This Languedoc holiday villa is contemporary, spacious, has a huge terraced garden of 3000m, a private swimming pool with a summer kitchen, full air-conditioning, Wi-Fi and an amazing wrap-around shaded terrace with simply fabulous views. Sleeps comfortably up to 10.
The villa is located in a small residential road on the edge of the beautiful village of Magalas set amongst the Languedoc vineyards, and only 10 minutes drive to the colourful market town of Beziers, and 25 minutes drive to a variety of Mediterranean beaches; Serignan, Portiragnes, Valras and Cap d'Agde.
The village is a mere 15 minutes walk into the centre of Magalas for local shops and restaurants.
South of France Family Holiday Villa to sleep 8-10
This spacious contemporary South of France villa with 260m2 of living accommodation and it's enclosed garden of 3000m2 is located by a river on the outskirts of the village of Magalas which has all amenities and two good restaurants. Fully air-conditioned.
The villa decor has Moroccan influences which are reflected in the fabulous wrap around covered terrace with 'proper' comfortable sofas to enjoy the Mediterranean evenings and in the 'hammam-style' master bathroom which also has a terrace.
The accommodation comprises 4 Bedrooms - two with double beds, one with 3 singles and the 4th with either 3 singles or a double and a single, plus 3 bathrooms and 2 separate WCs.

The kitchen is fully equipped with large American style fridge freezer, a double oven, 5 gas hobs, a microwave, all usual kitchen equipment and a bread oven. Views over the garden and pool area beyond, doors to terrace.
Utility/laundry room with washing machine, tumble drier and a small kitchen area.
From the kitchen there is a step into a large dining area with a large glass table with seating for 10 and a nice sitting room of around 53m2 with 3 large leather sofas, a flat screen TV with Satellite channels and Wi-Fi internet. Doors to stunning wrap-around terrace.
On this floor are 3 bedrooms:
Bedroom 2 can be accessed only via bedroom 1 or an exterior door to the side terrace. This may be suitable as a 'family suite' because the occupants of this room must traverse bedroom 1 in order to use the bathroom. These bedrooms would be suitable for parents and their children.
Each room has 3 single beds making a total of 6 single beds. Two of the singles can be put together to make a double if required thereby providing one room with 3 single beds and the connecting room with a double and a single bed.
Bedroom 1 and Bedroom 2 share a shower room.
Bedroom 3 has a double bed and ensuite bathroom with WC. Doors open out directly on to the terrace with stunning views

The villa is located in a residential street on the outskirts of Magalas and has video entry security.
Nothing prepares you from the outside for the lovely open plan feel as you walk through the front door to see the long views across the garden to the Magalas rooftops.

Great villa for family holidays in the South of France
The 'piece de la resistance' of the villa, which has a strong Moroccan influence with it's emphasis on the 'inside-outside' living, is the wrap around terrace (86m2!) - partially covered and partially in the sun, it has an alfresco dining area, and a fabulous outside relaxation area with sofas and coffee tables.
The terrace has views over the green 'ravine' towards Magalas and the village church tower, and when the moon is up it is simply breathtaking. When you are standing at the front door, because the property is on a residential street, you are totally unaware of the huge landscaped garden that is hiding on the other side.
Private swimming pool of 9m x 4m, access via a gate for safety. Roman steps to the pool. The approach to the pool is down a winding path. This means there is 'up hill' to come back!
There is a small summer kitchen next to the pool with a sink and some crockery and a small fridge. There is also a nice table with chairs for an alternative lunch or drinks arrangement.

The house is just apprx 600m from the picturesque old village centre of Magalas. It is a typical Mediterranean wine-producing village with several excellent wine domaines.
There is a colourful local market on a Wednesday, a pharmacy, doctor, post office, Tabac and two cafés, one with Wi-Fi and the Pizza Van in the square at the weekend.
Beziers apprx 12km. The cathedral dominates this busy market town, rising majestically above the river Orb. The lively Feria in August lasts five days; bull-fighting, paellas, flamenco dancing, and partying in the streets until the early hours of the morning.
Golf St Thomas, Beziers: apprx 19km.
The Canal du Midi has extensive shady tow-paths to walk or cycle along.
Mediterranean beaches apprx 25 km. Valras, Serignan, Portiragnes Plage, Vendres, Vias and of course Cap d'Agde.
Parc Naturel du Haut Languedoc apprx 20km.
North of Magalas are the mountains and rocky gorges of the Caroux mountains. Great canoeing on the river Orb.
Agde apprx 25km. Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants.
Cap d'Agde apprx 30km. 'Aqualand' (huge water-slides, etc.)

Pezenas apprx 20km. Lovely Renaissance town centre, with artisans workshops, and plenty of restaurants. Good food market Saturdays.
Narbonne apprx 35km. Once the capital of Roman Gaul. Famous cathedral.
Montpellier apprx 65km. Large university town, great shopping.
Carcassonne apprx 100km. Largest fortified medieval town - UNESCO site.
Nimes apprx 105km. Roman temple and arena.
Perpignan appx 110km Palace of kings of Mallorca.

This villa was excellent. Patrick and his wife are wonderful people and seem to take real pleasure in knowing that you have enjoyed your time there. Although it is on a residential street, it is quieter than some we have stayed in that are 'in the middle of nowhere '. The location is good, just a couple of minutes walk (next to a road) to a reasonable supermarket and an excellent butchers/bakers. The pool is in a lovely position in the huge garden! The area around the pool have some kind of shade,whatever the time of day. All in all, we thoroughly enjoyed our time here and coupled with the fact that the price is so reasonable, I would not hesitate to go back. Family G, South France Villas clients July 2016
We thoroughly enjolyed our stay it was ideal for the grandchildren. The area is lovely and quiet, with the people of Magalas being extremely friendly. The butcher is highly recommended, with the best pork we've ever had. The baker was superb and provided an excellent "gateau anniversaire" for a family birthday - just about all you could want in the village or nearby, with the delights of Pezenas a short drive and larger stores in Beziers if needed. Canoeing on the river was good fun, the beach at Valras highly recommended and extremely safe for small children. We enjoyed an excellent holiday in one of our favourite areas and we'll be going again when we can. Chris and Christine
