Domaine Occitania, dating back to medieval times, was once considered a Hamlet in its own right, housing the 13th Century Chateau and surrounding properties, today it is a private Estate covering more than 8 hectares. Today it feels like you are renting your own exclusive private hamlet for your holiday as there will be no other guests at the domaine.

8 of the houses on the Estate have been renovated by the Chatelaine, an Interior Designer, who believes strongly in the Japanese ethos of letting the original fabric of the building live in harmony with the renovations and decorations. This charming holiday accommodation is an eclectic mix of traditional and modern. The Chateau itself is an historic monument (the Owners live there).

8 properties sleeping 46 people in 22 bedrooms (one with Disabled Access) with 21 bathrooms, close to Beziers and not far from the Mediterranean beaches, this splendid property is a great location for large family groups to holiday or for that special occasion, weddings are very popular here! There is even a meeting room and a small consecrated Chapel that can be used for wedding blessings.

Accommodation Details

South of France stylish and elegant Domaine - sleeping 46 near Beziers in Languedoc

Set in an environment charged with history and authenticity, Domaine Occitania is a unique location in the South of France sympathetically renovated to enhance the original and blend in the contemporary. On entering from the Chateau's courtyard it is almost like walking into your own private little hamlet. The quaint cobbled pathway leads to the 8 properties.

8 houses in total - 4 South facing that border the Chateau Parc, 3 newly renovated houses and the Orangerie in the grounds, have been tastefully restored with care and attention to detail into charming holiday accommodation. The Owners have retained original features and beams and used traditional materials - lime, slate, cement tiles and wood. In addition, old beams salvaged from the works have been cleverly transformed into beds, side tables and benches to enhance the original rustic feel. The whole ensemble has been furnished with an eclectic mix of vintage furniture, some colourful pieces and matching accessories heightening the rustic country living theme.

The High House - 180m2 - Sleeps up to 8 in 3 Suites:


A living area with a 2/3 seater sofa, two Chinese wooden high back chairs, tubular steel chair and wood burner.
The TV Salon that leads off the living area has L shaped Moroccan style seating with lots of cushions, TV and DVD
From the living area two archways lead to the kitchen which is well equipped including - dish-washer, oven, induction hob, microwave oven, fridge with water dispenser, toaster, coffee maker, wine fridge.

There is also a dining table to seat 6-8

From the kitchen there is access to the private terrace with views across the parc, where there is a dining table for 6-8 and a Mexican BBQ.

Stairs from the living area lead to the upper floors - the 9m high Atrium is the centrepiece of the contemporary staircase, accented with a yellow shaded mobile/chandelier that the Owner created from original 60's shades.

The accommodation comprises 3 Suites (sleeping 8):

First floor

Suite 1 - Sleeps 2

Off the landing to the right - a small sitting space with desk and hanging chair, off here is a shower room with basin and wc.

A modern staircase - half a flight takes you a door to the private terrace and up one flight to the bedroom with Queen size bed (160cm) and air-conditioning.

From the landing two steps take you to:

Suite 2 - Sleeps 4

Entering this room you have:
Bedroom 1 - 2 single beds with ensuite shower and basin and air-conditioning

On the balcony landing is an independent wc

At the end of the landing:
Bedroom 2 - King size bed 180cm (or can be two singles) with an open plan bathroom area in the room separated by a half wall with bath and overhead shower and basin. There is a safety deposit box in the bedroom and a fan (no air-con).

Metal spiral staircase (13 steps) to the 2nd floor:

Suite 3 - Sleeps 2
A landing at the top of the Atrium gives out to:
Bedroom 1 - large room with king size bed (200x200cm), sitting area with small wrought iron day bed, safety deposit box and air conditioning. In the open plan bedroom is a Scandinavian teak framed bath island with hand held shower.
Independent wc in a separate room the room.

Opposite the High House is a patio area with garden furniture.

Garden House (120m2) - Sleeps 4-5

From a small terrace you access the front door.

As you step into the property you are in the kitchen - well equipped including dish-washer, induction hob, oven, microwave oven, fridge, freezer, toaster, hoover, washing machine, iron and board. There is also a dining table to seat 5.

A door from the kitchen leads to the living room with 2 x 2 seater sofas and a traditional beamed ceiling "a la francaise", with TV, DVD, Hi-Fi and Wi-Fi.  From there is a door out to the private terrace which overlooks the parc and has a dining table and Mexican BBQ.

A narrow staircase (11 steps) with handrail, leads to the first floor:

On the landing is a family bathroom with full bath, overhead shower and basin. 

