This South of France villa is extrememly spacious and is situated on the outskirts of the village Bessan with its restaurants and local shops, only 10km from the beaches and has easy access to Pezenas and Beziers.

The private swimming pool has an electric cover for safety, a large lawned garden is next to the pool.

Plenty of comfortable seating on the terrace and around the pool.

On entering the spacious villa there is a hall way which leads into the large open plan living area, to the right is the lounge with a fabulous high feature ceiling, comfortable sofas, and a tv. French doors lead out to the large covered terrace.

The kitchen area is to the left, the large island has barstools for an informat breakast or to watch your designated cook! There is a large American style fridge-freezer, dishwasher, large piano style cooker and a feature stone double-sink.

A utility room can be found behind the kitchen and there is an independent wc.

The dining area has French doors out to the terrace.

Bessan - a pleasant village 500m away (about 25 min walk) with a selection of shops, cafés , and family restaurant,

The golf clubhouse and a very good restaurant for lunch or dinner in the summer.

Montblanc approx 4km. Village shops, perfue factory and a great restaurant.

Pézenas approx 12 km. Attractive medieval town, Nocturnal opening on Wednesdays and Fridays, Local artisan shops, restaurants. Great market on a Saturday.

Marseillan Port/Village approx 10km.  Great fish restaurants and one of the best restaurants aroound Table d'Emilie. Visit the caves of Noilly Pratt and taste the local ambre.

Beziers approx 22km. The cathedral dominates this busy market town, rising majestically above the river Orb. The lively Feria in August lasts five days; bull-fighting, paellas, flamenco dancing, and partying in the streets until the early hours of the morning.

Parc Naturel du Haut Languedoc approx 30km North of Beziers are the mountains and rocky gorges of the Caroux mountains. Great canoeing on the river Orb.

Narbonne approx 48km. Once the capital of Roman Gaul. Famous cathedral.

Montpellier approx 55km. Large university town.Airport.

Carcassonne approx 1 hour. Largest fortified medieval town. Airport.

Nimes apprx 1.5 hrs. Roman temple and arena. Airport.
