Arrival & Departure
Accommodation is usually ready for occupation at 3.00pm on the day of arrival and must be vacated by 10.00 am on the day of departure. If you have an early flight arrival, please let us know and we will try to arrange an earlier occupation if bookings permit.
A breakages deposit of GB£400 or equivalent is required to be transferred to the Owner at balance payment stage 8 weeks before arrival date – please contact the Owner direct for Bank Details. Clients are liable for breakages and damages during their stay including, but not restricted to the value of any breakage deposit. Unused breakage deposit will be returned by the same method 10 days after departure or deducted from your final invoice at the end of your stay. Your Villa bill (excluding rent but including lunches and dinners etc) will be prepared by the Tim Buxton or his team before you leave. Credit cards are not accepted so we would ask you to kindly ensure you have sufficient currency to settle the bill. Dirhams, Euro or Sterling are accepted.
No telephone at property. Internet access via a dongle loaded on to Client's computer - no charge. Neither the Owner nor the Agent can be held responsible for interrupted internet service. When applicable to the property.
Up to 100 kwhrs per week is included in the rent. Thereafter chargeable at €0.15/kwhr. Air conditioning included. Pool heating (gas heating) is possible at an extra cost of approx £800 per week. However, please note that the Owner has advised that inspite of heating the pool does not reach a very warm temperature.

Bed Linen & Towels
Cleaning is included in the rent. However, while you are therefore not expected to hoover and mop everywhere, you are expected to leave the villa clean, and not to leave litter in the garden. If the house is left in an unacceptable state, further monies may be retained from the breakages deposit.
Pets are not allowed.
The number of guests is agreed at the time of booking. Further guests can be accommodated up to the maximum by prior arrangement and on payment of the rental for the additional party size.
Fire: This is a region which has a high fire risk. It is forbidden to start fires anywhere in the property grounds. Clients are responsible for the appropriate supervision of children at all times and in particular in the area of the swimming pool. The swimming pool is not gated or alarmed and we have made you aware of this prior to confirmation of booking. It should be noted that the condition of the pool is subject to variations in the weather and therefore no guarantee can be given to the status of the pool on any particular day. We accept no liability for any death or personal injury unless this results from the negligence of the owners or their employees (providing they were a the time acting in the course of their employment). In addition the owner accepts no responsibility for the safety of, or the loss or damage to the clients' possessions whilst on the owner's property or land. Exception to this is if damage or loss is caused by negligence by the owner or the owner's employees. Smoking is not permitted at the property. If any member of your party has any medical problem or disability which may affect your holiday, please let the owner know, giving full details, before booking, so that they can advise you of the suitability of particular arrangements. Clients must let the Property Manager know in advance if any visitors are expected. An identity check may be carried out by the Property Manager. The Owner's representative maintain the right to refuse entry without justification. Same rules apply to the signatory of the contract as to their external visitors and they agree to abide by the rules of the property. No arrivals for external visitors after 10 pm for security reasons.