The hallway leads to independent wc and:

Bedroom 1 - Large double bed with ensuite shower and wash basin

Upstairs (14 steps) to the second floor is:

Bedroom 2 (40m2) - 3 singles (1 double and 1 single) and a wrought iron day bed
This bedroom uses the family bathroom and wc on the first floor - bathrobes are provided.

Green Lizard House (160m2) - Sleeps 6-8

Two steps up to the front door and there is an outdoor terrace to the right.

Entering the house you arrive in the hallway which leads into the galley style kitchen, to your left is an independent wc and basin, and the stairs to the first floor.

The kitchen is well equipped with dish washer, induction hob, oven, microwave oven, fridge/freezer with water dispenser and wine fridge.

Beyond the kitchen is the living space, 40m2, with one wall decorated with a floral mosaic wall paper, a 2 seater sofa, 2 independent chairs, TV, TV, DVD, CD, Hi-Fi, Radio, Wi-Fi.

There is a wood burning stove, dining table for 6-8 and door to the 35m2 private terrace overlooking the parc which has table for outdoor dining and casual seating.

A narrow staircase (13 steps) leads to the first floor:

To the right is a room with a single bed and 12 steep stairs up to a double room as follows:

Bedroom 1 - 1 single bed (access to Bedroom 2 via this room)
Bedroom 2 - 1 double and 1 single (can be 3 singles), air-conditioning

These two rooms share a shower room and an independent wc

Bedroom 3 - Queen size bed and bathroom with a bath and basin (no air con)
Bedroom 4 - Queen size bed and a walk through shower in the same room and door out to private loggia/terrace, air-conditioning

Serenity Cottage (75m2) - Sleeps 2

A single storey house with loft style mezzanine
Double doors lead you into the ground floor where a hallway the full width of the house, leads you to 3  steps down into the split level open plan living area and kitchen. There are cushioned seating areas - 2 Moroccan style plus an alcove and a hanging chair, TV, DVD, Hi-Fi and Wi-Fi.

The kitchen is well equipped including dish-washer, induction hob, oven, microwave oven, washing machine, fridge, toaster and there is a dining table for 2.

A door leads out to the private terrace overlooking the parc and the pool, with Weber BBQ.

From the wide entranceway a modern staircase leads to:
Bedroom 1 - large bedroom on the loft style mezzanine with feature wooden bath island in the room
Separate wc
Hairdryer

Opposite the 4 houses is a shared utility room with washing machine, iron and board and original "laverie", plus a small gym with various pieces of high-tech gym equipment, including walking machine, exercise bike, rowing machine and leather weights.

There is also a Boules Piste for those family competitions!

The Neighbouring House (240m2) - Sleeps 6

With its own separate entrance and a garden door with access to the Domaine, this house has a garden, small heated plunge pool (5.0m x 2.0m x 1.2m deep), terrace, barbecue, outdoor dining space, large living room with high ceilings, dining area and open plan kitchen with American fridge, lounge area and billiard table. It even has downstairs, a suite of 4 original cellars for wine tasting, stocked with a good selection of wine for purchase.

There are 3 bedrooms:

Two single beds 90cm x 200cm or one large 180cm x 200cm with air conditioning, shower and toilet with glass wall.

Two single beds 90cm x 200cm or one large 180cm x 200cm with air conditioning, shower and separate toilet with glass wall.

Large 160cm x 200cm bed, air conditioning, bath and separate toilet with a bay window looking out onto a large terrace.

The Peaks House (180m2) - Sleeps 6

This house has a terrace, outdoor area with barbecue, living room, dining room and kitchen. 

3 bedrooms:

First floor - Two single beds 90cm x 200cm or one large 180cm x 200cm bed, air conditioning, shower with glass door and separate toilet.

Ground floor - Two single beds 90cm x 200cm or one large 180cm x 200cm bed, air conditioning, shower with glass wall and separate toilet.

Downstairs - Large 200cm x 200cm bed, air conditioning, bath with glass door and separate toilet.

The Presbytery - Sleeps 5  2 Bedrooms and 2 Bathrooms 

Beautifully decorated and renovated stone building dating back to the 14th century.

Open plan living area and small kitchen, doors lead out to a very private courtyard with its own heated jacuzzi.

Master bedroom with double bed (160cm), air-conditioned with a bath within the bedroom, wc and sink.

2nd air-conditioned bedroom stairs within the bedroom lead up to the mezannine with two single beds 90cm x 200cm or one large 180cm x 200cm, the ground floor has a single bed and shower room with wc.

