. We are really very satisfied by our holidays we spent there. We wish you a successful season and lot of clients so satisfied as we are. In fact, I worked in the tourism for years so that I can appreciate the really professional service of your agency on the one side and the really client oriented behaviour of the property owner on the other one. The next year is very far now but my children have already started to look at your site where we can pass our common time the next summer :-) Katerina Cempirkova, South France Villas Client, June 2012
A magnificent house, an idyllic spot, facing the sea with a private and direct access to the beach, charming, welcoming Owners, all went well with our lovely holiday. Vincent J, Belgium, May 2012 We had a lovely time staying in this villa. The owners are lovely, helpful, welcoming and so accommodating. The villa itself was fantastic. We did not know what to expect but with two little ones of 4 years old the place is great. A beautiful garden for play and the beach at your doorstep, internet and some English satellite TV channels. We were able to sit and relax on the terrace with a book and a strong coffee and keep an eye on them, while they amused themselves for hours. There were toys so no stress about having to buy or bring. Easy walk up the beach to town and supermarket shopping up the road - could nip out for croissants and baguettes, great what a difference having it fresh rather than stale and rubbery from the supermarket. Lots of facilities and activities for families with children and the marina and little places tucked away near the harbour for lunch and dinner in Agde. I would recommend this villa and the owners are so lovely they made sure we had all we could possibly need. I am really looking forward to going again. It is really home away from home. No actually better in alot of ways than home. Thank you. Dodie Baker, October 2011 Just thought I would let you know how impressed we were with the Villa. Really lovely people who we managed to communicate to with a little French and a little English - it is not often a holiday villa exceeds expectations, but this one definitely did. With it's garage being perfect for my car as well there was nothing not catered for and even an excellent beach restaurant within walking distance! Many thanks, Regards. John Kelly, June 2011 Just a note to tell you how Tricia and I got on down at Les Rocailles, we did want to put comments on your website but couldn't work out how to so I would very much like you to add ours to the others, we did tell the Owners that we would so don't let me down :). The villa lived up to all our expectations, more so because as well as charm and beauty it retains a huge sense of homeliness, a very comfortable feeling. The family greeted us as if we were returning family friends, so welcoming and nothing was too much trouble for them. Everything about the holiday was wonderful and we would definitely return. I thought I was going to have to prise Tricia out with a crowbar and she got all tearful saying thanks to Madame and then Madame got tearful ... !! Kate Potter, October 2010 A brief note prompted by the return of our holiday photos. Les Rocailles was a dream - the best beach, best views, fabulous barbeque area. If I have a criticism it's that your photos - nor ours - do it justice. To walk through the front door and see the sun sparkling on the Med is a sight I won't forget in a hurry - or to wake up in the morning to that amazing view across to the Pyrenees! The owners were so kind and helpful as well. All in all our best holiday yet. Thanks for the prompt and efficient service - we'll be back. Chris & Elaine Humphris, September 2010 We have just returned from a week’s holiday here and we had the most fabulous time. Every aspect of the house and garden has been carefully thought out and no detail is too much trouble. It is fully equipped and beautifully decorated. Comfy beds, great showers, big sofas, amazing outdoor eating area, a lovely garden and the fabulous beach is on your doorstep. The owners were charming and helpful. There is a great market every day in the nearby town as well as all the shops, bars and restaurants you could need. We forgot we had a car – just using the on site bikes or walking. Everything is nearby and it is truly brilliant. We will be back for sure. Thank you so much! Kate Perry, September 2010 Just a note to say that we very much enjoyed the villa. The weather was fantastic. The owners were very nice and very helpful. Trevor Sampson, June 2010
