South of France Holiday Villa with Air-Conditioning in the Languedoc, sleeps 4 to 6.

This holiday rental villa near Beziers in Languedoc, South of France has been finished and equipped to a good standard and has air conditioning throughout. The property is on the edge of a hill-top hamlet with a private swimming-pool and garden.
Close to Capestang, on the Canal du Midi, not far from Beziers and the Mediterranean beaches and Carcassonne, a great location for exploring the Languedoc Region of Southern France whilst enjoying a family holiday.
The holiday villa is all on one level
Entry hall leads through to a large living-dining room (45m2) which has two sliding-glass double doors out to the covered terrace and garden. Two comfortable leather sofas, dining table seats 6, sideboard. The well-equipped kitchen is also off the entry hall. A breakfast bar separates the kitchen from the dining room. Door from kitchen to garage.
Also off the entry hall, a short corridor leads to the three bedrooms:-
The master bedroom(20m2) has a queen-size double bed (160cm new 2018), French windows give a lovely view of the garden and vineyard beyond. Ensuite shower room.
Bedroom 2 - double bedroom (18m2) with a 160cm double bed (new 2018) , looks over the front garden (north side of the house).
Bedroom 3 - two single beds and faces east.
A second shower-room is shared by bedrooms 2 and 3.

This 3 bedroomed air conditioned villa has a covered terrace (15m2) with dining table and chairs, which is accessed from the living-dining room glass doors, There is a further tiled terrace by the garage.
1500m2 of garden completely enclosed by wire fence, of which about 200m2 is well-watered lawn leading down to the swimming pool area. The garden is quite verdant with some palms, oleanders, mimosa and other typical Southern Mediterranean trees and shrubs, which really come into their own from May onwards.
The 8m x 4m x 1.5m deep swimming pool has a safety alarm and is surrounded by a gravelled terrace with plenty of sun-loungers.
There is also a large BBQ in the garden.
The owners have added a 'bouledrome' piste for playing 'boule' or locally known as 'petanque' - the most favourite pastime in the South of France!
The house and garden is in a hamlet so does have some neighbouring vis-a-vis.
There is also plenty of room for parking your car in the enclosed front garden.
The property is in a small hamlet, 3km from Puisserguier, a typical Southern France wine-village, with an attractive place and main street shaded by plane trees (village shops, bank, bars, restaurant.)
Capestang 9km is on the Canal du Midi. The quintessential French square in the centre has Cafes and Restaurants
St Chinian 13km Small market town, renowned for its AOC wines. Restaurants. Excellent market on Sundays.
Beziers 16km. The cathedral dominates this busy market town, rising majestically above the river Orb. The lively Feria in August lasts five days; Paellas, flamenco dancing, and partying in the streets until the early hours of the morning.
Mediterranean beaches apprx 25km
Parc Naturel du Haut Languedoc appx 30km North of Thezan are the mountains and rocky gorges of the Caroux mountains. Great canoeing on the river Orb.
Narbonne 26km. Once the capital of Roman Gaul. Famous cathedral.
Montpellier 85km. Large university town.
Carcassonne 90km. Largest fortified medieval town in Europe - a UNESCO World Heritage site.
Nimes 115km. Roman temple and arena.
Perpignan 105km Palace of Kings of Mallorca.