The Orangerie - sleeps 6 - in the Estate grounds (300m from the Chateau a Golf Buggy can be provided) - for fuller details please see Ref: HE097B  

A stylish renovation of the original Orangerie - stone columns, tall windows with lots of glass, tiled floors and bespoke ironwork - is set over 2 levels and offers 3 double air conditioned bedrooms.

The ground floor is the vast living space, behind it a semi-professional kitchen with door leading out to the terrace, 1 bedroom - king or twin - with Disabled access, en suite shower and basin. Two separate wcs adjacent.

A made to measure ironwork staircase leads to the gallery mezzanine from which there is access to 2 first floor air conditioned bedrooms.

One bedroom has a 180cm double that can be made into a twin, with an en suite shower and basin
The other bedroom has a 2m fixed double and a large oval bath and basin.
One separate wc in the corridor is shared by these 2 bedrooms. 

All bedrooms have views to the surrounding bamboo and oak forest.

The terrace of over 150m2, houses the heated plunge pool which has a water wall feature, seating for alfresco dining and relaxing and there is a plancha and outdoor sink.

For a Wedding, the terrace can take tables and chairs for a maximum of 70 guests. (100 may be possible ask for more information) The semi-professional kitchen has been designed for use by a Catering Team.

There is a consecrated Chapel on the Estate and is available for client use (supplementary cost).

NB: The Chateau and the terrace directly outside it is not part of the holiday accommodation - the Owners live there.

Outside Details

Semi-wild gardens, based on the 18th Century English concept of rediscovering nature, offer a very natural environment - an idyll of tranquility in the South of France. A long circular path meandering through the trees is punctuated with enchanting views and there are over 300 Palm trees on the Estate.

The main swimming pool area is secured by a gate.

The magnificent 24m x 6m x 0.20cm-1.3m-1.8m salt water infinity pool is set in its own part of the garden and shared by all 8 properties. It has 3 stone islands at the shallow end a "plage Californie" (depth 20cm) and Roman steps between each one lead down to the deeper section. It is finished with black and basalt glass mosaic, which complements the surrounding vegetation and attracts the summer heat raising the pool temperature a couple of degrees higher than traditional blue tiles.

Surrounding the pool are decks and terraces with sun loungers and bean bags - an oasis of calm when you feel in the mood to top up your holiday tan in the glorious South of France sunshine or take a siesta.

The attractive pool house is 130m2 and has a fabulous beamed and tiled roof structure. This area offers shade for quiet moments or an alfresco meal - there is a dining table, wrought iron day bed and two fun retro style hanging chairs suspended from a beam. There is a wc and large independent shower room.

9 stone steps lead down to the pool.

On site there is ping pong table, baby foot and Boules piste for everyone to enjoy.

The Orangerie accommodation which is set in the grounds apprx 300mts from the Chateau, has it's own small private heated plunge pool and outdoor Balinese style shower.

Nearby Attractions & Activities

Beziers apprx 10km. The cathedral dominates this busy market town, rising majestically above the river Orb. The lively Feria in August lasts five days; bull-fighting, paellas, flamenco dancing, and partying in the streets until the early hours of the morning.

South of France beaches apprx 20km.

Canal du Midi - 9 locks at Beziers and the pretty villages along the route - like Capestang and Le Somail are lovely.

Parc Naturel du Haut Languedoc apprx 20km north of Thezan are the mountains and rocky gorges of the Caroux mountains.

Great canoeing on the river Orb at Reals and Roquebrun

Cap d'Agde apprx 31km. 'Aqualand' (huge water-slides, etc.) 27-hole golf course.

Agde apprx 35km. Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants

Narbonne apprx 48km. Once the capital of Roman Gaul. Famous cathedral. 

Montpellier apprx 77km. Capital of Languedoc

We held our wedding festival weekend here for 60 people in September and it was like a fairy tale wedding, better than we could have ever imagined. It accommodated up to 29 people in a huge array of rooms, each were a 5 star masterpiece as the owner is an interior designer. Our additional 30 guests we were able to accommodate at 2 other villas within 5 mins drive of the venue. We held our pre drinks by the pool, wedding under the huge tree, lawn games / cocktail party on the lawn and then reception dinner in the Orangerie (all in the 1 venue). Friday night dinner we held at Beziers plage, a huge outdoor restaurant in the next Chateau and then Sunday BBQ by the pool. The town of Beziers is less than 10 mins drive away with everything you need, including train station and airport to pick up guests. Sourcing suppliers was tough but we found a host of English speaking people. Beach is only a 25 min drive away. The owner of the venue and her husband were amazing, so friendly and helpful. Let us use the place as our own over the 4 days and gave us all the help and bits and pieces we needed to make the day perfect. This place was perfect, ticked all the boxes! Mark, September 2016
