This traditional character stone built bergerie is situated in a tranquil rural setting approx 3km outside the village of Le Beausset, with Toulon and Cassis under half an hour away and Bandol even closer.
Sleeping up to 5 in 2 bedrooms, with 2 bathrooms, a private salt water pool (may be heated if required outside July/August at extra cost), set in a spacious garden surrounded by woodland, it is an ideal villa for a family holiday or for 2 couples.
With access to Medieval hilltop villages, quaint fishing ports, markets, fabulous wines and within reach of Marseille and Aix-en-Provence, which offer many cultural activities such as art galleries and music festivals, it is a wondeful base to explore this fabulous part of the South of France.
South of France traditional stone built bergerie in Provence
This well maintained character property offers 2 bedrooms and 2 bathrooms sleeping a maximum of 5 people. As the bedrooms are on separate levels connected only via an external stone staircase, it is unsuitable for very young children unless sharing with an adult or older teenager.
Kitchen with oven, hob, dishwasher, microwave and fridge/freezer. There are doors opening onto the garden and terrace for easy al fresco dining.
Open plan living/dining room with dining table and chairs and French doors out to the garden.
There is no television but there is Wi-Fi which works well. A selection of books and boardgames are available.
Ground floor bedroom (16m2)
Double bed (160cm) new for 2023, ceiling fan and wall heater. Windows overlooking the garden and woodland beyond.
Bathroom with bath, over the bath shower and wash hand basin. Separate wc with hand basin.
First floor - Bedroom 2 (20m2)
1 double bed (140cm) and 1 single bed (90cm), ceiling fan and wall heater. 2 small wardrobes and chairs, internal door leading to en suite shower room with modern shower cubicle double sink, seperate wc with hand basin.
Utility space and washing machine and direct access to upper garden.
This floor has 2 external doors, one at the front opening directly into Bedroom 2 and one at the rear opening into the ensuite washroom. There is no internal access to the ground floor (kitchen, living area and Bedroom 1) which is via an external stone staircase only.

South France Holiday Villa in a great location
The bergerie stands in the same grounds as a restored Mas (sometimes occupied by the owners). It has its own spacious garden and private use of the salt water pool 13.5m x 5m x 1-2m (the pool is for sole use by the guests). The pool has Roman steps for easy access and an electronic security cover.
Summer pool temperature is normally at least 26C. (Outside high season it can be heated at a supplementary cost – price available on request).

A private terrace and outdoor table and chairs for the all important outside dining.
There is a good sized mature garden with with lots of sunny spots and natural shade from a large Eucalyptus tree.

As the property is in a woodland setting, the owners have installed an electric fence to deter wild boar. Clients are asked to close the electric fence before nightfall.
This South of France Villa is well positioned to explore the region
Situated in the department of Var, just outside the village of Le Beausset. The village has a beautiful Romanesque chapel dating from the 12th century and is close to La Cadiere and Le Castelet, 2 picturesque medieval hilltop villages, and only a 25 minute drive to Toulon.
The wine region of Provence is acclaimed for its fine rosés, which are amongst the best in the world. Bandol reds, known for maturing well, are also outstanding local wines. Why not follow the Route des Vins and taste the wines of Bandol, Cotes de Provence, Coteaux Varois, Coteau Cassis and Coteaux d'Aix en Provence.

The bergerie is very private despite sharing the site with the owner's mas, the huge pool is enveloped in the scent of the numerous pines and large eucalyptus on site. The location is simply superb for those wishing to immerse themselves in the countryside, whilst also offering easy proximity to vineyards, a world class racetrack and the calanques of the wonderful coast. Cassis, Bandol, Marseilles and Toulon are within easy striking distance. H and R are the most genial of hosts, welcoming and replete with with local information whilst at the same time being absolutely respectful of our privacy.
