This fantastic holiday villa is a rare find in the Languedoc (Occitanie) area of the South of France, no expense has been spared. Furnished and built to an extremely high specification, the kitchen is direct from grand designs! The villa offers stunning views over to the sea and the countryside, heated pool, air-conditioning, 4 Bedrooms, petanque court and a mature garden. 

There is a ground floor apartment which is ideal if you are holidaying as 2 families, also great for grandparents and teenagers who would like their own space.

Modern Holiday villa Narbonne

This beautiful, modern, air-conditioned Narbonne holiday villa is on 2 floors, with the living area being on the top floor taking advantage of the amazing views. 

Upon entering the villa there is an independent cloak room on the left. Glass doors lead through to the main living area which is on the right of the property.

A large open plan lounge/kitchen and dining area with wall to wall windows so that you can admire the stunning views at all times.

The lounge area has a large comfortable sofa, stunning modern artwork, bespoke fireplace and designer lighting.

A modern high spec kitchen, which includes 3 ovens (electric, steam and microwave). The hob has a hot plate and a built-in wok station. There are 2 dishwashers, a large fridge freezer with wine section. A utility room which leads out to the courtyard with outdoor table & chairs and BBQ.

Off the lounge is the TV and music room, the house music system is controlled from here.  There is a comfortable reclining sofa and a single bed can be made available. (Adult painting can be removed)

On the left from the entrance is the study, there is a sofa bed however please contact us should you wish to use this.

A few steps lead to the stunning air-conditioned Master Bedroom. Large 180cm bed, chaise longue, walk in wardrobe, patio doors out to the terrace and pool.  The ensuite bathroom is open plan for the bath, shower and double sinks. The wc and bidet are separate with a closing door.

A staircase from the entrance leads down to the lower level, where there is the pool table and a tv. A door leads to the wine cellar, this will be stocked with local wine and an honesty box will be provided.

Bedroom 2 - Air-conditioned, 160cm bed, doors out to the garden.

Bedroom 3 - Air-conditioned, 180cm bed, doors out to the garden.

Full bathroom with bath, shower & double sinks for the above bedrooms, with doors out to the garden.

Independent wc.

A door leads to the apartment, which has a full kitchen, living area and tv, and bedroom 4 - 160cm double bed, air-conditioning, glass doors to a private terrace. 

A small gym can be accessed from the garden.

Every window has electric shutters for privacy.

This modern holiday villa is set in mature grounds and offers stunning views to the countryside and the sea.

The heated pool is on the top level and surrounded by decking, measuring 8m x 5m and is 1.4m deep throughout, access is by a pool ladder.

The decking will have an outdoor dining table offering shade too. Plenty of comfortable chairs and sun-loungers. The terrace goes around to the side of the house, where there is an outdoor shower, a door into the wc, shower and another utility room.

A pathway leads to the bottom of the garden and can be accessed from the lower level, there is a little hideaway shelter if you fancy some peace and quiet.

A full size petanque court is at the side of the house.

A courtyard from the kitchen offers shade should one want to eat there in an evening.

Garage parking for one car, and plenty of space for other cars.  (The neighbouring property shares the long driveway)

Explore the area from this South of France Villa

Narbonne centre (7km) – the closest large town approx 10 minutes away by car. The Cathedral dominates the main square, lots of restaurants, cafes, shops and indoor market Les Halles open daily until noon (except Sundays). Street market on Thursday.

Beaches  - there are numerous ports and beaches within easy driving distance such as Gruissan where there are water sport facilities for hire and the old town and modern marina offer a good choice of bars and restaurants. Plage du Doul  20 mins (12km)- on the etang, unspoilt beach no facilites. Port de bages 10 mins (6km) - small coastal village with a couple of restaurants/cafes.

The Canal du Midi is a short drive away with numerous restaurants along the way.

Pezenas approx 45 mins (60km) - a lovely Renaissance town with lots of cafes, bars, restaurants, Artisan boutiques and a lively Saturday market.

Beziers approx 35 mins (40km) Major market town, noted for its bull-fight 'Feria' in August. Tourist train to les Neufs Ecluses (Nine locks).

Carcassonne - approx 50 mins (60km) - includes the modern town as well as the Medieval Cité, which is in the Top 100 UNESCO World Heritage Sites. The Summer Festival offers an array of events.

Mediterranean Sea - there are numerous ports and beaches within easy driving distance such as Gruissan where there are water sport facilities for hire and the old town and modern marina offer a good choice of bars and restaurants.

Abbaye de Fontfroide - approx 20 mins (20km) - one of France’s best preserved Cistercian monuments. The Abbey is open from March to December and there is also a very good restaurant open on site as well as classical music concerts.

Collioure - approx 75 mins (95km) - a lovely cove on the Cote de Vermeille with a town beach, rocky coastline, restaurants, shops and winding streets. Known for its "special light" it attracted painters such as Matisse and Derain - there are lots of galleries!

Rennes-le-Chateau as featured in Dan Brown's The Da Vinci Code and the other Cathar Castles - Queribus and Peyrepertuse - are within easy reach.

Spain – under an hour away to the border and beyond where there are many lovely coastal villages. The Dali Museum at Figueres is worth a visit.
